Our rear upstairs 1 bedroom/1 bath unit is the perfect place for a single, couple, or small family to experience Newport Beach firsthand, without breaking the bank. With year-round availability, every detail has been nicely appointed: granite countertops, wood laminate flooring, and simple, yet comfortable furnishings. The living/dining/kitchen area is spacious with lots of natural light. But best of all is the close proximity - 100 yards - to the very popular 35th Street beach on the Newport Peninsula: a local favorite! Here's what you'll find:

LIVING/DINING AREA:

EXTRA SLEEPING: Living room Queen sofa bed, plus 2 twin trifold floor mats, along with extra linens/pillows. (these mats are better suited for children) Twin rollaway beds can be rented if adult sleeping accommodations are desired in lieu of the floor mats. Make arrangements with our office in advance, so delivery can be scheduled for the day of arrival.

LINENS: All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

PARKING: There is no designated parking for this unit. Free neighborhood street parking surrounding the home can be utilized, when available (challenging after 6 p.m.). Several pay to park areas are throughout nearby areas, which are free from 6 p.m. to 8 a.m.

LAUNDRY: There are no laundry facilities designated for this unit; however, there is a convenient laundromat 5 short blocks away.

NOTE: The street-view photos of the property show the front main house, which is not included in this rear unit's accommodations; the photo is intended to provide the context of its location and for property identification purposes for arriving guests. It is also the location for the side walkway used to access the rear unit's ground level entry door that leads to the interior stairway up to the unit. There is no ocean view from the rear unit. Guests must use side walkway to the front of the property, or the rear alley, to view or access the nearby beach.

LOCATION: Newport Beach is the premier vacation destination in Southern California. Boasting one of the best recreational harbor and beaches the world has to offer. Easy access to the famous boardwalk, and the nearby Newport Pier area, as well as multiple eateries, shopping, groceries, the Lido Theater, and many other conveniences, make this location ideal for walking and biking to all your desired destinations without ever having to get in your car!

RECREATIONAL GEAR: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, twin rollaway beds and much more! NOTE: A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

The living/dining/kitchen area is spacious with lots of natural light, and can easily accommodate 4-6 guests. But best of all is the close proximity - 100 yards - to the very popular 35th Street beach on the Newport Peninsula: a local favorite!

The single bedroom is outfitted with a queen bed, with a full size futon-style couch and/or a queen inflatable air mattress for use in the living area, provide added sleeping quarters. All bed/bath/kitchen/beach linens are supplied as part of the cleaning/linen fee, and are attractively prepared and ready to use upon your arrival.

PARKING: There is no designated parking for this unit, street parking surrounding the home can be utilized.

The kitchen is fully stocked with everything you need for meal preparation, and is conveniently open to the living & dining areas. Two beach chairs are provided for our guests' use; plus, take advantage of our competitively-priced bike rentals, including free delivery in time for your arrival, and free pick-up upon your departure. Kid bikes, trailers & tag-alongs are available, too! Call ahead for arrangements.

You can rent Beach Cruiser Bicycles from our company and have them delivered to your vacation rental. There is no better way to explore the many beaches, restaurants, bars, and shops than on a bike.
