Before they became all the rage, this was the original Tiny House (400 sf). 1928 free-standing Contractor's Office re-purposed into a residence during WWII, completely renovated in the 2010s.

Cozy and private studio apt. with full sized kitchen in fun neighborhood w/ restaurants, parks, shops, river walk. Just outside the city yet quick and easy access to downtown Boston and local colleges (BC, BU, Harvard, Bentley, Brandeis...).

Pretty, flower-filled patio in season.

The space

Studio with separate kitchen/dining area and bathroom. Completely freestanding/detached and private apartment.

Furnished with Internet/WiFi, full bed, dining table, chairs, full-sized stove and fridge, toaster oven, microwave, linens, kitchen items. (dishes, flatware, cookware, etc); LCD TV ( reception cable service only with just a few major network and PBS channels, but there is a Roku and you can stream to the TV from your laptop) with DVD player (and DVD library). Hardwood floors with rug in bedroom. Window A/C (please note: a/c is a window unit connected in peak summer season only).

DVDs, magazines, books, local maps to borrow for your enjoyment.

Strictly no pets, no smoking anywhere on property (i.e. no smoking indoors OR outdoors).

Parking for one car directly in front of the apartment. Compact or mid-sized cars only (no large cars, trucks or SUVs permitted).

Convenient to MassPike (I-90) and Highways 95/128.

Easy walking distance (2 blocks) from # 558 (express to downtown Boston) and #59 bus lines (commuter hours only). Otherwise it is a 1.25 mile walk to the numerous bus lines (500 series, 57, 71, etc.) to Cambridge and downtown Boston from Watertown Square, Watertown Yard (but there is plentiful daily parking at Watertown Yard for $7/day).

2 blocks to Charles River walk/bike path. 2 blocks to the local village with restaurants and pubs, quaint independent shops (antique shop, the country's oldest cutlery store, beauty salons, post office).

2 miles to Boston College Law School. 3 miles to Boston College. 5 miles to Harvard University, Boston University, Wellesley College. 4 miles to St. Elizabeth's Hospital, Brandeis University, Bentley College. Across the street from Chapel Bridge Park office complex.

Guest access

Guests have access to our peaceful patio garden (in season), lovingly cared for with a mini bamboo grove, zen fountain and flowers. When we are in town we share the patio, but when we're away it's yours alone (during daylight hours).

We provide WiFi, TV with basic channels, a large and varied DVD library and player, books and maps of the local area, and a lending library of books and magazines to suit all tastes (ask us for more if interested since we have a very large library in the main house that we are happy to share).

Interaction with guests

We live in the house across the way and are happy to get to know our guests, or if they prefer we will leave them to their solitude in their completely detached unit.

No smoking and no pets anywhere on the property, not even outdoors.

A/C to be turned off when not in the apt. Please turn bathroom ceiling fan off after showering.

No washing laundry in the unit. There is a clean and modern laundromat a few blocks away on Adams Street.

Due to allergies, no cooking with curry.

Toilet paper ONLY in toilet - this rule must be strictly observed. Century-old plumbing is highly sensitive.

Annabella is a very good host. I was unprepared for unseasonal rain and She loaned me an umbrella. The kitchen is quite well stocked with utensils. The property is well maintained.

What a cute, quiant area & place to stay! Annabella & her husband were super nice though I didn’t get to meet Annabella in person, her responsive, warm & thoughtful messages were great. They even gave me apples & cider from their trip to an orchard! Plus they offered to pick me up from the bus stop which was really nice. Overall my stay was great. I loved the little area all to myself. It was quiet, a good night’s sleep & very clean surprisingly to me since it’s an old place. It was super clean which I really liked. Newton is far out if you’re trying to get to Boston without a car so I should have done more research prior but Newton was a cute town with bus & rail access about 1 mile from this house. I felt safe as it was quiet especially at night. There was a corner store & restaurants within walking distance. The cable tv is basic cable which I didn’t realize & you can’t control the thermostat on your own so just be aware of that. All in all, it was an awesome experience & I’m grateful to have stayed here saving money on lodging since Boston is expensive.

Glad you had a nice stay! Just to clarify on the thermostat - you can control the heat on your own during heating season, but the air conditioning unit is separate and can be controlled directly from the a/c unit itself (it's just not tied into the thermostat, which is only for heat). We have a Roku so you can stream anything you like through the WiFi from your own laptop to the TV.

While I never met Annabella in person she was a very gracious and communicative host via email. The flat was clean and comfortable, and suited my purposes well. Coordination of the key handover was also very convenient. I recommend the flat highly for short term stays of one or two people. (This space is a bit cozy for two people if you are planning to spend a lot of time in the flat, or it's not warm enough to take advantage of the patio).

Thanks, Emily! Our place is for single occupancy only, so we hope our solo traveler guests find it comfortable. We try to facilitate self check-in so that guests can arrive at their convenience (we were sorry not to get a chance to meet because we do like to greet our guests when possible).

Annabella's place is a good value but might not be ideal for extended stays given its size. That said it was very convenient for me and she was very kind in her messages and offers to help if I needed anything.

Thanks for staying in our little studio. As stated, it was the original tiny house and historically was used for extended stays, with one tenant (still alive and now in his 80s, who lived here more than 20 years in the 1950s and 60s, and our own bachelor friend who lived here for the first 10 years we owned the house before he got married and we converted it to airbnb).
