Please be sure to submit an accurate party size so that we can generate the correct quote, and so we can make sure you are properly accommodated during your stay. Rates displayed on third party websites may not include these factors and may not be accurate. You will need to continue to the booking area, and input your party size, in order to receive an accurate quote.
Moab Utah Lodging and Property Management will not be responsible for pricing issues on third party websites, and in the case of any discrepancies, rates generated from Moab Utah Lodging and Property Management's website will take precedence. Please view our rental agreement for all details regarding your Moab vacation rental.

Please properly report your party size so that we can ensure you are properly accommodated. Bedrooms may be locked off, and that beds,
bedding and supplies may be removed for smaller parties who may not need them. (See MPM Rental Agreement Section 5)
A pet fee of $15/night/pet is required in all of our pet friendly units, and all pets must be approved. This fee must be paid prior to arrival. Please contact our office after making your booking to report any pets and pay any fees. Pets are not allowed in pet friendly units at any time unless a pet fee has been paid.
Although I am placing a reservation on the unit described in my rental agreement, I understand that circumstances may dictate moving my reservation to another unit. (See MPM Rental Agreement Section 8)
No smoking is allowed in the unit, or in any enclosed areas. Please ensure that smoke or cigarette waste does not disturb other guests. Please prevent any members of your party, or guests, from smoking in your unit or smoking in an area where smoke may enter your unit. Please promptly clean up and dispose of cigarette waste. There is a $250 fine if smoking took place in your unit, or if your unit smells of smoke upon your departure.
Please do not erect a tent, or other temporary structure on or about the premises. (See Section 16 for details).
Welcome cyclists! We are bike friendly, and almost all our rentals feature secure bicycle storage. Due to damage and cleaning issues, bicycles are not allowed inside the living areas at any of our rentals. Please inquire with any questions are to where to properly store your bicycle(s) during your stay.
RVs, Motorhomes, and 5th Wheels may not be parked in the driveways, and may not be plugged in. RVs must be parked in designated areas, and no member of your party can stay in an RV overnight. There is a $100 per night fine if this condition is violated. (See Section 15 for details).
Please keep members of your party and guests off of the stucco walls, gates, and fences. No climbing is allowed on the structures on and about the premises. Variable fines may be levied against renters by MPM or the HOA for failures to abide by all HOA and property management rules and guidelines (See Sections 18, 19 for details).
While MPM will do it’s best to make your stay as enjoyable as possible, we cannot control the actions of the HOA or utility companies. No refunds will be issued due to pool or hot tub closures, internet outages, TV outages, or other factors outside of MPM’s control.
Please help keep our properties nice! Any and all damages caused by your party will be billed to the primary guest on the reservation. Please leave the unit in the same condition as when you arrived. Your reservation fee provides for a standard departure clean. Additional cleaning will be billed to the credit card on file.
