My place is close to the beach, shops and just a few houses from McDonalds and KFC.t. You’ll love my place because of the handy location. You don't even need a car to get to the beach.. My place is good for couples and families (with kids).

The space

This property is nice and close to everything Rosebud has to offer without even getting in the car. Modern kitchen, good sized lounge/meals area with tv and dvd, two bedrooms with cupboard space, bathroom with bath, separate toilet off laundry, washing machine, BBQ and outdoor seating. One pet may be considered but an extra amount of bond would apply.

- REAV Rentals hope you enjoy your stay with us on the Mornington Peninsula. Please take the time to read through the following and make sure you understand the terms and conditions when booking a holiday rental through our Agency. An infringement of the terms and conditions may result in the Landlord exercising the right to terminate a tenancy without notice, refuse to give out a key for a property, enforce a monetary penalty or amend the rental amount at any time. Terms and conditions are as follows: 1. The name of the person each booking is under is held responsible for the actions of the group and is accountable for each and every individual staying at the property. It is their responsibility to ensure that all guests understand and agree to the terms and conditions. 2. The property is let for Holiday/Short term letting and only for the period agreed by all parties and stated on the booking confirmation. It applies to the maximum number of guests per bed of the property booked. Exceeding these maximum numbers by allowing additional guests to stay, will result in the cancellation of the booking immediately and the loss of any rental monies and bond monies. 3. You the tenant will be responsible for all damages, breakages and losses occurring to the property during the term of your occupancy. Any associated costs associated with damage, breakages, excess cleaning or loss will be charged to the guest (deducted from the bond), together with an administration fee for REAV Rentals between $50-$100. 4. No tents or caravans are allowed on or around the property. 5. Whenever you are not at the property we ask that you close all windows and doors to maintain security and prevent any rain or water damage. Also, close any gates to the property. 6. If there is a pool at the property we ask that you please maintain water levels (to halfway up the skimmer box) by filling the pool with the hose provided. Low water levels whether caused by evaporation or otherwise can cause damage which may result in a charge to you. 6. No glassware is permitted in the pool or spa 7. KEYS The guest is responsible for all keys and remote controls. A deduction from your bond may be charged for lost/damaged keys: up to $100 per set of keys and up to $150 per lost or damaged remote control. Keys must be returned to the key lock. Late departure or non-return of keys may give rise to a $55 charge which will be deducted from your bond. Please lock all windows and doors, draw blinds and turn off all heating and air-conditioning, appliances, etc. Failure to do so may result in costs being deducted from your bond. 8. LINEN Guests are to supply all their own bed linen including flat and fitted sheets, pillow cases and doona covers, bath towels, beach towels and tea towels. 9. CLEANING Upon arrival, should your property be found to be unclean, it must be reported to REAV Rentals immediately. Any issues are to be reported to our team within 24 hours of arrival to allow reasonable time to resolve the issue. It is the guests’ responsibility to leave the property in the same condition in which it was received. This includes removing any food or drinks from the pantry, fridge or freezer, removal of all rubbish and emptying the dishwasher. Excess cleaning will be deducted from your bond at up to $55 per hour. 10. BBQ The BBQ should be left clean upon your departure. If not, a $55 fee will be deducted from your security bond. If the BBQ gas bottle is empty during the course of your stay, please have the cylinder re-filled or swapped at Bunnings or a Petrol Station and present us with the receipt so that we can reimburse you via bank transfer. 11. RUBBISH Garbage collectors empty rubbish bins once per week and the recycle bins are emptied every second week. Bins must be placed at the curb the night before collection day and upon departure. We ask that during summer and peak periods, you only ½ fill the recycling bin, leaving the other half for the next tenant on this fortnightly collection service. Rubbish bags left on the nature strip won’t be collected by the garbage collectors; it is the guests’ responsibility to remove all excess waste and ensure the bins are left out to be emptied. Bins left overflowing with garbage, or any excess rubbish left at the property will incur a fee of $50 per bag and will be deducted from your bond. If bins are found full upon arrival, it must immediately be reported to REAV Rentals at the commencement of your stay. 12. SMOKING Smoking is not permitted inside any of REAV Rentals properties. A deduction from your bond may be charged should there be evidence of smoking inside the property or inappropriate disposal of cigarette butts. A minimum $200 charge for removing smoke smells and/or collection of cigarette butts will apply. 13. PETS Pets are not permitted unless otherwise arranged by booking a pet friendly property and they MUST be kept outside at all times. A deduction from your bond may be charged to deodorise and clean the property should there be evidence of any pets. A minimum charge of $200 for cleaning/deodorizing will apply plus a minimum charge of $100 for animal dropping collection. If you have booked a pet friendly property; the following rules apply:- • The pet is to be kept outside at all times unless you have receive written authorisation for internal access by the owner. • Dogs are not permitted to go into any bedrooms or on the furniture • Please bring your own dog bed for them to sleep in (or in the laundry) • Please ensure you leave the property free of any dog hair and you are also required to clean up the garden after your dog. If there is any evidence of the dog having been in the property, we will need to charge you additional cleaning and/or dry cleaning. You are liable for any damage caused to the premises or resulting loss suffered by the property owner. • A barking and/or aggressive dog will not be tolerated under any circumstances and may result in the early termination of your booking • Please note that although the property is fenced, this fencing may not be adequate for your dog and we therefore can’t guarantee your dog’s safety. You must take full responsibility for keeping your dog safe 14. PARTIES No parties or large entertainment groups are permitted at the rental property. If a report is received from a neighbor, the police may be called and this may result in your booking being cancelled immediately; without refund of any monies. 15. SECURITY BOND A $1500 security bond must be paid prior to any keys being issued. You authorise REAV Rentals; the managing Agent, to debit any additional charges or fees incurred by the Guests’ in the event of any loss or expense arising as a breach of the booking agreement to rent the property, damage to and occupancy of the property. Claims may include, but are not limited to, any excess rubbish left at the property, damage, breakages, loss or soiled bedding, excess cleaning required, BBQ needing cleaning, failure to check in on time, loss of keys or remotes, telephone calls, internet usage or any other unsatisfactory items that are found after inspection. 16. PERSONAL POSSESSIONS No responsibility will be taken by the Landlord or Agent for the guests’ personal property. Any personal items accidentally left behind can be posted back at the guests’ expense. 17. MAINTENANCE Any issues are to reported to REAV Rentals within 24 hours of arrival at the property to allow reasonable time to resolve the issue. If any maintenance, repairs or cleaning are deemed necessary by REAV Rentals, appropriate tradespeople will be organised to attend the property while you are occupying. 18. INFORMATION ABOUT THE PREMISES While REAV Rentals make every effort to ensure this information is current and kept up to date, this information may change without notice. The description of the premises is made in good faith and we will accept no responsibility for incorrect description. All photos on the website were taken on site and are provided as a guide only. Photographs on the website are an accurate representation of the property at the time the photos were taken and are subject to change with fair wear and tear. All properties under management are privately owned and are rented on a fully self-contained basis. In the event of faults and or malfunctions of appliances or inclusions, there is no obligation from the owner or the Agent to compensate or discount. We will accept no responsibility for any inconvenience with machinery breakdown. In these circumstances, REAV Rentals will undertake our best attempts to repair, replace or hire and alternative, in a reasonable amount of time. 19. INDEMNITY No responsibility will be taken by REAV Rentals for any misconception of a property where a booking has been made by email, internet, telephone or fax. We cannot be held liable for any actions of our landlords which may result in:- • The tariff being increased prior to occupancy; • We have no control over the property being altered by the owner in any way prior to occupancy; • We cannot control or be responsible for the property becoming unavailable for letting prior to occupancy; • We cannot control or be responsible for the property being sold prior to occupancy. If any of the above scenarios occur, we will endeavour to find an alternative property but can’t make any guarantees, nor can we assure you of being able to find a replacement property at short notice. REAV Rentals may reserve the right to retain the deposit, should the guest cancel the booking and a replacement booking is not made. REAV Rentals reserves the right to cancel the booking at any time. REAV Rentals will not take any responsibility for the loss or theft of your personal property or for any bodily injury that occurs on or at the premises. We recommend all guest purchase travel insurance as REAV Rentals are not responsible for any injuries, illnesses or accidents that may occur whilst staying at the property. 20.
