RULES AND REGULATIONS:
1. The residents may make whatever use they want of the private areas of their apartment or room, on condition that they do not affect the rights of other lodgers or third parties and as long as they do not do anything that could compromise the integrity of the building or disrespect its use.
2. The residents must respect at all times the current rules and regulations on hygiene, healthiness, tranquility and security, as well as all the uses and habits of good cohabitation in a well-organized house. The residents will be personally responsible for all damages resulting from their acts or omissions, from abusive use of the apartment or from the use of the apartment for uses not intended, as well as for the acts or omissions of people not belonging to the building that have accessed it with their direct or indirect help or under their responsibility.
3. The lessor is not responsible for the damages resulting from infringements of the current law, of the rent contract or of the current rules and regulations.
4. The residents and their visitors should behave at all times so as to not compromise or put in danger the safety, hygiene or tranquility of neighbors or the other people occupying the building.
5. It is strictly forbidden to throw any object or substance from windows, balconies, terraces or roofs.
6. The residents must keep the apartment clean and tidy. In any case, they will be asked to leave the apartment in optimum hygiene and cleanliness conditions when the contract terminates.
7. When leaving the apartment, for their safety and also for conservation purposes, the residents must turn off all lights and electrical appliances not in use, and turn off all taps that are not being used.
8. The lessor is not responsible for valuables or money left in the apartments. It is highly recommended that money be kept in a bank account.
9. The residents have the obligation of indicating to the lessor, as soon as possible, any type of damage or breakdown that may appear in any of the contents of the flat.
10. In order to prevent water leaks and vibrations in the pipelines, water taps and bathroom fittings must be kept in good working condition and any repairs in case of breakdowns or malfunction must be carried out after reporting these to the lessor.
11. The use of appliances, machines or utensils generating noise, as well as any activity that could disturb the residents’ and neighbors’ tranquility in general, are subject to the observance of the security regulations in force. Special care should be taken every day between 10 pm and 8 am.
12. Any kind of pets is strictly forbidden in the apartment, unless the lessor authorizes so in writing.
13. Bringing bikes anywhere in the flat or building premises is expressly prohibited.
14. It is strictly prohibited to make wholes or stick any objects on walls, ceiling or floor of the flat, as well as on any furnishings which the flat is equipped with.
15. Parties or gatherings with other people not included in the apartment agreement at the apartment are forbidden after 10 PM.
16. Once the apartment is booked, the residents will send their national IDs cards to the Lessor for identification purposes.
17. Smoking in the apartment is forbidden.
