This apartment is a large ground floor studio in Beacon Street in the beautiful Back Bay area. It is close to the Charles river, Prudential, and a short walk to downtown Boston and to MIT.
It has a built-in wooden structure where we placed our bed (look at the pictures), so that the overall space can be used during daytime, with a comfortable sofa (which becomes a double bed, when needed).
Kitchen and bathroom are fully equipped with everything brand new! A truly unforgettable experience :-)

The space

IMPORTANT: My wife and I live in this apartment, so it is available only when we are travelling. If you are interested in specific dates which are marked as "not available", feel free to send us a message and we can consider on case to case base, if we want to / can travel somewhere :-)

- upstairs sleeping area: queen mattress, with sheets and comforter. Enough space around the mattress to leave book, laptop or anything you have brought upstairs.
- living room: sofa which can become a comfortable bed for two people, a coffee table, and a table with four chairs.
- fully equipped kitchen, with dishes, cutlery, glasses, pans and pots, boiler, etc.
- towels
- shoe carpet, kitchen mat, bath mat

Washing machines and dryer are just outside the apartment door. They work with $2 for each run, with quarter dollars. In the kitchen we have placed a small jar full of quarters for your convenience. Take what you need, and leave the equivalent in dollar bills - or other currency :)

If you go on xfinity website with log-in / psw which I will send you, you can also access many TV channels.

This place is strictly no-smoking.

Interaction with guests

As we rent the place when we are travelling, a friend of us will help with logistics. He has been hosting with Airbnb for a long time and is a great host. We will be always available by email or phone, whilst he will be available in person for any need.

- Please leave your shoes at the entrance
- strictly no smoking, please look for a more suitable place if you smoke
- do not ring neighbours, but contact me in case of any need. Some people do not like Airbnb guests, so just say you are friends, if needed
- please do not use any metal fork, knife, spoon, etc. on the black pots and pans. Please only use the big strong plastic ones, to preserve their state

Francesco is a great host, easily reachable by phone. He was out of town during our stay but he has a co-host that can also be reached. The apartment is located just a block from the Charles river running path and close to restaurants/coffee. The apartment itself has the basic furnishings and internet is fast. Very safe place to stay.

The location of this place is as described and is excellent. Thus concludes the positive portion of this review. The apartment was frigid. No heat. After communication they expected me to unpack and use a small space heater. There was a huge trashbag full of food garbage on the kitchen floor. The sink was dirty and there was a dirty mop in the bathroom. Several large cardboard boxes filled with furniture littered the living area. This apartment was simply not ready. I think that many of my issues will be resolved in time. It's a very small studio but if you need a place to crash in Back Bay this could work in a no frills sort of way. Francesco seems like a nice guy and I feel for him writing this review but the apartment was not in acceptable condition. You win some and you lose some on Airbnb and I'd have to put this one in the 'L' column.

Dear Luke, I am sorry that not everything went in the right way during your stay. Regarding the heating, it is simply switched off at building level when the spring comes. I cannot influence that. But as I wanted to make everything possible for my guests to be comfortable, I have ordered a space heater paying for same-day delivery, to be sure you would be comfortable, after knowing that the weather was going down again. Regarding the table which was still packed in the room, this was not planned. Unfortunately the table ordered through Amazon got delayed due to the snow storm. In the original plans, everything should have arrived and be mounted before I'd left Boston. This was not the case, so my co-host could only bring the package inside. Now it is mounted and I have uploaded a new picture with it :-) Regarding the trash, you are perfectly right. I would not have liked to see that when I rented a full apartment (a few times). On the other hand, when you wrote about these issues, my co-host (responsible for the place when I am away) immediately replied and clarified that - as he always used Airbnb to rent individual rooms, and never managed a full apartment before, he followed his routine, which is to empty the trash bags only when they are full. It is not a justification, but it is an explanation about what happened. He offered to come by immediately to sort everything, but you politely refused. I am fully with you on this issue, as I believe that staying in a nice, clean and welcoming place is very important. And a couple of years ago it happened to me that I did ask for the place I was renting to be properly cleaned, because it was not at arrival. If you would have allowed him to sort these issues, everything would have been smoother.
