Grace Note Farm is close to family-friendly activities. You’ll love my place because of the outdoors space, the ambiance, the location, the views, and the people. My place is good for couples, solo adventurers, business travelers, families (with kids), and furry friends (pets). Overnight and breakfast means lunch and dinner are off the farm as food is not permitted in the rooms. Home cooked meals are available by special arrangement.

The space

There are many colonial antiques and reproductions that give the visual experience of farm life in that time. The pace is slower, farm life and nature is all around. Conversation is enjoyed by all. Small children have many first experiences to help them grow and understand how to approach and enjoy animals. There are many educational activities for ages 3-8+.

We loved Gracenote farm. The accommodations are super cozy and the food is delicious, the atmosphere extremely chill. The stables are close to the main house so you really feel a part of the farm. Virginia is a lovely host and wealth of information on the area. There are fantastic trail runs and safe bike trails for teens and adults and kids have ball with the animals on the farm. Abigail the dog and the kittens are irresistible - our puppy did not want to leave. Virginia was ultra flexible with our dog, our kids and us. We will definitely be back. We should also add that her home is beautifully curated and restored. Thank you!

Virginia has a beautiful property - the farm, land, house, antiques, and especially the animals (dog, kittens, donkey, pony, horses, chickens, and a bunny) made for an incredibly relaxing and refreshing environment. Each part of the property has a story with rich history dating back to colonial times. If we were to stay again, I would come for the farm experience. However, this property is not a great fit for larger groups that may want to hang out or have alcohol after dinner. There are a number of reasonable but specific rules due to the constraints and requirements of running and living on a farm - pay close attention to the listing: no outside food is allowed due to the animals, 5 minute showers because Virginia has her own water supply, and quiet time at 10pm is strictly enforced. This is a unique AirBNB property. Unlike some AirBNB's where it's just a place to crash/hang-out, this is a truly different experience. The feel is like living on the farm with Virginia - Come for the farm, the animals, and a quiet colonial New England experience.

Because I offer a Farmstay and provide 3 meals I don't allow guests to bring their own food when guests only pay for the overnight and breakfast unless there are toddlers/infants involved. I had a few surprises being under the impression it was an all guy group suddenly at 11PM there was a woman and her dog. I allow dogs but the guest has to agree that they will not be on the furniture or beds. Not mentioning the dog ahead of the visit I was not able to get this agreement ahead of her actually arrive here at 11PM. The sleeping arrangements were planned around 8 separate rooms. Now I only needed 7 rooms. I thought the group of people were lovely I was just confronted with changes such as these at 11PM not to mention the pizza party 10-11 PM of which I was totally unaware- no one asked if it was OK. I did ask everyone to be careful not to put wet towels on the antiques. There are baskets, hooks and towel racks for this. The experience is like staying in a colonial museum and working farm well worth the extra care and consideration. This is a very unique place because of 24 years of hard work. dedication and expense to create a 1730's experience available to others. In 17 years of hosting families and people with horses I've had very few problems or complaints. I will try and post more information on Airbnb.

This is a beautiful, historic property with comfortable accommodations. If you love animals, the quiet life, and are an 'early to bed, early to rise' person this is the place for you. Virginia is very knowledgeable about the history of the property and it was very interesting to learn about it. We didn't have time to explore but I'm confident it would have been a very interesting and pleasant experience. Breakfast was good and plentiful. We stayed here for a local family wedding and while Virginia allowed the groom and groomsmen to get dressed on site as a favor I would have preferred paying more for a better space. I did pay for an extra person to have an extra room which gave us to separate bedrooms and a separate living space, all connected. It would have been wonderful if the wedding party were allowed to use this space for the 45 minutes it was needed as we were paying for it and we were only using it for under an hour. We were the only guests that night. Be sure to ask about what room you are getting and if others will be sharing space, other than common areas. Price is person, not room and shower time has a 5 minute time limit. I've stayed at several B&B's in my life and my experience here wasn't my favorite, especially for our needs (getting ready before the wedding, sleeping after the wedding and leaving right after breakfast, no showers). We checked in at the time listed in the details (3 pm) but were asked to leave by 10 am because other guests were arriving at Noon (stated check out time was 11 am). We were also asked to strip the bed, something I have never done at other B&Bs. Not a big deal but unexpected.

On a very busy week end the last minute request for 8 additional people to change before the wedding came as a surprise and totally changed the original agreement. I have been a B&B for 17 years and always have guests sign a contract/agreement so we all know the price. each parties obligations, who is staying here and arrival and departure times. I was very uncomfortable with everyone's attitude and that no one was respectful or grateful for the last minute accommodation. Also several cars pulled up into an area only used by the owner and people who work here because of the risk to animals especially people riding horses. Again no respect for the farm rules - no one was polite enough to ask if it was all right to park or drive where they did. I guess some people think a historic working farm is no different than a motel - it is.

I booked this place for my parents´ visit from Germany. I was looking for something quiet and memorable and found more than I could have ever asked for. Grace Note Farm is a stunningly beautiful oasis of peaceful quiet and historic charm. The 287-year-old property does not only resemble an authentic image of its history, it also offers a warm and welcoming place to travelers from all over the world. My parents were absolutely enchanted by the charm of this well-kept and loved property. Virginia’s elegant taste in décor and interior design makes her house a feast for the eyes. When she gave us a tour of the house and property, it became even more apparent how much time, dedication, and love she invests to decorate and design everything authentically to offer an atmosphere which lets you travel back in time while still offering modern amenities and comforts. Virginia was an excellent hostess to my parents. Every morning, when I picked them up after breakfast they were gushing about the home-made food and my father really appreciated that he was offered coffee even well before breakfast time. On a more personal note, I experienced Virginia as a very warm and welcoming person, who deeply cares about her home and the guests she invites into it. She always made time to talk with me about her home and her life at the farm, even when it was obvious how much work she had ahead of her, she would always have a friendly word before she went about her day. Being aware of the difficulty that saying goodbye to family can pose, she even invited me to breakfast on the day of my parents’ departure. I am truly pleased by what I found when I booked this vacation for my parents and can confidently recommend this place to everyone who has an appreciation for a historic, welcoming, and peaceful accommodation.

I'm a retired musician that loves colonial history and lives on a property from 1730 that I made into a horse farm and inn. I love Downton Abby, Poldark and Outlander. I love meeting guests and sharing ideas. This place is colonial history, farm life, peace and tranquility. I'm the go to person here for just about anything you may need. It's a family style experience, one of sharing stories and living the "sun up to sun down" motto. All the animals are fed at 7Am, breakfast at 8:30, quiet at 10PM or sooner for children. There is hard work and lots of fun and outdoors in this unique historic setting. I've had guests from all over the world, many who have remained e-mail friends.
