Our rear 1 bedroom, 1 bath unit is the perfect place for a single, couple, or small family to experience Newport Beach firsthand any time of the year - in an economical way! This unit's living/dining/kitchen area is simply, yet comfortably furnished, and is well-equipped to easily accommodate vacation or business guests. But best of all is the close proximity - 100 yards - to the very popular 44th Street beach on the Newport Peninsula.

EXTRA SLEEPING: Additional sleeping accommodations are provided via 2 twin trifold floor mats, (best used for children) along with extra linens/pillows. Twin rollaway beds can be rented if adult sleeping accommodations are desired in lieu of the floor mats. Make arrangements with our office in advance, so delivery can be scheduled for the day of arrival.

All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

OUTDOOR LIVING:
- Front patio is shared with front unit, (Unit A) however, each unit has its own designated dining table, seating, umbrella and propane bbq grill. A screen discreetly separates the patio spaces.

ALSO INCLUDED: wifi; hair dryer; ceiling and floor fans; iron/ironing board; 2 beach chairs

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE CENTRAL AIR CONDITIONING. (There is a window A/C unit in the bedroom)

PARKING: A very small single-car garage is included with this unit; (left side) compact vehicles only. Rear alley access; Garage dimensions 81"H x 92" W. General neighborhood street parking can also be utilized (metered and unmetered) when available.

LAUNDRY: Shared free facilities in utility closet along side walkway; guests must provide supplies.

ALSO: The twin front 1 bedroom/1 bath unit (Unit A) can also be rented simultaneously, when available, to accommodate larger family groups on the entire property. See separate listing or contact our office for more information.
