My house is close to public transport, parks, and the city centre. You’ll love my place because of the cosiness, the garden and the selection of tea and strong coffee that we have! My place is good for couples, solo adventurers, business travellers, and furry friends (pets).
A comfy bedroom, large dining/living area, tidy kitchen, choice of bath and/or shower facilities and welcoming garden are all available in this quiet and sought after area of Leeds.
Close to Roundhay Park, Leeds City Centre and St James' University Teaching Hospital, our location makes a stay here great for anyone attending business trips, wanting to enjoy Leeds' busy city centre or get away for some peace and quiet.
The kitchen, dining area, bathroom and gardens are all shared and guests are welcome to use them all as suits them.
I have recently had a safe key box installed outside the property so that newcomers can arrive late/leave early without the hassle of worrying about access as there is now 24 hour access to the house key.
Interaction with guests
We are usually available to help show you around and offer any advice to the local area but if not we can be reached via this app/phone details left in the handbook that you will find on arrival.
We like to leave guests to settle in and do their own thing but we are always happy to help in any way that we can.
Other things to note
We do also have a very comfortable camping bed that can be set up in the bedroom for an additional guest, big or small :)

Some simple rules to allow a comfortable stay for all:
Tea and coffee available and please feel free to use the kitchen facilities and dining/living room area.
Quiet time after 10pm due to work commitments but please do not let this discourage you from returning to the property after 10pm, we simply ask that you keep noise to a minimum.
Parking is available in the drive and smoking allowed anywhere outside.
Please don't wear shoes on the carpets/rug.
There is constant access allowed to the garden so please make the most of any sunny days :)
My partner and I welcome anyone wishing to stay in this great city for short or long stays. Having both been to University here and now working here as a nurse and in administration we can recommend some great places to eat out at or visit.
