Our guest annex is a light and airy building set within the garden of the main house. There's a king size bed and en-suite shower room downstairs and a mezzanine living room/breakfast area upstairs with a TV/DVD player.

There's a lovely view out across the neighbouring field to the river from the large upstairs window, and views of our garden from the downstairs windows.

The annex has tea/coffee making facilities and a mini fridge, and breakfast (cereals, fruit, yoghurt etc) is included.

The space

The guest annex has a king size bed and bedside tables with capacious drawers for clothes storage. There are tea and coffee making facilities and breakfast is provided (please let us know if you have any special requirements and we'll do our best). There's a compact but comfy sofa and a TV/DVD player.

Children are very welcome to come and stay here with you, but please be aware that we have no stair gates in place on the stairs up to the mezzanine, so you would need to be vigilant with young children from crawling age upwards. We have a small double size folding bed available for use, which can be put up for you upstairs on the mezzanine. We do not have a travel cot.

PLEASE NOTE: If you will want to use the fold out small double bed during your stay, there will be a £15 per stay (not per night) additional charge for this. This is because of the extra time it takes to move the breakfast table downstairs, set up the fold out bed, iron the bedding and make up the bed, and do the additional laundry afterwards. Please message me to discuss, either before or after you have confirmed your booking. Thank you!

Guest access

The annex is yours during your stay so you have access to the bedroom, shower room and living area up on the mezzanine. You're also welcome to enjoy our garden (weather permitting!). There's no kitchen, but we do provide breakfast, and you have a kettle for hot drinks.

Other things to note

I suffer from perfume sensitivity and want to make your stay as comfortable as possible if you have similar sensitivities. For this reason, the annex is cleaned with 100% perfume free products and the sheets and towels are washed in unscented, non-bio laundry detergent. You may also like to know that the annex is smoke and pet free. If you have any questions about this or anything else, please just ask.

Must climb stairs - One flight of stairs with some winder steps (narrow at one side) inside. Also there are concrete steps (no handrail) on the path outside.
Potential for noise - We're next to a road so there's the possibility of car/people noise or ambulance sirens etc at night. It's usually pretty peaceful here though.
No parking on property - Guests can park by the gate while unloading bags etc. Longer term parking is in the garden centre car park next door (partially covered by CCTV).

A beautiful space, perfect for a weekend in Manchester. The station is close enough to walk to and the train is quick and easy. The annexe was perfectly clean. It had everything we needed. Replenished breakfast each morning was a lovely touch - thank you. Vicky greeted us (even though we arrived very late!) and checked us in but gave us complete privacy. A great little base for exploring Manchester. Thanks again, we'll be sure to recommend.

Myself and my husband used the annex for a trip to Manchester for a family birthday, and it was the perfect base. We really enjoyed the breakfast! Vicky was a great host, and had thought of everything to make our stay comfortable. We would definitely stay again :)

Interaction with guests

We live in the main house and are around most days/evenings if needed for anything.

One of us will pop in each day during your stay to take away and wash your breakfast pots and replenish your breakfast things for the next day.

About Vicky

I love quiet walks, reading books, indoor climbing and bouldering, box set binges and chocolate (usually also in binge form).

I'm mummy to a small boy who's in school now so I'm usually working around my home or locally while he's in school and then playing football (incompetently) in our garden when he's home.

When my husband's not in work, we like taking trips to castles, forests and caves and going for bike rides together, or staying in and playing board games (or more football!).

Our home is peaceful but close to plenty of places to visit with fun things to do - if that sounds good to you, we'd love you to come and stay with us! :)
