We offer a 800-square foot spacious and private two-bedroom lower level suite (shared entrance) next to beautiful Palmer Park. The suite comes with a full bathroom, living and dining areas. The media area has a 65” 4K TV and treadmill. The dining area has a dining/game table, workstation, Keurig 2.0 coffee maker, toaster, a mini fridge/freezer and microwave, but no stove. We stock the refrigerator with bottled water, milk and muffins.

We are welcoming guests to the Pikes Peak region for our 10th season! The Doanestead is located in a quiet neighborhood next to Palmer Park with its miles of hiking trails, less than a 15-minute drive from both Garden of the Gods and downtown, and 17 minutes to the AFA South Gate. Please read the Neighborhood section of our listing.
We pride ourselves in providing a sparkling clean environment for our guests. We offer no-contact self check-ins; however, we try to be on the property during or after check-ins to answer questions.
The road on the left side of our house leads to private property. Please do not walk that area. The entrance to Palmer Park is at the end of Chelton Road at Paseo Road, about a 12-minute walk, or 3 minutes by car.
Airbnb’s listing program restricts the age category to 0-12 if we do not wish to host children. If you have children a little younger, about 6-12, please let us know. We’re not set up for babies and infants, but will host well-behaved children.
Your private suite is located in the lower level of the home (12 steps required), which is a partial basement with a "garden level" window in the larger bedroom. Entry into the home is through a keypad on our garage door, which takes you into our updated laundry room that you are welcome to use (supplies included). From there, your suite is just to your left, through part of the kitchen and downstairs. Our shared entrance is almost private—you will rarely run into us if we are at home, unless you want to!
We offer access to Netflix, Hulu, Amazon Prime and local HD channels on the 65” 4K TV with surround sound. Frustrated with motel/hotel slow (non-existent) WiFi? We have strong wifi (700+ mbps download/100 mbps up - depending on how many devices are connected) throughout the property (even in the backyard gazebo!), a work desk, shampoo and conditioner, laundry facilities with supplies, hair dryer, iron and ironing board. Unfortunately, we cannot be responsible for rare internet service interruptions.
You’ll love your private suite because of the coziness and the quiet location. The suite entry door and bedroom doors are lockable, and the large bedroom has a small safe to secure your valuables. The large guest room is furnished with a king-sized 100% latex mattress, and the second bedroom with a Kingsdown queen mattress. Both beds have feather-free comforters. A private full bath is located between the bedrooms. A comfy futon (full size) and bedding is available in the media room as well as a regular reclinable couch, so you can put your feet up after a long day of sightseeing and hiking!
To make your suite more comfortable, we have a humidifier if it’s too dry, a fan to keep you cool (average temperature in the suite ranges from 68-73), plus extra blankets, and two space heaters if you need to warm up! Please let us know if you need the temperature adjusted—your comfort is our priority!
We do not allow or have pets, so no worries about possible allergies.

We have a shared entrance through our garage and a few short steps through a corner of our kitchen to the suite entrance, which is completely yours to use.
Although we do not allow smoking/vaping in our home, patio or gazebo, if you are a light smoker, let us know. We have an area near the garage we can set up for you. Marijuana smoking outside the home is prohibited by city ordinance.
Your suite has a toaster, mini-fridge/freezer, microwave and Keurig 2.0 with regular, flavored and decaf K-cups provided. We stock the fridge with water, orange juice and milk. Colorado Springs City code prohibits us from making meals for our guests (food permits required), but we provide cereal, milk, muffins, butter and jelly to help get you started in the morning.
Other things to note
Please park on the left side of the house next to the privacy fence. Many guests prefer to back into the parking area.
Manitou Springs is a highly recommended quaint town to visit while you are here, but parking comes at a premium. Parking downtown Manitou is typically $7 for two hours, but you can extend the time via texting. Illegally parked cars will be ticketed, and the fines are not cheap. If you can find a parking space on Ruxton Ave near the Cog Train depot, it could cost you $10 an hour.

Please help us maintain cleanliness in the suite and only consume food and snacks in the media room and kitchenette area and not in the bedrooms.
Besides the deep cleaning before your visit, which includes washing bedding, the shower curtain, bath mat and bathroom rugs after each guest, each day we empty the trash and replenish snacks, milk and bottled water.
Please note that there is no stove or sink in the kitchenette.
- We provide chinaware, silver, and glassware that we collect and wash for you each day.
- On longer stays, we launder towels and washcloths every 4-5 days, and sheets upon request.

Neighbourhood highlights
Our home is located off the beaten path, just east of downtown, and backs up to beautiful Palmer Park that has miles of hiking trails. Our neighborhood is fairly old and has maintained that suburban feel. Because we’re in a neighborhood, we ask that you observe “quiet hours” after 10 pm.
Please be aware that the area to the side and in back of our house is private property. Please respect the No Trespassing signs nearby. We have a map of Palmer Park in our guest book that shows entry to the park and all the trails.
We are 10 minutes to the Interstate and just a 15-minute drive to downtown Colorado Springs, Old Colorado City, Garden of the Gods, and about 17 minutes to the Air Force Academy, Manitou Springs and many other local attractions. We are a 5 minute drive to a Safeway, the Cheers! Liquor Store, and a Walgreen’s pharmacy and 5-10 minutes from great restaurants.
The Doanestead is situated at 6400 ft., so we highly recommend lots of (H2O) hydration during your stay to help fight possible high elevation issues.
If you have any questions about our suite or availability dates, please send us an Airbnb Host inquiry. Sometimes we have a date blocked because of local travel that can possibly be adjusted or we can possibly accommodate a same day check-in.
We like children! Airbnb's settings are a bit too limited in age categories, so we had to select the “no children under 12” category. While we cannot accommodate families with infants, toddlers and pre-schoolers, we've enjoyed hosting well behaved ages 6 and above!
