Great location very convienant to get to city tube very close. Lots of shops on high street few minutes walk away and Waitrose very close .Balcony with table and chairs a great bonus able to sit out frequently. Enjoyed stay However few issues : entrance and hallway give bad first impressions dirty and unkept.Apartment needs a little TLC lick of paint and carpets cleaned plus clear out of clutter would improve immensely Wifi took 3 days to work Also advertises Tv which is absent and although on holiday would be nice to catch up on news or chill after long day site seeing

This is a great location, only 2 minutes to the Tube station and a Waitrose (supermarket) less than 10 minutes walk away.

Pros: Easily accessible to Royal Oak (3 min walk) on Hammersmith/Circle lines or Queensway (10 min walk) on Central line, large flat, quiet and safe neighborhood, nearby nice restaurants and grocery store, washer and dryer Cons: Old building with thin floors/doors (can hear neighbors upstairs; recommend ear plugs), pretty dirty in some non-essential spots (but overall cleaned well), dirty dishes

Despite the main issue of not being able to check in the first evening to a lot of frustration after a 24 hour journey. The host contacted us fairly quickly when he had a chance to (as he was out of the country), it was sorted within the same evening but we had already checked into another location. But this location is FANTASTIC and safe and peaceful for the purpose of our trip (leisure / business / examination). Short walk to the nearest Hammersmith & City and Circle Line (Royal Oak station) and only 9mins walk to Bayswater (Circle & District Line) 10mins walk to the Queensway (Central Line) plus 12mins walk right to Kensington Gardens. Nearby amenities includes Waitrose and a Sainsbury Local, and some local/foreign owned small grocery. HIGHLIGHT of the location for us was definitely the Arro Cafe (Temple of Coffee) nearby, amazing italian coffee, fresh selection of pastries, great breakfast offer and friendly staff. We visited it almost every day throughout our stay. The apartment space was lovely for two person, plenty of space, ambient lighting and lightly decorated walls. Comfortable carpeted room, clean sheets, sufficient power outlets, kitchen and washing machine all in order. However, it would be nice if the owner provided a printed welcome note with basic instructions esp. for foreign tourists unfamiliar to the system in London and will help the guests orient themselves better and reduce the time texting the owner for minor things. (like asking where is the iron or even the light switches). We had an issue with the portable wifi but it was sorted within a couple of hours as it was just data that ran out. We enjoyed our stay!

Nick is great guy and a pleasure to deal with. Communication was perfect, prior to the visit, and everything was as expected during the stay. Apartment is in great location for access to the Tube and all location amenities. I would highly recommend Nick and his apartment to anyone. Will certainly be staying here again.

The location is the best part. Otherwise the common area hallway was disgustingly dirty, the communication was very bad and areas of the flat were not clean. All of these things can be corrected. If the flat and common area were clean and there were written instructions this would be an awesome spot. Nick is a very nice person and wanted to come over to have cleaning done better but we were traveling during the day. Also. If you rent from nick verify amenities including smoke detector and tv are present.
