- WaterMill Cove Resort, 175 Harbor Lane, Branson, Missouri NOTE: The cost for 11x24 boat slip rentals is $15 per day. We now have 24 Ft, 14 passenger 150hp tri-toon pontoon boat rentals available to resort guests only. Four passenger golf carts are also available for rental. Please inquire if interested in renting a slip, boat or golf cart. 1. CHECK-IN TIME IS 5 P.M. CST AND CHECK-OUT IS 10 A.M. CST. NO Early Check-in or late check-out PLEASE. There will be a $50 charge per every 1/2 hour that you are late checking out after 10am. This fee will be deducted from the initial deposit. 2. This is a NON SMOKING unit. If it is discovered that smoking is present, you will be asked to leave the premises immediately and will forfeit the entire rent and deposit. This is a NO TOLERANCE policy with NO EXCEPTIONS. Please adhere to this policy. If there is a lingering smell of smoke that requires ozonation, removal of carpet or any other special procedures, you will be responsible for payment of damages above and beyond the rental rate. You will be responsible for any attorney's cost associated with collecting these funds. 3. Pets are NOT permitted in rental units under any circumstances. If a pet is found in your rental unit, you will be asked to have your pet boarded immediately and there will be an additional $250 cleaning fee deducted from your initial deposit. The Owner also reserves the right to remove any guests that do not adhere to this policy. Your remaining rent will also be forfeited. 4. DAMAGE/RESERVATION DEPOSIT - A damage/reservation deposit of $500 is required. This must be received in order to confirm a reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within twenty-one (21) days of departure, provided the following provisions are met: a. No damage is done to home or its contents, beyond normal wear and tear; b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. There is no sign of the home being smoked in; c. All debris, trash and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned; d. All beds that have been used have had their sheets (not mattress pads) removed and placed in the laundry room; e. All charges accrued during the stay are paid prior to departure; f. NO linens, accessories or items are lost or damaged; g. NO Early check-in or late check-out; h. NO damage to the dock or slip; i. The renter is not evicted by the Owner (or representative of the Owner), the local law enforcement, the security company employed by WaterMill Cove Resort. 5. PAYMENT – An advance payment equal to 50% of the rental rate is required 90 days before arrival. The advance payment will be applied toward the room rent. Please make payments in the form of bank money orders, cashiers checks or personal checks payable to "Chalets on Table Rock Lake". Payment is also accepted via MasterCard, Discover or Visa. The advance payment is not a damage deposit. The BALANCE OF RENT (50%) is due Thirty (30) days prior your arrival date. 6. CANCELLATIONS – A ninety (90) day notice is required for cancellation and refund of deposit, and will incur a $49 cancellation fee. Cancellations made less than ninety (90) days prior to the arrival date are subject to a 20% Cancellation fee of the reservation amount. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment and damage/reservation deposit. For reservations that consist of more than one unit or is longer than a 7 night rental, a (120) day notice of cancellation is required prior to arrival date or a 20% cancellation fee of the rental rate will occur. Cancellation or early departure does not warrant any refund of rent or deposit. You can choose to purchase travel insurance separately via a third party. 7. MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change which results in a shortened stay must be made at least ninety (90) days prior to check-in. 8. OCCUPANCY - Please understand that there are NO outside guests allowed at WaterMill Cove. Our amenities are reserved for paying guests of the resort ONLY. The rental rate for the villa includes up to 8 guests. Over the 8 guests, there is a charge of $25/day/person during summer peak season and $15/day/person at all other times. There is a maximum of 12 guests allowed for each chalet. We do allow a maximum of two children under the age of 2, free per reservation, but they must be counted in your total number of guests. We will be verifying the number of guests in your group upon arrival. If there are more guests in your group above and beyond what was paid for in your initial reservation, there will be a $50/day per person charge. If you have over the allotted guests allowed, your guests will be asked to leave the premises immediately. Sorry, but this is enforced to keep the resort from overcrowding and to ensure our paying guests have the most pleasurable visit as possible. 9. Longer minimum stays may be required during holiday periods. If a rental is reserved for less than three days, the guest will be charged the three night rate. 10. NO DAILY MAID SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate; however, it is available at an additional cost. We do require that guests provide their own beach towels for use at the pools, hot tubs and lake. We do not permit towels or linens to be taken from the units. There will be a $15 charge per towel that is used outside your unit. 11. RATE CHANGES – Rates subject to change without notice. However, if you have already confirmed the dates with a deposit, your rental rates will not change from the agreement amount. 12. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. 13. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. 14. TRAVEL INSURANCE - We recommend you purchase travel insurance. If you wish to purchase travel insurance, please visit (URL HIDDEN) for details. 15. RVs are NOT allowed on the resort property under any circumstances. 16. OUTDOOR FURNITURE - When the umbrella at the patio table is not in use, please close and secure it with the attached rope. Damage has occurred to the umbrellas and tables when the umbrellas have been left open during high winds. Damage caused by not closing and securing the umbrellas will be deducted from your deposit. A good rule to follow is to always close and secure the umbrella any time it is not in use. 17. POOL RULES - The pools are for the enjoyment of all our guests. The pool is in operation from May 1st-October 1st. It is heated from Memorial Day weekend through Labor Day weekend. The rules listed below are for your safety and the safety of other guests. If you violate the rules of the pools, we reserve the right to ask you to leave the pool area: a. The pools are for registered and paying guests ONLY. Any persons found in the pool area that are not registered at Chalets at Table Rock Lake will be prosecuted for trespassing. There will be a $50/day fee for each non-paying guest. If you believe there are guests who are not registered, please report this to the Owner; b. There is no lifeguard on duty. Swim at your own risk. Please watch and supervise your children at all times. All children and non-swimmers MUST be accompanied by a parent or responsible adult supervisor; c. There is NO DIVING under any circumstance; d. Children who are not potty trained must wear a swim diaper at all times. For the safety of all guests no glass containers are allowed in the pool area. SMOKING IS NOT ALLOWED in the pool areas; f. Please put all trash in the containers made available in the pool area. g. Spitting, spouting water, blowing the nose, or discharging bodily waste in the pool is strictly prohibited; h. There is NO climbing on the rocks or landscaping at anytime; i. There is NO climbing up the slide. You must enter the slide at the stairs provided. Do not stand or sit on the sides of the slide. Do not attempt to slide down the slide on your feet. You must go feet first when sliding down the slide. Please exit the area at the base of the slide as soon as possible. Please do not go down the slide until the exit area has been cleared of guests; j. When using the hot tub please be sure to turn off all lights and jets and cover the hot tub when finished. No kids under 5 years of age allowed in the hot tub. The hot tub is open year round; k. Please be respectful of other guests at the pool. No foul language is permitted. NO SMOKING is permitted in the pool area; l. The umbrellas are at the pool for your enjoyment. Please close and secure the umbrellas after use. There are also umbrellas located on the decks of each unit. PLEASE fold and secure umbrellas at all times when not in use. High winds and storms can be present at any time and will cause damage to the umbrellas. You WILL be responsible for the cost of replacement of the umbrella or table if broken. The cost of the table is $180 and the umbrella is $125. PLEASE do not forget; we do not wish to charge our guests for something which can easily be avoided. 18. Vehicles must be parked in front of your unit only. PLEASE DO NOT PARK your vehicle in front of another unit or on the service road. Golf cart rentals are available for rent easier transportation to and from the amenities and dock, and specifically for guests with mobility issues or other special needs. Golf cart rental rates are $39 per day and $249 per week. 19. DOCK - You can use the dock as much as you desire. The dock is located in front of the lodges. There is a swim platform at the end of the dock. Feel free to fish or swim off the end of the dock. There is also a swim ladder located on each end of the swim dock. Please NO DIVING for your safety. 20. BOAT SLIPS - Boat slips are available for rent but MUST be rented at least 2 weeks prior to your arrival. Each unit is guaranteed one slip to be available to them, but additional slips are only assigned two weeks prior as availability allows. 21. The Owners and WaterMill Cove Resort are not responsible for any accidents, injuries or illness that occur while on the premises or its facilities. The Owner and WaterMill Cove Resort are not responsible for the loss of personal belongings or valuables of the guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. I agree that all rental monies are non-refundable per cancellation policy above. I have read my rights to purchase travel insurance. The Faria Family has vacationed on Table Rock Lake for over 30 years. For the past 18 years, they have created some everlasting memories with their four beautiful daughters vacationing on beautiful Table Rock Lake. They drew much closer as a family because of these special times. In 2010 they had a huge desire to have other families, as they have, experience fun, relaxing and family bonding memories that Table Rock lake provides. In 2011, they were greatly blessed to have been able to purchase their first lakefront resort called Chalets on Table Rock Lake where they built beautiful lakefront homes that large families can get together. With the overwhelming demand that the Chalet resort has received, the Faria family has now broke ground on the new WaterMill Cove Resort located in Branson Missouri.
