Charming mid-century modern home walking distance from NMSU. Pet-friendly space with sunroom and fenced backyard to give your furry friends a happy place to stay too. We just purchased this place and will fully re-furnish with all new items before guests arrive and fresh landscaping is coming too! The space

Space includes a fully-equpped kitchen, washer and dryer, dishwasher, and high-speed internet (28mbps) with wifi run by Netgear Nighthawk router. Three bedroom two bath ranch style home with original charm. Large sunroom and fenced in backyard. Carport for parking out front as well as tons of street parking. This is a new place we are putting together, but we opened up dates starting in April so guests can book now. New pictures with updated furniture and artwork coming soon...

Guest access

This is a private home, you will have full access to everything including the washer and dryer. Parking is under a carport, there is ample additional street parking as well. We provide basic cable plus HBO for TV service, for internet we have 25mbps high-speed cable internet with a great WiFi router. For kids we will provide a baby crib and toys, on request. There are nice gardens and a private backyard area with bbq, table and chairs, and bench.

Interaction with guests

We live about 15 minutes from the property, so we are accessible if you need anything, but also will not be around constantly.

1. CHECK-IN TIME IS AFTER 3 P.M. MST AND CHECK-OUT IS 10 A.M. MST. NO Early Check-in or late check-out. NO ARRIVALS OR DEPARTURES ALLOWED Christmas Eve, Christmas Day (Dec 24th & 25th), New Year's Eve, New Year's Day, Easter Sunday, 4th of July, Labor Day, Memorial Day or Thanksgiving day!
2. This is a NON SMOKING unit. You may smoke outside in the back area by the laundry only. 3. Pets are permitted as long as owner has been notified at booking. Guest is responsible for cleaning up after pets inside and outside and monitoring them to prevent damage.
4. Not a party place- please be quiet and respectful of neighbors.
5. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit is required. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met. a. No damage is done to unit or its contents, beyond normal wear and tear. b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. c. All debris, rubbish and discards are placed in trash area. d. All doors and windows are closed and unit is left locked. e. All charges accrued during the stay are paid prior to departure. f. No linens or towels are lost or damaged. g. NO Early check-in or late check-out. h. The renter is not evicted by the owner (or representative of the owner), or the Las Cruces Police Department.
6. CLEANING FEE – A nonrefundable cleaning fee of $75 is required in addition to the rental rate and Damage/Reservation deposit.
7. CANCELLATIONS – A sixty (60) day notice is required for cancellation.
Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty as long as there is a reasonable explanation for cancellation. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Early departure does not warrant any refund of rent or deposit.
8. THIRD PARTY BOOKINGS – Third party bookings are not allowed under any circumstances, the booking account must be for the guest.
9. MAXIMUM OCCUPANCY- The maximum number of people on property, at all times, is limited to eight (8) persons. An additional charge or $5.00 per person per night for guests in addition to six (6) will be assessed.
10.THIS PROPERTY REQUIRES A THREE (3) NIGHT MINIMUM STAY. If a rental is taken for less than three days, the guest will be charged the three-night rate.
11. INCLUSIVE FEES – Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate.
12. NO DAILY MAID SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however is available at an additional rate.
13. INTERNET USAGE – Usage of internet for illegal downloading is strictly prohibited and guest is responsible for usage by other occupants of the house.
14. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
15. Guest voluntarily accepts all risk of personal injury, death and property damage (including personal property) to themselves, their family or anyone on the Premises with their permission, which injury or damage results from our use of the Premises.
16. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.

This place is FANTASTIC! Roomy, clean, comfortable, convenient, and a great value. Great tv, Internet, air conditioning, huge kitchen with all the amenities. Andre and Crystal are communicative and great. Coming back to rent again next month!

We were in Las Cruces for an NMSU graduation and the location was very convenient to the university. Walkable, were it not for the heat of the day. The home was clean and had all the necessities provided.

Our stay at Andre's place was great. Everything spotless, fresh flowers, and the line of communication was always open. Andre also provided a great book with restaurant ideas, including some of the hosts favorite places, things to do in the area, from theater to public markets and hiking. The house also has an enclosed back porch which is furnished very nicely and the backyard is fenced. So, although it was just my husband and I, this would be a great place for a family. If, in the future, we go back to Las Cruces we would most definitely stay here again
