My family has been coming to Crystal Beach for decades. In fact, the black and white photos in the house were taken on this very beach. I decided to name my home Riad by the Sea after the small, intimate hotels of Morocco called Riads. The name is a testament to my passion for travel and my passion for the ocean. I hope you will find it as magical as I do!
Riad by the Sea offers tastefully decorated interior living/dining/sleeping spaces for up to 11 as well as plenty of outdoor living space. The kitchen is fully equipped and there is room for 8 at the kitchen table. Linens and towels are included in the bedrooms and bathrooms. The deck boasts ample seating and a motorized lift (for cargo only). Downstairs there are tables, chairs, and swings, along with a sand shower and fish-cleaning table/sink.
The house is yours to enjoy, with the exception of the closet in the master bedroom and the garage. Please do not enter either of these areas.

Other things to note
Holidays are extremely busy on Crystal Beach. Use caution on your way to the beach and be alert on the beach.
No fires or grilling on deck or under house. Roll grill on to yard.
No wet bathing suits in the house.
The house is to be left in the condition in which it was found at check in. Cleaning fee is to sanitize house for next guest. You don't have to clean, just please put furniture and items in their original location and remove trash.

I am an independent operation not affiliated with any other rental companies. We are not a hotel accommodation. Each house is a private residence offered for short-term rental.
Renters are required to complete the reservation:
AirBnb and all other bookings: Sign, date and email back the rental agreement
Rates posted on the Internet and Rate Schedule are based on “Maximum Occupancy” per Residence. Maximum Occupancy & Violation Penalties- Maximum Occupancy of each unit is very serious and therefore strictly enforced. Renters who exceed Maximum Occupancy will be charged a $200 fine per additional person to the credit card on file, along with termination of the rental.
OCCUPANCY: Max guests for rates listed is 11 in beds. Exceptions can be made for the couch for up to 2 additional guests (max of 10) and must be approved with owner. $25 per additional guest per night. No exceptions.
**Tours of the home are only available for confirmed reservations with events.
No Events if there is a event heald on property then you will be ask to leave and rental agreement is immediatley terminated and there will not be no refunds
RENTING AGE: Minimum 25
Early check-in and late check-out is not available during busy season (May through August) as our homes book reservations back to back and we want to allow the cleaning company ample time to make the home perfect for our guests. Early check-in and late check-out is based on availability during the off-season. Please inquire a day in advance. May be subject to an additional fee.
WIFI is in common area but can be intermittent with weather and NOT guaranteed. You will be provided with the security/access code. WIFI is provided at no additional charge in our unit with a secure password, which is given in the check in/check out information.
By issuing payment (E-Check, Credit Card, bank pay, (SENSITIVE CONTENTS HIDDEN)), Renter acknowledges he or she has read the “Rental Policies” and agrees to be bound to its Terms and Conditions. Reservations made on the Internet will be confirmed by email and added to the rental calendar by Rental Operators.
If the reservation is canceled, a $50 administrative fee applies

PETS require a non-refundable pet fee. (r $100 per pet per rental). This must be paid at time of reservation unless agreed to in writing. If a pet is brought without paying the fee, or written permission, you will forfeit your entire deposit.
PET WASTE DISPOSAL: Pet policy is that you must pick up after pets and all pets must be on a leash at ALL times. Failure to pick up after a pet or not on a leash will result in a fine.
CANCELLATIONS: Cancellations made within 30 DAYS PRIOR to the Arrival Date Lee moved up to causes forfeiture of Renters deposits, payments and reservation. In the event the Residence is re-rented for the entire reservation dates, Management will return 100% of the forfeited Rental amount and a $50.00 cancellation fee will be charged. In the event the Residence is re-rented for a portion of the reservation dates, Management will return a portion of the forfeited Rental amount and a $50.00 cancellation fee will be charged.
Cancellation notices must be in writing, email, or fax. As an option to Cancellation, please consider a “Change of Date”.
Long-term renter’s cancellation policy is 30 days from original agreed check in date. If the check in date is moved and reservation is canceled 30 days prior to original date, ½ payment is forfeited.
CHECK IN TIME is 4:00 p.m. Central Time-unless agreed to in writing prior to check in from the owners
CHECKOUT TIME is 11:00 a.m. Central Time-unless agreed to in writing prior to check out from the owners. Late Check/Outs will be charged the greater of $500.00 or rental loss unless late check out is agreed upon with owners prior to arrival in writing.
CHECKOUT: All garbage must be sacked and tied in trash bags that are provided, and placed in the trash bins on the street. Dishes must be in the dishwasher and clean cycle started. The charge for leaving dirty dishes or loose garbage in the house is $100.00. Please see linen rules below.
VEHICLES/TRAILERS: There is parking under the cottage. DO NOT PARK on the neighbor’s property. If you park on the street, it is at your own risk. No mobile sleeping units, such as RV campers, may be used for cooking, sleeping, or any other purpose other than transportation. Trailers may NOT be parked anywhere on property without prior approval. Vehicle owner’s park at their own risk, and owner assumes no responsibility or liability for damage or loss of the Renters vehicle(s) and or contents therein.
SUBLET: Renter may not sublet residence under any circumstances.
FIRE & CASUALTY: If residence becomes uninhabitable by reason of fire, explosion or by other casualty, Management may terminate rental agreement in order to repair damages.
RIGHT OF ACCESS: Management shall have the right of access to rental for repair and maintenance during reasonable hours with given notice to the owners and renters. In the event of an emergency, Management may enter at any time to protect life and prevent damage to the property.
USE: Rental shall be used so as to comply with state, county and municipal laws and ordinances. Renter shall not use rental or permit it to be used for any disorderly or unlawful purpose or in any manner so as to interfere with other resident’s quiet enjoyment of their residence. Any misuse described above shall result in termination of Rental Agreement and no refund of any payments will be issued. WE RESERVE THE RIGHT TO TERMINATE ANY CONTRACT WITHOUT REFUND IF THESE GUIDE LINES ARE NOT FOLLOWED.
BALCONIES: DO NOT sit, stand or jump up the balconies and railings on the front, back and side of the beach house. Please make every effort to keep walkways and the entrance area to our house neat and orderly. All beach accessories that are brought unto the property such as: Ice chests, chairs, games, umbrellas, boxes etc. may not be left. Owners are not liable for any items on balcony or walk way.
BARBECUE GRILLS, FRYERS, FIRE-PITS ARE PROHIBITED: any use of personal grills or outdoor fryers is in violation of fire code and subject to a fine. Any damages due to misuse forfeits your deposit.
PROPERTY LOSS: Management shall not be liable for damage to renter’s property of any type, for any reason or cause whatsoever.
ADDITIONAL GUESTS: If a Renter has a guest visiting during the day the guest must be accompanied while on property by signer of this document at all times.
INDEMNIFICATION: Renter releases management from liability for and agrees to indemnify Management against losses, incurred by Management as a result of
(a) Renter’s failure to fulfill any condition of this agreement;
any damage or injury happening in or about rental or premises to renter’s invitees or, Licensees or such person’s property;
(c) Renter’s Failure to comply with any requirements imposed by any governmental authority; and
(d) any judgment, lien, or other encumbrances filed against renter as a result of renter’s action.
FAILURE OF MANAGEMENT TO ACT: Failure of Management to insist upon compliance with the terms of this agreement shall not constitute a waiver of any violation.
RESPONSIBLE PARTY: The name on this agreement is responsible for payment and the actions of all occupants.
RENTING AGE: Minimum 25
SMOKING: Smoking not permitted inside the house AT ANYTIME. However, smoking is permitted in the outside areas and proper disposal is required (all butts must be put in the trash or sand cans). Failure to comply will result in termination of this agreement, violation charge of $500.00, and ZERO refund will be issued.
REFUNDS: There will be no refunds for weather, except mandatory evacuations. In the event of mandatory evacuation, the pro-rata share of the rental charge will be refunded. There will be no refund or rebates given due to the malfunctioning or breakdown of appliances, air conditioning, or any other property equipment or services. If for any reason, we are unable to deliver the property to you for the rental period contracted (I. e. the home is damaged by act of God) we shall refund your money in full.
REPAIRS: When you check in or during your stay, if you discover anything not in working order, please notify us immediately. We will correct it as soon as possible.
GARBAGE: Fines enforced for trash left inside the house or outside not in the trash cans, a fine of $100.
LINENS: Linens and Towels included in rental along with beach towels. They are counted when renters leave and will be charged accordingly for any missing linens or towels.
LOCKED CLOSETS: The locked closet is the property of owners. It is not to be entered under any conditions. If upon arrival you discover any damage to the property or owner’s locked closet, notify the owners immediately.
SECURING THE HOUSE AND GARAGE AT DEPARTURE: Close all blinds. Make sure all windows and doors to the house are locked.
DAMAGE DEPOSITS: The property shall be inspected after your departure. If damage does occur in the unit, please report immediately. Any damages unreported but discovered during departure inspection will be charged to Renter. We reserve the right to refuse service.
ENTIRE AGREEMENT: This agreement and any attached addendum constitute the entire agreement between the parties and no oral statements shall be binding. It is the intention of the parties herein that if any of this rental agreement is invalid, for any reason, such invalidity shall not void the rental agreement.
