Coach House Flat offers a peaceful rural retreat for couples, families or a group of friends. It is a self contained first floor apartment which forms part of an 18thC stable block with magnificent views to North and South. The flat is a perfect base for walking or cycling in the South Downs National Park and is within easy reach of Gatwick Airport. Sleeps 4 comfortably with an additional travel cot possible. Self catering breakfast (essentials supplied) with a fully equipped kitchen.

The space
Coach House Flat is part of a converted 18th Century stable block. Once the stables to Warminghurst Park, an enormous Queen Anne house (demolished in mid 19th C) built on the site of a manor house owned by William Penn (the Quaker and founder of Pennsylvania). We live in another part of Manor Buildings but the flat is entirely self contained with its own entrance and stairs. There is a spacious living/dining/and kitchen area with a beautiful view of the south downs from a sun-filled window seat. The view to the North is blocked in summer by a large, but attractive, Walnut tree outside the kitchen window but in the winter months stretches as far as the North Downs. There are 2 bedrooms - the south-facing one with a King sized bed and the the North-facing one with 2 singles. There is also a pull-out bed available (for instance for a third child) - please ask us for more information.
The bathroom is compact but practical and has recently been refurbished (winter 2017) there is an enclosed powered shower, heated towel rail , WC and wash basin.
There is central heating and the whole space can be very cosy for winter week-ends. For summer visits there is ample outdoor space for alfresco dining or sunbathing and an assortment of garden furniture is available.

The secluded hamlet of Warminghurst is off the beaten track on a hill with stunning views to the North and South Downs. It is an ideal base for exploring the South Downs and the many walking possibilities in this an neighboring parishes. It is just a short 5-10 minute drive (30 minute walk) to reach the South downs National Park. Nearby is the very beautiful and historic 12th Century church the Holy Sepulchre at Warminghurst (Warminghurst Church). No longer in service this church is normally open every day for visitors but is currently closed for repair until October 2016. A short walk across the fields brings you to the pretty village of Thakeham with a very good pub, the White Lion (ask us for booking details- the food is good) and active busy church of St Mary's. The south coast is 20 minutes by car and we recommend Climping Beach or Littlehampton. Although Worthing is a busier sea-side experience, and Brighton is 35 minutes drive eastwards. The historic towns of Arundel with its castle, the attractive market town of Steyning and Petworth (Petworth House -National Trust) are all in the vicinity. The beautiful Elizabethan Parham House and Gardens are open to the public between Easter and October, and are only 13 minutes away outside Storrington. Well worth a visit. Chichester and Goodwood are 35 minutes away. The RSPB wildlife reserve at Pulborough Brooks is also a good day out. There are shops locally in Ashington which has a Co-Op with post office and cash machine. the service station in Ashington is a mini M & S. Storrington village (10 minutes drive) has a Waitrose, banks, baker, butchers, chemists,charity shops, pubs, a good Thai restaurant (Thirteen) and more. There are two good farm shops in the area - Spring Garden which is also a Pick Your Own, and Village Larder on the Squires Garden Centre site (both reached via A24 heading north from Washington).

We - Chris and Patrice - live in part of the stable block known as Manor Buildings which also contains the Coach House Flat. We will greet you on arrival but otherwise leave you in peace. We will of course be on hand if anything about the operation of the flat needs explaining and to give you advice or directions to local amenities or walks (there will also be a booklet on this available to guests.)
