Adorable Cape Cod style house in Middletown, 3 miles to beaches and Newport. Very close to Newport Vineyards, Sweet Berry Farm and Norman Bird Sanctuary. Perfect for two couples traveling together or a small family.

The space

Rini's Place (named for Cyndi's mom) has two bedrooms and accommodates a maximum of 4 people. Each bedroom has a queen bed, AC and TV. An open living/kitchen/dining area leads out to a large deck (complete with outside dining and gas grill), overlooking a lovely yard with gardens.

Guest access

Guests have access to entire main floor of house and deck; access is not permitted to the garage, attic, basement or neighboring pool area. Wi-Fi and cable TV are available. AC is available in bedrooms in summer months. A "beach closet" is available, complete with beach chairs, towels and sand shovels/pails.

Interaction with guests

Cyndi or Luke will make every effort to welcome you to Rini's Place in person. Should we have to run an errand or you get delayed, we will make arrangements to leave you a key and provide maps and information. We live next door should you need anything during your stay and we can also be reached by phone.

We loved Rini's place! Cynthia was helpful from the start, giving us a tour at check-in. She offered to provide a lobster pot and utensils as we planned to cook our own lobster meal! It was very enjoyable eating outside at the table on the back deck. We went for 3 weeknights with 6 year old son, husband, and my mother and the place suited us well. We enjoyed the great restaurants and beaches with just a short drive.

Rini's place was perfect for our little family. The house is situated on the end of a quiet resident street that seems a world away from the bustle of Newport Beach and tourist attractions. In fact they are quick 7 minute drive down the road. Cynthia was a great host, and showed us some helpful tips, including a great parking tip on Downtown Newport. My daughter loved her room and didn't want to leave. Also the large backyard with deck made for wonderful morning coffee. We cannot wait to stay again. Thanks Cynthia!

The check-in and house: Cyndi lives on the lot in the house next door (this house was built as an "in-law" dwelling) which made for a convenient check-in. She was a friendly host and was quick to show us around, give instructions for the tv and shower and give us information about the area. Easy to talk to and she made it clear we could reach out should we have questions or issues. The hostess shared that she and her husband own an inn and this experience was apparent as the house was equipped with small things you would need but may forget (i.e., coffee, creamer, bug spray, etc.) while paying attention to detail such as hooks everywhere to hang stuff, cabinets full of cooking ware and Tupperware, a beach closet and a basket full of maps and local attractions. The house overall had a cute cottage feel and was clean although the linens, while seemingly clean, smelled a bit "stale". Perhaps they were in the closet a while. No big deal for the two nights we stayed though. The deck and yard were lovely and we spent our meals outside. There was a nice grill for guests to use though we didn't get the chance this trip. We had a problem with the tub not draining properly but the hostess quickly responded that she would take care of it. As for location: My boyfriend and I were in town with our mothers for the Newport Jazz Fest and found the place to be super convenient. The house was in a prime location being minutes from 2 vineyards which we visited while there. Also close to downtown Newport, the cliff walk and other area shopping/ attractions making it easy to get to and from the Festival at Fort Adams State Park. The street was super quiet and the neighbors were friendly. Overall impression: great cottage feel in a quiet yet convenient location. Would definitely stay again! Thanks for a great stay!

Cynthia's place is spacious for four people, with a lovely back patio for breakfast. The neighborhood is quiet, but close to a number of restaurants and other amenities. The property is very close to the beach and just four miles from Fort Adams. Communication and check-in was easy, and a keypad meant we didn't have to fuss with a key when we went separate directions. We would happily stay here again!
