Proctor's Lakehouse Cottages is a family run cottage resort on Lake Winnipesaukee. This unit is Suite S16 - Black Cat, which is named after Black Cat Island. It was recently renovated and has a nice deck off the back facing the lake. We are within a short walk to the Weirs Beach area, which has restaurants, parks, mini-golf, go-karts, bumper boats, arcades, etc. You’ll love Proctor's because of our large private beach with picnic tables, charcoal grills and Adirondack chairs for you to use.

The space

A one room studio efficiency with heat and air-conditioning, located in the front building with a rear deck looking toward the lake. It has a queen bed and a queen sleep sofa and sleeps a maximum of 3 people (2 adults & 1 child). Also included is a kitchenette with two burner cooktop, refrigerator, microwave, toaster, coffee pot, dishes, glasses and silverware. It has a picnic table, charcoal grill and 2 Adirondack chairs on the beach.

We had a very pleasant weekend and enjoyed watching the boats passing through the channel from the beach and our back porch. We didn't realize how close to the street the front building would be so noise from cars was louder than we expected at night.

Nice rooms on a nice location on the waterfront. Clean, big enough. Some cooking ammeneties available. Sometimes a bit outdated, like the fridge, that was a bit loud when cooling, with no opportunity to it switch off. The parking lot rooms are right on a busy road, so light sleepers might prefer the lakeside cottages that are located right on the beach with a great view! I feel we were at the end of (or after) the season, so it appeared we were the only guests and the office was always closed for us, which was a bit of a pain when you needed someone. When we could reach the owner, help was given quickly, but it was not always easy to get in touch.

Patrick and Gladys were extremely approachable, very present and totally focused on keeping the cabins and beach area clean and ready for us to enjoy. The unit we were in was clean and a perfect size for the 2 of us. We had all the amenities we needed to make our short stay a very pleasant one. Would recommend this highly.
