We certify that on check out the sanitization of each room, surfaces, and machinary is carried out with a sanifitizing product based on hydrogen peroxide (biocidal activity).
All the rooms have been equipped with a brand new and efficient Daikin air conditioning system(suitable in accordance of municipality and goverment rules). The whole property, among other things, has been recently totally renewed! New floor, best comfort and brand new bathrooms! Located in the heart of Rome, just an easy five-minute walk from the magnificent surroundings of the Coliseum, you will find our large and newly developed property. The property, consists of two portions of the same apartment with two independent entrances but also communicating through an internal door (according with the privacy needed you can chose if keep the door locked). The property is on the ground floor of an antique and distinguished palace which can only be described as quiet and peaceful – with the benefit of a doorman at your service!
Some years ago, I had conceived of this idea to be able to offer two communicating apartments adjacent and united in the most splendid historical district of Rome just a hop, skip, and a jump away from the Coliseum and Roman Forum. I am so pleased to be able to say that now we can offer it you! This large and spacious vacation home has been built to make everyone feel at home and yet still have the sense of being in a different city buzzing with culture and history.
However, what makes this property unique isn’t just its size or location, but also its accessibility. Since the property is located on the ground floor it is great for the elderly or physically challenged. More importantly it is wheelchair accessible, which is very rare in Rome.
The two real-estate portions, while having separate entrances, are located next to one another being only divided by a wall and connected by an internal door! Although, they both share access to the same Roman courtyard which has an antique and traditional look. In total the property is about 180 meters in size and is equipped with a modern kitchen, high quality cookware, dining table (it is situated in the bigger portion, is extendable seating twelve), refrigerator with freezer, microwave, oven, high-quality steel cutlery, wine glasses, dishwasher, and even a washing machine.
Available for all of our guests a total of five bedrooms, two of which are accessible to those who are disabled, and one single bedroom(or according to your needs four double bedrooms and one triple), all equipped with lcd Tv, led lighting system, timed air extractors, air conditioning, high efficiency heating system with radiators and clean linen sheets and top-level comfortable and hypoallergenic mattresses for a good night’s sleep. At your disposal on your beds also hypoallergenic duvets of excellent italian quality.
Four bathrooms(one of which is large, 100% wheelchair accessible equipped with large flat shower, showerchair, grabrails) complete with toilets, sinks, four showers and environmentally-friendly gas boiler for hot water production. Also two modern sofa-beds are there and also available in the apartment a baby cot. All bedrooms and living rooms possess professional air conditioning system and timed air extractors, making it comfortable for all. Hygiene and cleanliness have always been of big importance to me and so I personally make sure that every room is immaculate
For your use would also be one living room with modern furniture designed in Italy. The room is equipped with an LCD TV, and even a well-stocked international library. You’ll also find LED lighting, timed air extractors, air-conditioning, heating system with radiators and most importantly WiFi.
As mentioned before there is a doorman located at the entrance of the property throughout the day and night who is able to provide assistance to guests as needed, accommodate daily reception, as well as ensuring security for the building. We pride ourselves in the peace of mind that this affords our guests – especially with the added benefit of being in such a historic district!
We invite families, couples, or groups to stay with us because between the two united portions we can accommodate up to 13 people. This unique location promises to make your stay both enjoyable and memorable. You won’t have to worry about transportation between two different metro (subway) stops, as well as bus stops, which are vary in distance from being right outside the building or a short walk through the neighborhood.

My guests will have access to all the rooms of the apartment of which they will have exclusive use without the presence of the owner who, however, in case of urgency, repairs or urgent needs, will be able to enter quite exceptionally even in the absence of guests. The inner courtyard where the two entrances of the apartment are, is not my property and is not the exclusive property of the apartment but rather a common area of the condominium, a transit space you will have to walk through to reach the entrance of the apartment. It is shared with other apartments and, even if it is very quiet and private, it will not be possible to sit out there and have meals or coffee, use or park it with deckchairs, tables and more ‘other. This large apartment is the result of the union of two individual housing units that are connected internally by a door located in the bedroom adjoining the two units. But if, in order to pass into the other wing of the apartment, one does not want to cross the bedroom, the second entrance, which was originally the entrance to the second unit, remains available.
Other things to note
Let's do some clarity.
If what you want is a stay in a comfortable, authentic and genuine apartment in the heart of Rome, then you are booking the right place. But remember, we are not a hotel or a B&B and we cannot provide ancillary services other than those permitted by the municipal regulation! So, if your expectations are to stay in a luxury location with hotel assistance, anytime and unscheduled check-in, on-demand services and hotel treatment, we are sorry to disappoint you but we recommend the Grand Hotel on the corner. ! :-) You will have clean linen on each bed and a set of towels (face and body) for each of the guests present, as well as, of course, a kitchen equipped to prepare your meals and toilet paper in the bathrooms. The formula is that of "self-catering", everything that goes beyond the standard supply will be charged to the guest.
At the departure of the guests, the entire structure and its surfaces will be sanitized with specific products and a sanitizing nebulizer in order to welcome subsequent guests in the total safety of a sanitized and safe environment.
We host up to twelve people, comfortably accommodated a few steps from the Colosseum, in six bedrooms (five double bedrooms and one single bedroom or, according to your needs, four double bedrooms and one triple), a kitchen and a living room with table. dining room that can accommodate up to twelve adults, all equipped with air conditioning, WiFi Internet and LCD flat screen TV. In order to facilitate guest check-in and registration, each guest staying in the apartment will be required to provide proof of identity. The city tax, € 3.50 per person per night, if included in the final rate, will be collected directly by Airbnb at the time of booking and will not be payable in cash upon arrival. Check-in is possible from 15:30 (but if there are guests departing on the same day of your arrival, check-in will be possible from 17:00). The exact check-in time must be agreed with the property with due notice. Check-out is possible no later than 10:00. If your arrival is expected early in the morning, in order to avoid a long wait for check-in, we suggest (we recommend), if available, that you book the apartment from the date prior to the actual stay in order to be able to check in. -in even early in the morning. If your departure is scheduled for late evening and you wish to stay in the apartment well beyond the check-out time, we suggest that you book the apartment for an extra day. Rates are intended for up to ten people. For each additional guest (we can accommodate up to 12 in total) there is a charge of € 25.00. This large apartment is the result of the union of two individual units connected internally by a door located in the bedroom adjacent to the two units. But if you don't want to go through the bedroom to go to the other wing of the apartment, the second entrance, the one that was originally the entrance to the second unit, remains available. Two sets of keys will be provided (one for each portion of the property). For security reasons it is not possible to provide extra keys. Extra guests will not be accepted after check-in unless agreed with the property. Due to the energy crisis that the continent is undergoing, the average temperature of the apartment during the winter months is set at 19/20 ° C (66/67 ° F) and is timed according to the rules of the condominium, the town hall and the Italian government. . According to the municipal regulations of the "Municipality of Rome", the heating will be operational from November to April. For the use of air conditioning, the municipal regulation and any government decrees apply, which require it to be switched off if no one is at home and a conscious and respectful use without falling below 24/25 degrees.
