The space

Welcome!

This 400 square foot two room suite with private bath is in an 1800's Victorian Italianate in the beautiful historic Henry St. John's neighborhood in downtown Ithaca.

The space you'll be staying in is completely private, with a huge sunny living room and a big beautiful bedroom and bathroom. Original woodwork, hardwood floors, floor to ceiling windows, and a hand carved floor to ceiling mantle are just a few of the lovely features you will be surrounded by in this space. The bedroom features an entire wall of barn wood and 10' ceilings. This suite has its own, completely private entrance and comes with one spot for off street parking on our property. There is also street parking available in the neighborhood that does not require a permit or sticker. The space is enormous - you have 400 square feet to yourself!

There is a full size bed in the bedroom and a single bed with a separate single trundle bed that rolls out and away to form a total of two separate twin beds in the living room.

New, eco-friendly, incredibly comfortable mattresses, sheets, pillows and towels (bath towels, hand towels & wash cloths), combined with gorgeous, unique antique European linens in both rooms will make your stay with us even more delightful!

Shampoo, conditioner, bar soap and liquid soap are all provided in the suite, as well as extras like spare toothbrushes, razors, earplugs and other essentials should you forget to pack them.

There is a mini refrigerator and microwave in your space, as well as cups, plates and silverware. We also provide bottled water for our guests.

There is a private bathroom off of the bedroom, as well as a private shower.

We want your stay with us to be as perfect as we can make it, so please let us know if there is anything we can do to help improve it, prior to your arrival or during your stay.

Guest access

Our guests come through the red front doors to the building, and upon entering the building, immediately on their left is the door to the suite. Please text us 15 minutes before you arrive. You will be met by us and given keys to the front door to the building, as well as keys to the suite. No one else has access to your suite - it is a separate, totally private space. Please lock the front door to the building behind you anytime you go in or out. Please make sure you return the keys to us upon check out, either directly to us, or via the lockbox if prior arrangements have been made to do so.

24 hour check-in is available via a lockbox. Please notify us if you will be checking in outside of normal check-in hours so we are prepared for your arrival. You may obtain the keys via the lockbox upon check-in and return them to the lockbox upon check-out, if you choose, as long as arrangements are made in advance with the Host.

Check-in is 3:00-9:00pm (unless you are checking in via the lockbox), and check-out is 11:00am, unless other arrangements have been made with the Host. We always do our best to accommodate early check in / late check-out requests whenever our calendar allows.

All dogs or cats brought with guests must be on flea and tick preventative and must be up to date on all vaccinations.

Interaction with guests

We live on site and are available for emergencies, but otherwise you will not see us. You will have complete privacy in your own apartment. You may obtain the keys via the lockbox upon check-in and return them to the lockbox upon check-out if prior arrangements are made with the Host. Otherwise, we meet all of our guests at check-in to give them the keys and a brief tour of the property.

Please let us know if you have any questions or issues so that we may address them as soon as possible to ensure you have the best visit possible while staying with us.

Other things to note

All linens and towels are supplied.

We provide bottled water for our guests.

WIFI is available for guest use.

Please note that our stately Victorian home creaks and groans on occasion when it is very windy. The plumbing, while completely functional, gurgles now and then during very heavy rains / thunderstorms, but it is a very rare occurrence.

We have dogs. You will never see or interact with our dogs. There are no dogs or cats in the rooms you will be staying in, but if you (or anyone staying with you) has pet allergies, this probably isn't the right place for you.

This is a pet-friendly building, so a reasonable amount of barking may occur at times. Otherwise, it is a quiet building.

Dog owners are responsible for their dogs at all times. They are responsible for cleaning up after their dogs. All dogs must be leashed at all times in public areas.

All pets must be up to date on all vaccinations.

All pets must be flea and tick-free and on flea and tick preventatives.

This is an old house, not a new hotel. There will probably be times that you will be able to hear other people walking above you if you are downstairs. There may be times you will be able to hear other people in the building. However, in general this is a very quiet building. If you are looking for a modern place to stay, this is not the right place for you.

The floors in this house creak. It's an old house with original floors. This house in general can be creaky - it's an old house.

During torrential rainstorms (we have only experienced this one time in 12 years), you may be able to hear the plumbing gurgle a little bit if the rainfall is staggering.

Sometimes you may need to jiggle the key to the front door to the building.

We loved how cozy and thoughtfully decorated this place is. Our hosts were warm and thoughtful and the location is central to most places, but far enough away to be nice and quiet. We brought our dog with us and Sarah was sweet and accommodating. We'll definitely be back here the next time that we're in Ithaca.

I would highly recommend Sarah's place to anyone planning a trip to Ithaca, The rooms were clean, large and well-equipped. The beds were very comfortable, We wanted for nothing. Sarh and her husband have a fabulous heritage home in a very picturesque neighbourhood, handy to restaurants and plenty of beautiful streets and shops to explore. They made us feel very welcome and gave us some very good tips on what to see and where to eat. Thank you, both for your hospitality and care. Dan Connolly, Ottawa, Canada

Really fun space in an old house surrounded by antiques. The Commons, Moosewood, etc are a 5 min walk away. Ample free parking at the AirBnb. Treman and Buttermilk falls are less than 10 min by car. Hosts were great and very accessible. We would definitely stay there again.

My husband and I have owned our 1800's Victorian for many years. I am a huge dog lover and have been involved in dog rescue for my entire adult life, rehabilitating, fostering and adopting out primarily Rottweilers and toy breed puppy mill rescues. I volunteer in our community with our dogs taking them to visit with people of all ages who wouldn't ordinarily get to interact with dogs, working to spread the word about just how fabulous rescued dogs are.
