It's close to Chichester, Goodwood and West Wittering.

I am lucky enough to live in this glorious house with a fascinating history. It was built by French prisoners of war in 1790 from flint gathered in the local fields.

Since I bought the house three years ago I've been resurrecting it from years of neglect. There are still improvements to be made but that's where AirBnB comes in!

The space

Kingley Vale House is situated between the villages of East Ashling and West Stoke, and close to Lavant and Funtington.

Chichester is three miles away, as is Goodwood, internationally renowned for exceptional motorsport ( the Festival of Speed) horse racing, especially the Qatar Festival in August, and Goodwood Revival in September, amongst many other events.

West Wittering is twenty minutes away and sports some of the nicest beaches England can offer. The sun almost always seems to shine there and I can guide you to outstanding restaurants and secret routes to the beach so you can avoid the A27 traffic!

This 18th Century house was built as two identical cottages, combined some years ago. I bought Kingley Vale House in 2014 and put my skills in interior design and project management to use ( I have a business doing the same for private and developer clients ). The house needed a lot of work and extending to provide a decent family room and kitchen.

It's being featured in a national magazine shortly so I'm looking forward to updating my photos with the professional ones!

'KVH' (as I call it) used to mark the western boundary of the Goodwood estate and is built in the same manner and materials as Goodwood House, with a huge amount of care by the French prisoners of war. The galleting flints and square-knapped window surrounds are something to be marvelled at and are seldom recreated today.

So I have a lovely light glazed entrance porch leading to three places: out to the garden, into my lovely huge kitchen / sitting room, and to the original part of the house which includes the dining and drawing rooms, the snug, office and the first floor where the bedrooms and bathrooms are.

The garden is a work in progress and the lawn has recently been reseeded following my renovation work. It leads into my 'playground' which was a scrubby copse but I've now cleared. It's great for playing on the huge swing in the oak tree, running around or relaxing and leads to the neighbouring woods where you can walk and soak up the peace and quiet, the stunning bluebells and spot deer, foxes, squirrels and, high in the sky, the soaring buzzards.

The ground floor is pretty much how I would like it to be; the first floor is gorgeous but I am hoping at the end of 2017 ( with the help of you wonderful AirBnB folks) to be able to refit all three bathrooms and redecorate one of the double bedrooms. There are lots of other improvements and updates I would like to make, and I value your post-visit comments which inform the upgrades I will be making.

I'm passionate about garden design as well as interiors so I'm improving and planting all the time to make an idyllic home-from-home in the woods. I look forward to introducing you to Kingley Vale House.

Kitchen with dining area, sofa, television and four pairs of French doors to the garden. I have a full size Aga, larder fridge, and Miele dishwasher here. There's an oak island where I prepare food and you're welcome to cook and enjoy my extensive range of equipment. On request I can stock the fridge for you.

Next to the kitchen is the downstairs loo with a vanity area, and the larder where I have my huge American fridge freezer and all my dry goods, bakeware, Sodastream, Nutribullet and my cookbooks. All the essentials!

The hallway leads to the

Boot Room or Utility Room where you can wash and dry your clothes and where I plate up and prepare for dinner parties. It has a dishwasher too and lots of space for hanging up coats. It has a separate door to the outside so it's a great way to enter the house if you've been out for a walk.

Dining Room, with a beautiful handmade table and chairs, a drinks cupboard and knockout designer lighting. It's such a beautiful and atmospheric room. I can host and cook dinner parties here for you by arrangement.

Drawing Room, with a George Smith velvet sofa, beautiful armchairs and a gorgeous open fire with plenty of logs to keep you cosy in the winter months. It's also got my lovely piano so that those with skills can tinkle the ivories. I'm a singer so it makes me very happy to have such a beautiful piece in here.

This leads to my study, with lots of interesting books, and to the snug, where children often prefer to cosy up if the adults are chatting or watching something boring in the kitchen !

I've central heating throughout and underfloor heating in the kitchen and entrance.

Upstairs I have four lovely bedrooms:

The main bedroom has a huge Superking bed, with gorgeous bedlinen and throws, bedside lighting, handmade shutters, a small sofa and fitted wardrobes.

It shares a small bathroom with the neighbouring double room which faces the garden and has fitted wardrobes.

The next bedroom is a single, with fitted wardrobes, its own bathroom and a shower over the bath.

The last bedroom has a good king-sized bed, and its own small shower room.

Kingley Vale House is set on its own in gorgeous native woodland, and is surrounded by a lovely mature garden.

I have a trampoline and a huge swing but PLEASE do not use them in case someone gets hurt. Thank you.

Interaction with guests

Yes ! Of course I'd love to meet you, but won't get in your way.

Your privacy and relaxation time is valuable so I'll be here to show you around and so that you can ask any questions, then will disappear for the duration of your stay.

But if you'd like any help, just call me.

Or if you would like to entertain friends and need me to drive you to Goodwood or prepare and cook for a party let's discuss how I can make your stay perfect.

We can cater for up to about 24 people for breakfast, lunch or dinner, or more for a drinks party, by prior arrangement.

Other things to note

I have a large and very friendly black cat. If you bring a dog she will scamper off but is very happy to head off to her own AirBnB for a few days.

As this is an old house, there are odd quirky door handles; I'll explain the quirks when I introduce you so you don't get stuck!

My renovation is a work in progress and I'm so blessed that you are considering a stay in my house so that I can make it even better for your repeat visits!

BORING BUT IMPORTANT - please read.

By coming to stay you are accepting that all parties staying have read these rules.

1. Please advise me of any guests / friends you expect during your stay.

2. Please do not use the trampoline. It doesn't have a net around it. I do not want anybody to get hurt.

3. I have a large swing but again, please don't use it as I cannot guarantee that you won't injure yourself.

4. The garden isn't fenced so please keep pets under control at all times.

5. I would be so grateful if you could look after the house with care and take special care with the antique furniture by not resting hot or wet items on them without a mat or adequate protection.

6. Please use a heat mat (provided) when putting hot items on the kitchen work surfaces and also protect them from stains by always using a chopping board and wiping up spills immediately ( particularly fruit / vegetable juices, tea and coffee and red wine).

7. If Bobbin the very friendly cat has miaowed her way into the house please feel free to expel her ( she has a second home in the garage where she sleeps 24/7! )

8. Please be sure never to leave Bobbin inside by night or if you are out of the house.

9. Please always respect my security and ensure that all external doors and windows are kept locked when you are not near them, and always at night and when you are away from the house.

10. No photographs or video may be taken of any part of the property during your stay.

Kingly Vale House was a real find. Like walking into the pages of an interior design book - but not one where you're afraid to touch anything! Beautifully appointed, beautifully presented, the house was an ideal venue for a special family gathering. Communication from Sarah was top notch from start to finish and even though she was out of the country during our stay, Bobby (the cat) was a more than adequate deputy host. Can't recommend highly enough. Thanks Sarah!

Am new to AirBnB. I was looking for a location for a family reunion. Sarahs house is amazing! And comparatively very reasonably priced. The location is great, and we had a lovely time just sat in the garden catching up. Lots of shared space, but also plenty of bedrooms and bathrooms for evertone to have their own space. Sara was amazing... nothing was too much trouble. WOuld highly recommend.
