A converted 18th century barn on a horse stud farm on the Suffolk Coast. Converted to provide a spacious, luxury living space with exposed beams, large bedrooms & bath and lazy leather sofas & wood burning fire.

Bedroom 2 on request as: 3 x single beds or 1 Super kingsize + 1 single

Set in 100 acres of water meadow paddocks grazed by sheep, horses & the odd friendly pig. Barn Owls, Marsh Harriers & Kestrels. Great coastal and river walks, cycling, pub & restaurants within minutes drive/walk.

NOTE: You have the option to have the second bedroom as 3 x single beds or 1 x kingsize & 1 x single on request to suit your needs.

Guest access

The keys will be left in the front door for guests on the day of their arrival. If you can then please leave them in the door on departure.

Guests are free to walk around the farm but not to enter fields or yard areas with horses or other animals in without prior arrangement with the owners for safety reasons.

Interaction with guests

We live & work on site near the property so are available to make sure guests have a comfortable stay but can ask if they require help or advice.

Other things to note

Nearest shops, restaurants/pubs are a 5 minute drive away in the village or Orford. Riverside walks 5 mins and nearest beach/coastal town/village with supermarket shopping 15 minutes (saxmundham).

We try to maintain our property and fittings/equipment to a high standard and hope guests while enjoying their stay, will take care of the place and report faults (e.g. Toaster not working) or breakages, so we can rectify any problems. Especially as there may be guests coming to stay shortly after you leave.

The coach house Valley Farm is a very nice spacious warm tasteful barn conversion in a nice location looking out over fields and a pond with swans, the coach house has superb facilities with very comfortable bedrooms and bathroom, it has a large open plan kitchen dining area with all the appliances you need including a range cooker, a nice lounge area with log burner. I would not hesitate to recommend this.

The house is beautiful and immaculately clean. The whole place is very spacious, particularly the downstairs reception space. The beds were very comfy and huge! The house is really remote and quiet so if you are looking for a quiet get away with friends/family this place is ideal. The only thing that would really improve it for us is a stand up shower but it wouldn't stop us going again.

Needed a break away to recharge the batteries, and Piers and Janey place was perfect, better then we expected! The drive up to the house provided stunning scenery and wow factor before we even checked in! The house is set in a stunning location, with amazing views with the only noise that could be heard was that of the wild life! The house it's self was beautiful, clean and extremely larger than expected! We ventured out a few times to local attractions, but we spent most of the time cosey with the fire on! Had the greatest night sleep I've had in a long time, piers and Janey are great hosts, very fast responses and on hand if we needed anything, even the horses and pigs were friendly! Can't wait to come back soon, highly recommended, only regret is we didn't book longer!

We had an absolutely delightful stay in the Coach House near Sudbourne. The home is very comfortable with the best beds we've slept in and a lovely roomy, airy space in which to enjoy a few days. Everything is of good quality and there were a few goodies to make us feel welcome. It is warm and cosy and well supplied with everything that is needed in order to make one's stay a good one. The area is charming and there is a lot to do and see. The Coach House is in a quiet location with sweeping views across fields, so a perfect getaway. The sitting room has large windows into the back garden and we were visited by a pair of pheasant, which was delightful. There are plenty of very good places to eat either five minutes away or further if you prefer. There is a really good little grocery in Orford, just a five minute drive away. There are plenty of interesting places to visit around and about. It really was a great stay - many thanks to Piers and his family.
