Located under 15 minutes north of Hudson NY in the hamlet of Newton Hook on 15 private acres overlooking the Hudson river and Catskill mountain range. Perfect for people looking to get away and relax, enjoy the outdoors or have a wedding to go to in Hudson. There is a 70 ft salt water lap pool, a tree house for kids (and adults), a greenhouse in a beautiful walled garden for weekend brunches in the sun and a canoe for those feeling more adventurous.
'The Barn' is a 4500 sq ft late dutch barn built in 1883 for the Scott Ice Company on the Hudson River to service the work horses that pulled ice cakes off the river in winter, which were stored in a massive factory, piled with sawdust for insulation and then shipped to NYC in the coming spring. Its last real incarnation was as the Weid Dairy farm, though the biotech firm Genetech had bought it in the early 2000's to have a farm for million dollar antibody goats. By the time we bought in 2007, The Barn was a defunct wreck with holes in the roof, a completely shot foundation and rotting hay bales in the loft. It is now a beautifully transform oasis with 12" x 40 ft span hemlock beams in a 1500 sq ft 'great room' with soaring 27 ft ceilings that gives views to the most sensational sunsets. Perfect for a girls retreat or 3-5 couples going to a wedding/reunion in the area and all the guest houses/ hotels are fully booked.
PLEASE NOTE: Events, Parties (including bachelorette parties), Photographic shoots and Weddings are NOT allowed without prior permission and there is are additional charges, cleaning fees and higher security deposits depending on the size of the event.
We do NOT allow any weddings just on the nightly rate - please do not reach out if this is what you are looking for. There are no exceptions to this policy.
If you are interested in holding a wedding at the barn please note that we have a fee in the range of $7 - $15k to hold a wedding depending on the number of guests. This generally includes staying at the barn for up to 10 people for 3 nights and includes the use of the adjacent 2400 sq ft studio as the reception venue. We host 2 weddings per year. 1 in spring, 1 in fall. There are no exceptions to this, nor to the fees. We have access to all amenities required, including rentals, organic caterers, upstate flowers, fireworks and bouncy castles etc. Bookings are a minimum of 3 months in advance.
If you are interested in using the barn as a photographic location, please note that there is on sight equipment including flash, tungsten, grip... plus the studio is a top lit daylight studio! You can comfortably shoot location, look book and still life all at the same time.
Guests are given full access to all that the barn offers. Access/use of the photography/painters studio may be negotiated only upon request. The pool is open from Mid May till end of September.
Interaction with guests
We have a second 'city' property in the stunning town of Troy, which is 40 minutes north of the barn. So, we are nearby-ish for any real issues. But plan to be well out of your way, though we may need to drop by to water the garden.
Other things to note
Air Conditioning is in the main bedrooms and TV lounge only. In peak summer, it can get hot. It is summer after all, but there is a pool and a breeze.
We have 2 dogs (a frenchie and a rescue hound) so well behaved dogs are welcome. There is a large dog crate available. People with dog allergies please take notice that though the home is thoroughly cleaned for each booking, we can not guarantee a dog allergy free zone.
The floors in the main room are original. They are 140 years old, full of character and correspondingly not perfect. It is advised not to let young children run around in bare feet for risk of getting splinters, though in 10 years this has actually never happened.
WEDDINGS, PARTIES AND EVENTS:
We do not rent the premise for weddings at the stated nightly rate, without exception.
Weddings, parties (including Bachelorette Parties), events or photographic shoots are only allowed under strict guidelines. Any events, parties or weddings must be negotiated 2 months prior to booking. Events, parties and weddings all have additional service fees depending on the size of the event, plus higher cleaning fees and significant security deposits.
Failure to abide by these restrictions will result in notification and potential action via AirBnB and the loss of security deposits. Be straight with us, we will be straight with you.
Self-check in is after 3pm. There is a lockbox for the keys by the back porch.
The fridge will be empty but for a few essentials and condiments. There is plenty of parking, please do not park/ drive on the grass.
Well behaved dogs are permitted. Pet owners are responsible for cleaning up any/all pet refuse.
Absolutely no smoking inside. So please smoke outside. There is a lot of it and a huge deck. No camping, fireworks or bonfires allowed.
In the winter, you are going to want a fire. It can heat the entire house, but it can be a tad fussy. The trick is to start big. Lots of kindling etc. Get it really roaring at the start and you will be fine. It is really not advised to have a fire when it is windy. We are very exposed the chimney gets back drafts. Always use the screen in front of the fire.
WATER AND SEPTIC:
We have a very effective sceptic system, however DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that any improper material has been flushed and clogs the septic system, you could be charged for the plumbing services needed.
We have hard water from a well. Very... very hard water, that is treated and softened. However, highly softened water means slightly salty water. It is not great to cook in, nor does it taste great. There is Reverse Osmosis purified water for cooking in a spigot by the stove, and spring bottled water for drinking.
HEATING AND AIR CONDITIONING:
In winter the house is heated and pre-programmed for your entire stay. No need to change the thermostat. In the summer, there are portable AC in the bedrooms and the TV room. Opening the doors at night really keeps the barn at a comfortable temp all day.
Check out is by 1pm. Please empty your things from the fridge.
We legally have to recycle. There is a trash bin and adjacent recycling bin. All glass, metal, plastic and paper go in clear plastic bags. All trash and recycling then goes outside to the black garbage shed by the garden.
Lock all doors, return keys to the lockbox.
We expect you to leave the premises the way you found it. Cleaning fees are for resetting the property with sheets towels etc, NOT for cleaning up your mess. The house is pristine. It should stay that way
Your deposit is fully refundable after your departure, provided the following provisions are met.
-No damage is done to the house or its contents, beyond normal wear
-The house is returned in the same state as found upon arrival
-You have abided by no party rules.
Please keep in mind the owner is not responsible for any accidents, injuries or illness that occurs while on the premises. We are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
Cancel up to 7 days before your trip and get a 50% refund. Cancel within 7 days of your trip and the reservation is non-refundable.
