Other things to note

BEST WAYS TO SAVE ESPECIALLY IF YOUR DATES ARE FLEXIBLE!

Book Weekdays: Save up to 65% off when you book your vacation for weekend days. Monday, Tuesday or Wed. are up to 65% off! Then Thursdays and Sundays are the next least expensive.

Book for a Week: Lengthen your stay to 5-7 days or a month you get a bigger savings the longer you stay depending on the season. (Summer and holidays excluded.)

Book In Advance: (At least 6-8 months to a year) and you get the standard rates vs. the seasonal adjusted rates. (Does not apply for the high seasons, i.e. summer/holidays.)

Book Last Minute Available Dates for the Current Month: We sell out 25-31 days a month but sometimes we have a few days that month that do not sell, i.e. days after holidays or in between guests. These dates are up to 70% off. My calendar is up to date and live.

Join Cancellation Deals List: We try to help guests get a refund by booking a last minute cancellation. Just email me and I can notify you when I have a cancellation.

Book Non-high Season. This is tough one because San Diego/Los Angeles is a vacation destination all year. The less busy months tend to be non-holiday weeks, events, or graduation weeks of Oct., Jan., Feb., and May with great weather.

Invite Your Friends and Family. My houses sleeps 16-30 and splitting the fixed rates by 16-30 you all enjoy a super savings over hotels.

Bottom line vacation homes verses hotels saves you money on meals and drinks as you don't have to go out to eat three meals a day. And hotels charge more tax, parking, internet, movies, etc.

See the link and below on all the advantages (URL HIDDEN)

Just text or email and I can tell you the best days to book for the largest savings.

I look forward to speaking with you soon.

Pet Policy
Have Pets?? Cats, Dogs ok; just let us know and we'll supply the beds, bowls and toys. We would LOVE to host your pets - We charge $25 per pet per day/night plus tax PLUS a 1 time Hypo Allergenic cleaning fee of $75 plus tax.

EXTRA GUESTS / SMALL GROUP SAVINGS
I offer a discounted base rate so groups of two and under may enjoy the house without paying for the maximum number of people/6 guests. Like hotels (suite w/ multiple rooms vs. single bed rooms), we charge for guests over two to cover out of pocket costs: discounted rent, linens, towels, supplies, beds, utilities, maintenance, cleaning, breakage, wear and tear, etc. The price is the same. Like hotels, since the set up, washing linens and cleaning are the same as if a guests stays a partial versus the entire stay we need a maximum count of guests for your stay.

The discount/fee is $25 per person per night over two guests. Thanks for understanding.

The cleaning fee covers 5-6 hours of a one time cleaning, cleaning supplies, bathing supplies, and maintenance.

Supplies and Breakage fee is $25 (so I don't need to file a claim or take from your deposit for a broken wine glass, etc).

I'm required by the City of San Diego to charge a mandatory occupancy tax.

Yes, we can accommodate an early check in and/or late check out!

Our standard check in time is 4 pm and our standard check out is 10 am.

Our team of housekeepers and handyperson need from at least 10 am to 4 pm to clean every surface inside and out, wash all the linens, towels, dishes, make repairs, landscape, stage the furnishings, guest supplies and then inspect. (Up to 30 guests)

Thinking about an early check in?

Yes, we may accommodate an early check in of (2 pm instead of 4 pm) by scheduling additional local housekeepers and/or finishing laundry off-site ($75+tax) to ensure my home is cleaned, repaired, landscaped, staged, inspected and ready for you and your guests.

As of right now the guests prior to you is checking out at 10 am. The housekeepers need between 10 am - 2 pm to clean every surface inside and out to and prepare for your early check in.

Thinking about a late check out?

Yes, we may be able to accommodate a late checkout (11:30 am instead of 10 am) by scheduling additional local housekeeper ($75+tax) and finishing laundry off-site to ensure my home is cleaned, repaired, landscaped, staged, inspected and ready for our next guests.

If you would like a SUPER EARLY CHECK-IN (prior to 2 pm) or SUPER LATE CHECK-OUT (after 11:30 am) we suggest to book the night before your check-in or the night of your check-out before it gets booked. If booking the night before and/or the night after is not an option, please reach out closer to your dates (preferably day of or same day) and I may try to hire as many housekeepers that are available to accommodate.

As soon as you know, please let us know if you would like to extend your stay as you will not regret it!! I need to check availability and/or hire additional housekeepers and finish the laundry off-site to accommodate your request. ($75+tax)

We are able to fulfill ONE early check-in OR ONE late check-out per changeover day due to the sheer number of hours needed to clean so we go by first reserve/book first serve.

If interested, I’ll send you a reservation alteration to accept. ($75+tax). Book soon to secure more time on your vacation!

Cheers,
Laura and Jenelle

Welcome!

BRAND NEW REMODEL. Rules coming. Here are the rules and contract from my other house that pertain.

Thank you for allowing us to host you!!

Welcome soon to beautiful Mission Beach Point Views, California!

My name is Jenelle, I am Laura’s local Co/Host and available to you M-F 8:30-5:00, nights and weekends our other local Co/Host’s Amy and Cheryl are available to you and they can be reached at Amy (PHONE NUMBER HIDDEN) / Cheryl (PHONE NUMBER HIDDEN)!

I manage bookings, sales, housekeeping, handyman services, landscaping and more. Please let me know if you need anything.

We are looking forward to hosting you!

You are confirmed for a total guest count of ___. (maximum number of guests day & night at the home). Let me know if your guest count increased as we want to be prepared with beds, linens, towels and supplies. The City is very strict about guest count and their occupancy tax. ($2500 per day fine if the guest count is inaccurate as they want their occupancy tax and are trying to prevent overcrowding and parties in vacation rentals and hotels.)

Thinking about an early check-in or late check-out as I schedule an additional housekeeper to accommodate $75+tax each? The sooner you schedule the better as I'm able to accommodate one early check-in or one late check out per change over day of guests so we go by first booked, first serve.

Thanks for confirming you understand:
- Agreed contract
- House tips, access instructions
- City of San Diego noise & extra guests ordinance

You agreed to the above during the booking process and I emailed you a copy too. You can also find the tips in your dashboard on the booking site. These documents are also printed at my home in a binder on the kitchen island.

YES ACCOMMODATING ADDITIONAL GUESTS DAY & NIGHT
Yes, we may accommodate additional guests day and night. We would love for you to enjoy my home with family and friends!

Yes, as mentioned in the contract, ad and house tips we offer a discounted base rate so groups of four (4) and under may enjoy the house without paying for the maximum number of people - up to 30. Like hotels (suite w/ multiple rooms vs. single bed rooms), we charge for guests over four (4) to cover out of pocket costs: mandatory occupancy tax, discounted rent, linens, towels, supplies, beds, utilities, maintenance, cleaning, breakage, wear and tear, etc. The price is proportionate to the number of guests. Like hotels, since the set up, washing linens and cleaning are the same as if a guests stays a partial versus the entire stay we need a maximum count of guests for your entire stay. Also hotels which charge day fees, day pool passes, sell food and beverage, do not allow outside food or beverages, merchandise and parking to help pay for the cost of day visitors. You save by bringing your own food and beverages! :)

The City requires one maximum guest count for your stay. The City is now very strict on occupancy guest count for both day and night and the mandatory occupancy tax. Your reservation guest count for both day and night is the maximum number of guests allowed at the house at all times day and night. They are trying to prevent overcrowding of rooms/house, noisy parties and groups booking a hotel room or house for four (4) guests but hosting daytime and overnight guests above this number. (The City will fine you $2500 per day for the guest count for both day and night for not being accurate.)

The discount/fee is $25 per person per day and night over four (4) guests plus the mandatory city occupancy tax. Thanks for letting us know your accurate guest count. You may also increase your guest count at anytime.

Invite Your Friends and Family to Save More Per Person. My houses sleep 6-30 guests. By splitting the fix rates by the maximum number of guests you all will pay less per person and enjoy super savings per person especially over hotels who can not accommodate larger numbers without paying for more rooms.

Thank you for letting me know your guest count for both day and night has increased. I will adjust your reservation and let housekeeping know to set up additional bedding, linen and supplies with payment.

Cheers,
Laura

EARLIERCHECK-IN
The day of your check-in we may be able to coordinate an even earlier check in. Just check in with me as I may have the prior guests check-out plans and could also offer the laundry done off site. Earlier check-ins are $75+tax for 2 pm plus $25+tax for each hour earlier. This is dependent on a guests plans, condition of the house (standard clean) and housekeeper availability so we try our best but not guaranteed as we need time to clean.

Yes, we would love to host your doggies on your family and friends’ vacation! As they are your best friends!

My “Mission Beach Point Views” home is ideal for pets as we are steps from:
Mission Bay - with a bike path, beach and park for dogs. Dogs must be on leash.

There are dog parks and dog beaches (closest Ocean Beach & Fiesta Island) near by too.
Dog Beaches (URL HIDDEN)
Dog Beach - Ocean Beach (24 hr. off leash) - located at the west end of Voltaire St., this off leash dog beach is one of the most popular in San Diego

Fiesta Island - Mission Bay Located in Mission Bay Park, dogs are allowed in all areas except for the Youth Campground and Least Tern nesting sites (seasonal). Daily 6:00 am - 10:00 pm, this area offers calmer waters than the ocean and sand dunes to run on.

North Beach Dog Run - Coronado (24 hr. off leash) - located on Ocean Blvd. near Sunset Park at the northern end of the beach next to the U.S. Naval Station entrance. Dogs must be leashed until you reach the beach. Foot shower and free dog litter bags at the entrance to the run.

Del Mar Dog Beach - Del Mar (post-Labor Day thru June 14 off leash) - located at Via De La Valle and Highway 101 at the rivermouth. Off leash area is north of 29th St.

The daily rent is $25 per day and a $75+tax hypo allergenic cleaning (+mandatory tax) so guests who are allergic to pets may enjoy the house too.

Pet owners agree to not leave out dog food inside and outside and to clean the waste up immediately for sanitary reasons. My housekeeper will charge you $5 per pile fee to clean up after your dog.

OWNERS MUST BE WITH DOGS AT ALL TIMES OUTSIDE AS WE SHARE THE OUTDOOR DOWNSTAIRS ENTERTAINMENT SPACE WITH OTHER GUESTS. (The HOA wants to pass a rule that guests can not bring theirs dogs. I’m opposed as owners are allowed to have dogs but they HOA needs to see guests following “good neighbor” rules. :)

I also can provide doggie (and baby) sitting for approximately $50 per day.

We’d love to host the entire family. Enjoy!

Cheers,
Laura

friends! Let me know if you have any questions DAY or NIGHT via text as we want you to have a fabulous time in San Diego and Los Angeles. I want you to have a great experience, be safe and save your money. I'm sure you're going to respect the neighborhood and the neighbors but wanted to give you the heads up on the below as they are strict....(I wish I didn't have to send this note.) New City of San Diego and Los Angeles Ordinances & Homeowner's Association Rules: If the City of San Diego and Los Angeles police come to the house or calls me due to a neighbor's complaint we both may be fined $1000 each for the noise. So you may be fined $1000 and will lose your entire deposit. (As stated in contract) The City's Noise Ordinance (San Diego Municipal Code, Section 59.5.01): Noise Abatement. Because excessive noise can be harmful to the health and welfare of citizens, the City of San Diego prohibits excessive and annoying noise within City limits. The City's Noise Ordinance (San Diego Municipal Code, Section 59.5.01) defines noise and regulates it by type, land use zone, and time of day. Violations of the noise ordinance could result in an administrative citation with fines up to $1,000. I I've given my phone number to all the neighbors to call me first so that I can mitigate any damages by giving you a call and text to quiet down. I'm part of a homeowners association so I/you will be fined $500 from the HOA for noise, parties or smoking. No warnings. (As stated in contract) Thank you in advance for understanding the laws and rules. Due to the City of San Diego and Los Angeles Occupancy rules to restrict parties and overcrowding, the maximum number of people to enjoy the home is your reservation guest count. If your reservation states 6 guests, the maximum number of people in the home/neighborhood is 6 guests. If you plan to have a mellow gathering please let me know right away so I may add that to the reservation and the City may collect their occupancy tax. If the homeowner's association contacts me with a guest count larger than what is stated on the contract/reservation you will be charged for those guests or the maximum guest count for your entire stay. (as stated in the contract). Thanks for understanding. Also it is highly advise to take taxi and/or Ubers or Lifts instead of driving if you plan to drink. They do you set checkpoints in Pacific Beach and downtown and there's only two ways out. And you will save on parking going down own so taxi pretty much pays for itself. Again I want you have a great time, be safe and not have to pay any additional money. Enjoy San Diego and Los Angeles! Stay Classy! Ǹ ˵

We're always trying to enhance your holiday experience. We LOVE input as we act on it immediately!

We support the shared LOCAL economy (Vacation Homes, Cars, Lyft, etc.) as we provide a unique LOCAL entertainment accommodations to host your vacation, work travel, temporary living, stay with friends and families.

We pay 31+ contractors a month from construction, remodelers, handypersons, housekeepers, inspectors and buy lots of remodeling, hospitality products daily!

If City's like Portland, OR, San Diego (thinking about it) and HOAs restrict vacation homes they displace:
- Awesome families who want to enjoy FREE Beach access
- Their tourism dollars
- Our 31+ contractors a month
- My business and passion

I and these folks are trying to make a living and we pay our taxes to support tourism, housing, welfare, and civil services.

How I got started: While pursuing my 20+ year career in sports marketing and sales (Adidas, NBA, Ticketmaster, SKECHERS, etc.) I moved every few years. So in 1996 I bought my first home and started the "shared economy" by renting rooms to colleagues and friends while remodeling the homes on the side too. Before you knew it I had several homes.

After surviving hardships that almost killed and destroyed me (domestic violence, $300K forgery, insurance fraud, guns (illegal assault weapon/ convicted felon), maybe drugs, alcohol and finally a divorce) I fought for "justice" and earned my safety independence back to control my own destiny! So I started converting my homes into entertainment vacation rentals to pay the forgery/theft, legal bills, and my mortgage.

My house contractors inspect, stage and manage the home remodel, stage, clean, fix, replenish, garden and we offer special request services.
