The Lower Coombe Royal estate is hidden away among acres of historic gardens on the edge of Kingsbridge, near Salcombe, in South Devon yet it is just 10 minutes walk from the thriving market town centre. The 200 year old Coach House is nestled up the valley, hidden away in its own private glade. It is on the edge of the apple orchard and the historic American Garden.

The space
Refurbished for summer 2017, this cosy 3-bedroom stone cottage is the perfect family hideaway. We offer you peace and tranquillity as well as adventure in our 8 acres of beautiful gardens and woods, all within five minutes’ walk of the amenities of Kingsbridge and ten minutes' drive from beautiful sandy South Hams beaches. There is a play area and football pitch to keep the children entertained too.

The cottage has three bedrooms and two bathrooms, accommodating up to six people plus a cot at our did cretion. It's a topsy-turvy house - the bedrooms are downstairs and the open-plan living space is upstairs, from where the terrace is accessed.

Downstairs
The master bedroom is spacious and has a king size bed. The en suite bathroom has a roomy walk-in shower with a teak seat. The second bedroom has two single beds which can be zip and linked to make a Super King bed. The third bedroom has bunk beds and is full of toys and books for the children. The family bathroom has a bath and shower. Both bathrooms have under-floor heating, heated towel rails.

Upstairs
A sturdy Edwardian wooden staircase leads up to the bright, airy open-plan kitchen, dining and living area. The kitchen, dining and sitting rooms are conveniently combined and open-plan. The kitchen comes well-equipped - the cream cupboards contain plenty of crockery, glasses and cookware for family meals, as well as other useful gadgets like a food blender and a Nespresso Coffee machine. The living area has comfy sofa as well as a dining table and chairs. A stable door leads from the living room out onto a private terrace, surrounded by camellias and old apple trees, where you will find a large wooden patio table with reclining chairs, parasol and a barbecue. If you fancy a night in, there's a flat screen television with Free View channels and a DVD player. (A range of DVDs is available.) There is also an iPod player, plus a selection of books, puzzles and games to keep everyone entertained.

New for 2020 there will also be 3 safari tents sleeping 6 in each. They are located in the orchard and beyond in the woodland and on the hillside.

Lower Coombe Royal is on the edge of the market town of Kingsbridge, a lively community with a range of local amenities two minutes by car and ten minutes by foot. It offers restaurants, cafes, delis, boutique clothes shops, a local fishmongers, butchers and grocers. A local farm market is held every fortnight. Lower Coombe Royal is set in 8 acres of historic gardens and woodlands; there is children's play area with trampoline and a football pitch. Our family moved to live at Lower Coombe Royal 3 years ago. I grew up in Devon and had longed to return. Since then we have been very busy renovating the house, gardening, building Glamping Lodges and enjoying the beaches and surrounding countryside. It really is a magical place to live. On site we have the Garden Rooms (a one bed apartment in the lower ground floor of the main house), The Loft (a one bed apartment above our garage). There is a 3 bedroom cottage called the Coach House which sleeps 6 (Website hidden by Airbnb) times the main house may also be available to rent out. New for Summer 2020 we have 3 Glamping Lodges. Our lodges are nestled in the sides of a valley in our private estate. Each Safari Lodge has been considerately positioned to offer stunning, private views of the treetops and beyond into the valley. Our lodges offer a comfortable, private sanctuary for 6 guests within three bedrooms and include a log burner, well-equipped kitchen, bathroom, lounge & wood fired hot tub.
