The unit is located on 335 Ocean Drive and is right on the beach.

The unit is a 220 sqf private studio located on an ocean front building with a private pool and a direct beach acess.
There is a small kitchenette, a bedroom/living -room and a separate bathroom (see pictures added to the listing) .
The unit is very clean and cozy it is an incredible value for an unbeatable beachfront location .
You can walk everywhere from Clubs to bars,restaurants,shops,beach ....Best location ever on Sobe !!

The space

The guest can use the entire studio and the building amenities.
The studio has a private bathroom and a kitchenette.
The studio is extremely clean im very picky and obsessed with the cleaning so everything is impeccable.
If there is an extra guest and if you send a message before the cleaning lady will organise you an extra bed and and put fresh sheets to welcome you .

Guest access

The guest can access the building using the fobs located in the lock box outside the building and access the unit with the door code (see pictures attached to the listing and find out exactly how the lock box looks like and where it is located).
Once the guest check out he has to put the fobs back to the lock box outside for the next guest coming in.

Interaction with guests

You can text me and email me regarding unit questions or issues only .
There is NO concierge service provided with this rental .
There is NO parking included and provided with this unit .
Weather issues hurricaine , rain ,cold weather,,,,,,,
will not be considered as a refund request by the guest .
The host is NOT responsable for the weather conditions .
The guest(s) have to lock the door when they are inside and when they leave the unit .
NO complain will be accepted if they don't in case of any issues .
NO candels , NO smoking are allowed in the unit for fire risks .
The guest will be responsable .
NO parties , NO drugs are allowed in the unit .

It can be for an adult as well but the adult has to be slim and light and the bed is ok but not as comfortable as the others
The extra bed is a twin bed

-220 (URL HIDDEN) sq.m efficient unit .

-Fully stocked : towels (bath and beach) , 1 large white beach umbrella , 2 beach chairs , 1 iron ,1 blow dryer , 1 small fridge , 1 microwave , 1 coffee maker , 1 toaster, cups , dishes , plates , and all the necessary for cocking , hotplate for cooking is in the kitchen cupboard .

-1 nightstand with 1 lamp on it .

- 1 grey rug on the floor .

- 1 plasma tv with a remote control .

- Wiffi and cable are included .

- Legal Licensed short term rental for this unit .

-Wall mount A/C with a remote control in the night stand drawer or on top of it .

-1 outdoor pool with chairs and tables around the pool .

-The building has no front desk , no valet service , no bag and suitcase storage .

-The check in is at 2-3 pm and the check out at 1 pm .

-Reservations rates varies by seasons and dates like weekends are more expensive for example.

- Direct beach acess (open the door with the fob pass)

-1 outdoor pool (acess with the fob pass)

-Credit cards operated for washing machines and dryers .

- The host speak English and french you can reach the host anytime only for major request like key lost and important questions regarding the UNIT or the BUILDING ONLY !!!
There is NO concierge service provided at all so please do not email or text the host regarding question for parties , tours, car rentals ect,,,
You can find everything and people for those request on Ocean Drive like bike rentals , club promoters on the beach ,city tours shops ,,,,,

-Overnight guest who are not on the Airbnb reservation are not permitted in the unit ( there are cameras in the hallways and next to unit doors ) and it will be reported with cameras screenshot to airbnb.

-Please do not send mail or package to this unit adress .

-Do not store or trough any garbage in the hallways there are garbage downstairs outside .
Indoor garbages left for too long will attract roaches.

-No smoking (of any kind) inside the unit.A 250$ Non-refundable cleaning fees will apply for violations.

- No pets allowed in the unit .

- NO Free parking spot the guest will have to park in the street or pay for private parking garage .

- No parties allowed , no screaming , loud music ,drugs,and anything that will disturb neighbors peace .

- NO candels allowed for fire risks .

-Always TURN OFF the water after you finish to use it .

- The host is not responsable for any kind of problems or accident from an outside guest invited and permitted by the actual guest who rent the unit .
The insurance will only cover the actual guest who rent the unit strictly limite to 3 person .
The people from outside who come in the unit because they are invited by the guest who rent the unit are not covered by the unit insurance in case of a problem in the actual unit .

- The deposit will not be refund in case of a broken door , lamp , tv , table , chairs , bed , lamps , microwaves , iron ,,,,,,,,or anything stolen in the unit ,,,

- Do not wet electronic fobs . Lost or damaged fob will be charged 100$ per set .
If the guest(s) loose both fobs and want them right away they will have to contact directly Royal managment and Daniel Safran the building manager .
The office is located on Washington avenue and the office hours are Monday to Friday from 10am to 6 pm .
Royal managment will charge 100$ the guest directly if the guest need news fobs directly from the office and the guest will have to pay Royal managment right way .
The host will not pay for new fobs if needed .
2 are provided at the check -in and they are lock box .

- Cleaning fees include check out only.

- Make sure the door is locked while you leave the unit .

- Make sure the you close the lock upstairs while you are in the unit to secure your stay .

- The host is not responsible for anything lost or stolen or any problem in the unit if the door was not closed AND LOCKED .
There is a camera in the hallway right next to the door unit to provide security but the guest still have to be carefull and close the door unit .

Superb location Ocean Dr @ 4th. Direct beach access as described. Very good communication with Angie. Room totally as expected, I.e., functional and spotless. Well equipped kitchen, though we didn't use it. No parking on premises, but self parking around the corner. Great bargain.

The description of Angie's place is pretty spot on. It's tiny but mighty! It was just me, but I couldn't imagine more than 2 or 3 people. It's about the same size as a hotel room, but a hotel comes with daily cleanings. With it being so small, being clean was extremely important! Not a bad location and less than a $5 Uber/Lyft (one way) ride to the center of action. If your thing is the beach, this is for sure a great location.... pictures do it justice, but it was good for me and Angie was a good host.

We had a very great time :) The room was clean, modern and had a well equipped kitchen. Even extra towels for the beach and a sun umbrella werde available. Just the check-in was a bit confusing with all the different locks/doors/codes for us.

This was an AMAZING location for a GREAT price!! Literally right on the beach and close to everything in south beach! We never paid more than 5-7$ for a lyft and we also walked lots of places! Super happy with our stay and would 1000% stay here again.
