It is located in the heart of downtown & close to 16th St. Mall, Pepsi Center, Coors Field, Union Station, Denver Ctr. for the Performing Arts, Elitches, CO Convention Ctr., Denver Mint & shopping centers/restaurants/bars. Brooks Tower is a 42-story bldg. w/ 24-hour front desk staff, card swipe-secured entrance, pool (seasonal), fitness/shared laundry/billiards/meeting rooms, community kitchen & 7-11 convenient market (open 24/7)
The home is furnished and has a new Stainmaster carpet. Please be gentle with brand new furniture (High definition TV, sectional sofa, ottoman, bed, chest of drawers, nightstand, chairs, lamps, work table, throw pillows, wooden serving tray, vacuum cleaner, etc.) and kitchen equipment (pots, pans, plates/glasses, utensils, set of knives, coffee maker, toaster, microwave oven, tea kettle, expansive granite counter, maple cabinets, etc.). Matching kitchen appliances (Frigidaire Gallery Model) and the huge maple bookshelves should be handled with utmost care.
The good-sized condo is 998 sq. ft. There is a master's BR (approximately 150 sq. ft.) which is NOT accessible to guests. Please respect this requirement. More than 845 sq. ft. of space is available for occupants to enjoy. The den/study room was converted into a sleeping area w/ queen-sized bed, dresser, nightstand and maple book shelves. There is an 18-inch inflatable queen-sized air mattress (Coleman Brand) that can be used as extra amenity. The large living room has a table or desk that can be used for work-related activities. It has an LED lamp w/ USB connection. The 40" SmartTV has 150 DirecTV channels that include HBO, Starz and Sports Package. The host or owner has subscribed to Netflix and Amazon video streaming. To access them, press the home button of the black remote (Samsung TV). To change channels/volume, use the gray remote (DirecTV).
Interaction with guests
The entire place is available for your own, personal use. Sub-leasing is not permissible. The host or owner can be contacted by phone, text, or e-mail 24/7. Always report anything broken or not working.
Leases are subject to Brooks Tower's "terms of Declaration and that the lessee's failure to comply with the Declaration is a default under the lease."
Other things to note
The daily or monthly rate changes in accordance with "SmartPricing" feature. Guests are responsible for paying the electric bill (Average: $30-40 per month) and rented or video-streamed movies. Linens and towels are supplied. Two weeks worth of toiletries, soap, shampoo, etc. are provided. In another Airbnb listing for the same condo, there is a 5% discount per month if you stay 60 days or longer.
Mi casa, su casa! Please treat this new home as your own. No loud noises/parties. Smoking allowed only in balcony. Do not throw away cigarette butts from balcony. No reserved parking space. Do not re-arrange the furniture. Report any significant incident within 6-12 hours. Your security deposit is non-refundable if a serious complaint, major rules violation or property damage is made. If excessive cleaning is necessary, the cleaning fee is twice the usual rate.
