Family Friendly condo with a FREE set of Gulf-front Beach Chairs with Umbrella included with all reservations! Condo is close to everything but located on the quiet end of PCB! There is 24-hr security, quick elevators, and close parking - even during peak season! Loaded with amenities including 2 lagoon pools, a hot tub, a kiddie pool, arcade games, pool tables, shuffleboard, tennis, and a beach volleyball court. Water sports are also located on the beach directly in front of our condo!
Rental Rates are subject to change until reservation is confirmed and security deposit is paid. In the event of a timely cancellation, a $75.00 cancellation fee will be deducted from the amounts paid and the balance will be reversed back to the credit card on file. No exceptions will be made to the cancellation policy.
Check-in time is no earlier than 4:00 PM (CST). We cannot and do not guarantee a 4:00 PM (CST) check-in although all efforts will be made to ensure the unit is ready for your arrival at 4:00 PM (CST). Although it is very rare, occasional maintenance or cleaning needs may delay check-in time especially during peak season. Check out time is 10:00 AM (CST). Anyone occupying the unit after 10:00 AM (CST) without prior permission will be charged an additional $50.00 per hour for every hour after 10:00 AM (CST).
Age Requirement: There shall be NO Guest under the age of 25 unless the unit is occupied by a parent or legal guardian or Guests are related by marriage. Owner reserves the right to require a valid and current driver’s license or government issued ID with photo. Proof of date of birth must be included on the submitted form of ID. The Guest securing the reservation with payment is responsible for all damages to the unit caused by anyone staying or visiting the unit. If damages exceed $250.00, the guest securing the reservation will be responsible for the remainder of the cost. Your acceptance of this agreement will serve as security for damages to the unit.
If the unit requires EXTRA CLEANING upon your departure, the guest securing the reservation will be responsible for the extra charge.
A lock code will be provided at time of check-in. The front door will lock automatically so be sure to have your code at all times.
No more than two vehicles, per unit, are allowed parking privileges at The Summerhouse. Guests will be supplied 2 parking passes and can be found in the unit upon your arrival. All visitors of Guests must obtain a parking pass from The Summerhouse immediately upon arrival. Passes must be visible at all times. Unauthorized vehicles are subject to being towed.
Before departing, please place all dirty dishes in the dishwasher and start cycle, turn off all lights, and adjust thermostat to 76 degrees during the summer and 66 degrees during the winter. Check all closets and rooms for personal items. Strip linens from beds and place linens and towels on the floor in the bathroom. Please dispose of all trash in the trash chute located at the west end of the landing on each floor. Do not leave garbage in the unit or on walkways and/or landings.
Immediately upon check-in, please inspect the unit and report any damages to the Owner. This will allow us to prevent these items being charged to you. There will be no refunds given due to housekeeping issues. Please notify Owner immediately to have any problems corrected.
Occupancy and use of the premises shall not be such as to disturb or offend the occupants of neighboring rental units. The entire resort will recognize quiet hours of 11:00 PM to 8:00 AM (CST). Occupancy of neighboring pools, walkways, and/or decks will be considered trespassing. Guest agrees to follow all posted condo and homeowner association rules. Owner reserves the right to refuse rental or discontinue occupancy, if in our judgment, Guest’s occupancy of the unit is detrimental to the property. Owner, or agent of the owner with owner’s permission, reserves the right to enter the premises at any time for the purpose of inspection.
All linens are provided for you throughout your stay EXCEPT beach towels. Paper products and soap for the unit are also provided at the beginning of your stay. These include 2 trash can liners, 1 roll of paper towels, 2 rolls of toilet tissue, and trial sizes of bath soap, dish soap, and dish detergent. You will need to provide any additional items or replacements you may need during your stay. Do not remove towels, glassware, flatware, etc. from the unit. An inventory has been provided and the unit is checked by the housekeeper upon your departure. The guest securing the reservation will be responsible for any damaged or missing items.
Owner makes every effort to keep the unit and its equipment in good working order. In the case of a breakdown, we will strive to repair/replace equipment as soon as possible after we are notified of the problem. Owner, or agent of the owner with owner’s permission, reserves the right to enter the premises at any time for the purpose of inspection and repair. No refund or adjustment will be made for the mechanical failure of items including, but not limited to pool, air conditioning/heating system, dishwasher, microwave, washer/dryer, TV, DVD, or other appliances.
Owner is not responsible for area utility outages and no refund or adjustment will be made for area utility outages. No refunds or discounts for early departures including evictions, mechanical problems, or maintenance issues. We cannot guarantee all amenities (pools, etc.) will be working during your stay due to maintenance issues that could occur without our knowledge. We will make every effort to have the “item” repaired in a timely manner if it is not building related or covered by a manufacturer’s warranty which requires certain steps to be followed.
Grills are not allowed on balconies per Florida Law. There are 4 gas grills provided by The Summerhouse for Guest use and grilling utensils are provided in the unit.
Guest shall obey all federal, state, and local laws. In addition, Guest shall take all reasonable steps to see that he/she, members of his/her family, and other occupants of the unit adhere to the rules and regulations applicable to the premises and the resort property.
Vandalism is punishable by law. Anyone caught vandalizing the unit or The Summerhouse property will be reported to local law enforcement. This will also result in immediate eviction with NO REFUND.
Shooting of fireworks and carrying of firearms within the resort are prohibited.
Bicycles should be stored in racks under the stairwells on the ground floor of the “B” and “C” buildings. Motor bikes, roller blades, and skateboards are prohibited.
Fire Extinguishers are located on each floor on the exterior of the building as well as within the unit under the kitchen sink. Smoke detectors are serviced regularly and the unit is equipped with automatic sprinklers for added safety.
ABSOLUTELY NO PETS are allowed in the unit. If any evidence of an unauthorized pet is found in the unit or on the premises, you will be asked to board the pet in a kennel or vacate the premises immediately with NO REFUND and a $350.00 fine will be charged to the credit card on file.
This is a NON-SMOKING unit. If any evidence of smoking is found, you may be required to vacate the unit immediately with NO REFUND and a $350.00 fine will be charged to the credit card on file.
Reservations will NOT be accepted for more adults and children than the unit is advertised to sleep. Guests in excess of the advertised number for the unit will be asked to leave the unit. Continued overcrowding will result in eviction and forfeiture of the remaining rent.
DO NOT spit or throw items from the balcony or walkways as this is illegal per Florida law. Anyone detected throwing an object from the balcony, walkway, or other area construed to be hazardous and harmful to the safety and welfare of all guests, owners, and visitors, will be subject to eviction with no refund and charged for any damages. DO NOT feed birds from the balconies, walks, or decks.
DO NOT hang towels or bathing suits from balconies.
Please DO NOT run air conditioning with doors or windows open to prevent freeze up of air conditioning unit. Be very careful of wind suction when opening doors and balconies!
For your safety, please utilize any and all locking devices while in the unit. Due to maintenance and other issues, there may be times when entrance to the unit may be needed without prior knowledge. We ask that while you are in the unit that you please be on the cautious side and keep the front door locked.
Pool Area and Hot Tub: Hours of operation are 8:00 AM until 11:00 PM (CST). As there are no lifeguards on duty, for your safety, we request that you observe all Pool and Spa Rules.
Tennis and Racquetball Courts: Obtain keys from The Summerhouse office. Regulation shoes are required. Racquets and balls are furnished and can be signed out in The Summerhouse office. Courts close at 10:00 PM (CST).
All gazebo / tent structures placed on the beach must be erected BEHIND the rental chairs / umbrellas. NO personal items may be left on the beach overnight per Florida Law.
Guest agrees that Owner is not responsible for accidents or injury of any kind to any guest. Guest agrees that Owner is not responsible for any damages to vehicles or personal property of any guest. Owner is not responsible for loss, damage or theft of any Guest’s personal property. Do not leave valuables in the unit. Lock your car and park in only designated areas. Please do not allow children to play on the elevators. It is the Guest’s responsibility to remain aware of and informed about the forecasted weather in the area.
In the event of TROPICAL WEATHER, Guests may be required to depart early if a mandatory evacuation is ordered by local agencies. In the event of a mandatory evacuation, Guest will be charged at a daily rate for nights stayed plus all applicable taxes and fees; any remaining prepaid balance will be refunded. If NO evacuation is ordered and Guest chooses to depart early, NO refunds or adjustments will be made.
Cleaning fees are not refundable at any time.
