Our condominium 四季花园 is newly completed in middle of 2016. Distance to the airport is merely 4km away, and to KK city is only 8km. Guests can walk to Boulevard Hypermarket, Open University, eateries, clinics, saloons, banks within minutes.
The rate is for the apartment only and is exclusive of any government taxes applicable. Transportation, house-keeping, meals and other services are available at extra cost. Bills must be settled on presentation, credit card and personal cheques are not accepted.
2. Apartment Services
Our apartment comes with quality cotton bed linen, towels, floor mats, flat-screen TV, equipped kitchen cutlery, fridge, cooking facilities, washer, kettle, cooking ware, intercom, hairdryer, ironing facilities, shower essentials
3. Company's Lien on Guest's Luggage and Belongings
In the case of default in payment of dues by a guest, the management shall have the lien on their luggage and belongings, and be entitled to detain the same and to sell or auction such property at any time without reference to the guest. The net sale proceeds will be appropriate towards the amount due by the guest without prejudice to the management's rights to adopt such further recovery proceedings as may be required.
Check in time is 2:00pm onwards. Guest identification card/passport will be requested for registration, alongside a security deposit of RM250 in the form of cash. As a standard we provide only one set of key and card to each apartment. The additional set is provided with an additional deposit of RM70. Maximum of one vehicle can request early for the parking lot (additional RM30 for car park deposit). However is subject to availability and is operated on first come first serve basis. Parking at the outside shops are FREE at the moment.
Check out time is 12:00pm, please inform Duty Manager if you wish to retain your apartment beyond this time. Extension will be given depending on the availability. If the apartment is available, normal tariff will be charged. On failure of the guest to vacate the apartment on expiry or period the management shall have the right to remove the guest and his/her belongings from the apartment occupied by the Guest.
6. Luggage Storage
This is a homestay, therefore we do not provide luggage storage on-site. Should you need a place to store your luggage, we shall charge a fee of RM10 to RM50 depending on the sizes and type of luggage.
7. Guest's Belongings
Guests are particularly requested to lock the door of their rooms when going out going to bed. The Management will not in any way whatsoever be responsible for any loss or damage to the Guest's belongings or any other property from apartment or any other part of the vicinity for any cause whatsoever including theft of pilferage.
8. Pets & Hazardous Goods
No pets allowed. Bringing goods and/or storing of raw or exposed cinema films, or any other article of a combustible or hazardous nature and/or prohibited goods and/or goods of objectionable nature is prohibited.
The Guest shall be solely liable and responsible to the management, other residents, invitees visitors, agents and servants for all loss financial or otherwise and damage that may be caused by such articles or as a result of the guests's own negligence and non-observance of any instructions.
Gambling, smuggled goods, prostitution, weapons, explosives, flammable objects, poisons, drugs, animals and pungent food are strictly prohibited on apartment premises.
9. Damage to Property
The guest will be held responsible for any loss or damage to the apartment property caused by themselves, their guests or any person for whom they are responsible. Please refer to Damage/Loss Price Guide.
10. Management's Rights
It is agreed that the guest will conduct himself/herself/themselves in a respectable manner and will not cause any nuisance or annoyance within the apartment vicinity.
The Management has the right to request any guest to vacate the apartment or other areas of the apartment forthwith without previous notice and without assigning any reason whatsoever, and the guest shall be bound to vacate when requested to do so. In case of the default the Management has the right to remove the Guest luggage and belongings from the apartment occupied by him/her/them.
11. Relation between Management and Guest
Nothing herein above shall continue or be deemed to constitute, or create any tenancy or sub-tenancy, or any other right to interact in the hotel premises or any part of portion thereof, in favour of any Guest or resident or visitor, and the Management shall always be deemed to be in full and absolute possession of the whole of the apartment.
12. Government rules and regulations and application of laws
Guests are requested to observe, abide by and confirm to be bound by all applicable acts and laws and local Government rules and regulations in force from time to time.
13. Photographs and Videos
Using photographs and videos taken in the apartment for commercial or public purposes are not allowed.

I love meeting and helping people from all walks! This is why I'd liked to start renting out my family condo. My mum and I will be managing and assisting any travelers or guests; on the other hand, we're quite independent travelers too! We're pretty easy-going and can provide info about Sabah, and hope our guests are nice and friendly too, especially to our condo.
