THE ROOM IS BRIGHT, QUIET AND SPACIOUS ENOUGH . IT HAS TWO WINDOWS WITH SHUTTER AND MOSQUITO NET. THE ROOM HAS A COMFORTABLE FRENCH DOUBLE BED (140 X 190 CM) THE ROOM ALSO HAS A WARDROBE, A SPACIOUS WRITING DESK, A KETTLE, A SMART TV 24". THE BLUE ROOM HAS A CEILING AND A VERTICAL FAN AND AIR CONDITIONING. HEITING WITH RADIATOR. IN THE WHOLE FLAT THERE IS A WIRELESS CONNECTION. THE PRIVATE BATHROOM IS NOT IN THE ROOM, BUT CLOSE TO IT

IT HAS GAS STOVES, A MICROWAWE OVEN, A KETTLE, A TOASTER, A MOKA, A MACHINE FOR AMERICAN COFFEE, A FRIDGE AND REFRIGERATOR RESERVED FOR GUESTS, A SPACIOUS MARBLE TABLE, A CEILING FAN. THE ROOM IS LARGE, COMFORTABLE AND VERY BRIGHT, WELL EQUIPPED AND THE GUESTS ARE FREE TO USE THE KITCHEN EQUIPMENT WITHOUT ANY PROBLEM. KITCHEN FURNITURE IS ORIGINAL 40s.

The blue room is located in the night area of my apartment, where I live myself, with any independent entrance from that of the guests. In the night area there are other two bedrooms, so it is possible there are other guests. It is not a problem because the flat is large, airy, and the night and the living area are well separated, so the night area is quiet.
The apartment is comfortable, cozy and has a vintage look (brick ceilings). It was infact the home of my great grandparents, and in some rooms I have still their furniture.
The apartment is located on the first floor without lift (15 steps), occupies the whole first floor of the building, measuring about 120 square meters. The house is all on the same floor, but inside there are a few small steps. In the rest of the condo there are two other apartments upstairs-
The whole house is equipped with independent heating. In every room there are ceiling fans. In the house there is wireless connection.
Guest access
Guests will have access to the reserved bedroom and to private bathroom, and kitchen. During the summer they can use the terrace to dry their beach towels or to hand wash their swimwear.
During your stay
The owner will be present in the apartment, unless all the rooms are rented, in this case the owner will be nearby. She will be respectful of the privacy of guests, but also available to interacting with them, if they wish it. The landlady will be pleased to give you information about what the area offers.
Other things to note
FOR GUESTS WITH CAR
The historic center of Grosseto is located in the Medici Walls and is rather small. The distances are therefore not a problem. In order to be able to enjoy a beautiful and lively old town with local shops, shops and pedestrian traffic there are some rules to be observed with the car.
TO ENTER AUTO IN THE HISTORICAL CENTER: Limited Traffic Area (ZTL) and PEDESTRIAN AREA)
Taxis have permission to enter the historic center. If you want to get in with your car, even for hire,you have to ask for permission at Porta Corsica sentry-box (a small dark wood house) with the car booklet . Every permit costs 2 euros, you can enter several times a day, each time you pay 2 euros. The permit is only for loading and unloading, not for parking, and lasts for up to one hour. From the historic center you exit the Via Saffi gangway. You can not get in from 10.00 to 12.00 and from 17.00 to 20.00. Porta Corsica's gym is open from 7.30 am to 7.30 pm on weekdays. On public holidays it is closed. If you plan to enter the ZTL after 19.30, you can make a valid permit for the evening during the opening hours.
PARKING payable: Automated parking and car parks along the streets
Around the Walls are automated parking and car parks along the way.
Automated car parks Automated parking spaces cost 0.70 cents per hour from 8.00 to 20.00 on business days and 0.20 cents per hour from 20.00 to 8.00 and on public holidays. For parking at 0.20 cents per hour you can not spend more than 2 euros in total. Automated parking has a bar at the entrance and exit. The closest to my home, about 2 ', is Porta Corsica.
Paid parking on the streets (blue stripes) cost 60 cents per hour and is free from 13.00 to 16.00 and from 20.00 to 9.00 on business days and all day on Sundays and holidays. For these car parks you can pay at the parking meter. If you want you can pay a daily ticket of 3 euros, at the parking meter or at the sentry-box in Porta Corsica. Regardless of the time that will be marked in the ticket that releases the parking meter, with 3 euros you will be entitled to a full day stop. Paid parking along the Walls in via Manetti and via Ximenes is two or three minutes from my home.
FREE PARKS (white strips)
There are two free car parks quite close to home: one is the Great Archers' Parking, down near the Medicean walls, five minutes walk from my home. There are free parking also along Sonnino Avenue, always a five minute walk from my home.
