Recently converted from barns the Garden Cottage is close to The Norfolk Broads, Norwich and the North Norfolk Coast. You’ll love our cottage because of its quiet rural location and of course the hot tub. The cottage is great for couples who just want to relax or as a base to visit the area. Babies are welcome and we can provide a travel cot and high chair at no extra cost.

The space
Cotenham Garden cottage is a quiet peaceful space ideal for a couple who just want to relax and get away from it all or as a luxury base to come back to after a day exploring Norfolk. The studio style layout makes it a light and spacious flexible space, we have exchanged the dressing table for a small table and chairs as more people choose to eat in during COVID times. The large luxury wet room shower and one level throughout also make the cottage ideal for those with restricted mobility. The sumptuous super king bed can be divided into two good sized singles if preferred - please let us know ahead of your arrival.
Of course the hot tub will be attractive to many, relaxing in warm bubbling water while gazing at the stars on a chilly evening is just heaven!

Guest access
The self contained cottage is yours and yours alone for the duration of your stay, as is the dedicated terrace area.
The hot tub is just a few steps away and is tastefully enclosed for privacy (dressing gowns and slippers provided). The hot tub is shared access with our one other holiday accommodation with facility to book your preferred time each day via a chalk board.
We live on site so will be able to meet you and show you around.
You are welcome to investigate and enjoy the garden, wood and pond. There is a public footpath which passes through the garden between the open barn and the pond, you can access it behind the pond to walk across fields to Ranworth or from the far right hand corner of the wood to Panxworth Tower. Why not make a day of it and walk the whole loop, treat yourselves to an ice-cream at the shop - they have a great choice, visit the nature reserve, climb Ranworth St Helen's church tower for spectacular views of the rivers and Broads, and finish with lunch or supper and a drink at the Masters before staggering back!

Hot Tub Safety Rules

The hot tub is shared with our other cottage on a 'book your slot' basis.

We will ensure that the water is kept clean with regular testing and treatments to help keep you safe.
Before use you must read and follow these simple instructions to further ensure your safety and enjoyment.

Always shower with soap and water before and after using the hot tub. Showering before will help prevent the filter from clogging with skin oils and lotions and also prevent bacteria from entering the water. Showering after will help remove any water treatments that linger on your skin, preventing rashes and subsequent infection.

Never use the hot tub when wearing fake tan. Fake tan is one of the biggest causes of problems in hot tubs and we may need to make a charge for emptying, cleaning and refilling the tub and cleaning/replacing filters. It may also react on your skin and will almost certainly have an undesirable effect on your tan!

Wear footwear between the cottage and the hot tub to avoid slipping and contamination. Slippers and dressing gowns are provided for your comfort - these are not a gift and should be left behind when you leave.

Enter and exit slowly and with care, take extra care in the winter as water splashes may freeze forming a slippery icy surface.

If you have long hair, please put it up in a pony tail or bun to avoid getting it caught in a filter or drain.

Eating is not permitted in the hot tub and drinks must be in non glass containers.

We are realistic about the use of alcohol in the hot tub but warn that the hot water will speed the effects of alcohol. Alcohol can make you drowsy, and falling asleep in hot water can be very dangerous. Similarly avoid using the hot tub when overly tired or at least have a more alert person with you.

Make sure the water is at an appropriate temperature, taking into consideration the people using it. Children should never be in the water if it is warmer than bathwater - about 34C. For adults water temperature should be maintained at 39C.

Do not put your head under the water in the hot tub as this increases the risk of infection and heightens the risk of drowning.

Always keep the hot tub covered when not in use. This will conserve energy and, more importantly, prevent animals and young children climbing/falling in. It will also prevent dirt and debris from getting in. Do not sit/lay or place heavy items on the cover.

Never use electrical devices (including phones, radios, TV’s, or any other corded device) in or near the hot tub.

We both love living in the Norfolk Broads and especially at Cotenham Barn - and we really do love sharing it with others.We have made Cotenham Barn our home and live here with Phil’s Dad Jack. Jill and Phil both have a nursing background, Paediatric and Psychiatry respectively, Phil also served in the RAF. We are both now dedicating our time to Cotenham Barn, as well as ensuring that our guests are well catered for Phil is doing the majority of the work in converting the low barn to holiday cottages and Jill is kept busy with the garden. Jack makes all our bread, and our hens lay our breakfast eggs.
