A spacious one bedroom, ground floor flat in a quiet part of town with a back garden. You are in a diverse neighbourhood with excellent ethnic restaurants and cafes, and direct transport links to city centre: 20 minutes by bus or 30 min on foot. You will have a spacious living room with a comfortable sofa-bed. The kitchen opens up to the living area and includes a gas hob, a fridge, and washing machine. The double bedroom has an extra folding bed. The modern shower room is across the hallway.
The flat is located in a great area, only a short walking distance from the attractions of the city centre. Princes Street is only 18 mins away by bus or half an hour on foot.
Guests can make the most of the spacious living, the sofa doubles as a bed with proper spring mattress and can be easily folded away during the day. The kitchenette opens into the living area and includes a gas cooker, fridge and washing machine that you can use during your stay.
The bedroom is only a skip across the hallway. In there you'll find a comfortable double bed with foam mattress and a folding single bed, if needed. My cleaners place fresh, hotel-quality linen and towels on your bed prior to arrival.
The modern and bright bathroom is situated right next to the bedroom and is equipped with a power shower and the toiletries for your use.
There is a spacious corridor for you to drop off your luggage and put up your coats, boots and brollies (as is often the case in Edinburgh!)
Guests will have access to the entire property during their stay.

There is free on-street parking available on the street outside.
If you need more that the standard bedding for the double bed - please specify in your booking so that we can provide additional pillow cases and duvet covers.
If you need an extra clean during your stay, e.g. if you are staying for more than a fortnight, please let us know. There will be at an additional £30 charge. Otherwise, cleaning equipment and a washing machine are available for your own use.
- Please respect my neighbours, avoid noise/ loud music/ parties after 10 pm.
- If you lock yourself out of the property OR do not place keys in the lockbox at checkout, a £50 fee will apply. If you lose a set of keys during your stay, an £80 fee will apply.
- No shoes in the carpeted areas - please take your shoes off in the corridor to leave the flat nice for other guests.

I travel a lot for work (primarily within UK and occasionally abroad) and a lot more for pleasure. I'm an easy going, music breathing, art and photography loving vegetarian. I love history and getting lost in the little streets, and have no problems in doing the touristy things - they are popular for a reason. As a guest, I tend to be away exploring most of the time. I prefer not to drive so any tips on public transport/walking are much appreciated. I don't smoke.
As a host, I will be delighted to welcome in either the Leith flat with garden views or my central Tollcross flat. All I ask of you s to treat my place as a home - both are in residential areas with families, so wild parties will disrupt everyone around you.
