The space

This very cozy, elegant, house, is located in a quiet area just minutes outside of Tulum town. It is in a 7,500 sq ft condominium property surrounded by a huge tropical garden, and has a 9 ft x 45 ft swimming pool. It is very suitable for children.

The house sleeps 8 people comfortably, with 2 in each of the three bedrooms and 2 on the mezzanine. Each of the three bedrooms have seperate bathrooms.
The house comes with a stereo which accepts USB memory sticks for music as well as aux in (typically phones and music players).
A very nice acoustic drum is also included.
For stays longer than 7 days the price includes cleaning of the house once per week.

Full access to the garden areas, pool and sun deck. Full access to all levels of the house, including 180 m2 of living space plus 1st floor outdoor balcony overlooking the garden.

Caretakers of the house are living in Tulum and can help you with any questions you may have.

The skyroom on top (one room with a bed and a small kitchen (with fridge) and a very cool bathroom) is only available if you are 6 guests or more or on special requests. It has a seperate entrance on the backside but can also be accessed from inside the house.

It is very easy to take taxi's around Tulum, or rent a bicycle. Rental car can also be good if you wish to be even more mobile. When checking in you will get a listing of the local sights as well as information on good places to eat and activities. When traveling to and from Tulum as part of your travel, the ADO buses go from both Cancun airport and Playa del Carmen (Playa lies half-way between Tulum and Cancun).

The house also comes with a hardwood patio on front and deck chairs as well as a fully private, tranquile terrace on the first floor which overlooks the garden.
There is a USD $100 cash deposit charge when you check in. This will be towards any damages to the house, and will be returned to you at check-out if no damages.

Guest access

Full access to the garden areas, pool and sun deck. Full access to all levels of the house, including 180 m2 of living space plus 1st floor outdoor balcony overlooking the garden. Only bookings for 6 or more people get access to the top floor "skyroom" apartment.

The neighbourhood

The road outside is not of typical Norwegian quality, however it's fine to drive with any vehicle and is two blocks away from the main road. The condominium lies direct across from the very nice H2O Hotel and next to BlueBerry resort. It's jungle behind the condominium and a smaller residential house next to it. There has never been any complains about noise/interference from the residential house.

Getting around

It is very easy to take taxi's around Tulum, or rent a bicycle. Rental car can also be good if you wish to be even more mobile. You can access the very roof of the house to dry clothes etc, however this is not suitable for children as it's not secured in any way. Access to the roof is through an outside spiral staircase on the back of the house, accessible from the third floor living area.

Remember to always turn off aircon when you leave the house or there is a fee, and remember to throw toilet paper in the bin not inside the toilet (which is normal in all of Tulum). I stayed in the Casa Arte with four other friends for three nights in April 2017, and we all thoroughly enjoyed our stay. The house is clean and comfortable, and corresponds to the description that is given. The water was hot and the wifi worked well. The garden that the house is set in is lovely, and the saltwater pool was nice to wake up to. Ivar was very communicative, and the on-site contact person Brigita was amiable and available (she lives next door). People interested should be aware that the house is set in a communal compound with many children who are up and active early on in the day, although did not bother us one bit. One problem is that only one key was provided, so we were obliged to hide it outside the property's front gate (and leave the front door of the house unlocked) or climb the wall when we came home at different times. Overall, we had a good time at Casa Arte. The pool and the garden are very nice and very convenient if you are traveling with children. However, it is important to say that the house is not as pristine nor as well kept as it looks on the pictures shown on Airbnb and it wasn't clean when we arrived. Ivar did send someone over very quickly when we complained though and was very responsive to our concerns. In addition, the house is also going through some issues with the local council after some construction work took place on the 3rd floor. As a result, a sign of "clausurado" (shut down) is right at the entrance of the condo and the house. Unfortunately, Ivar didn't tell us anything about this situation making our arrival not very welcoming and disappointing as the 3rd floor looked totally different to the one we saw on the pictures when we booked the house. Besides this, we settled down nicely and had a great time in Tulum. TIP: Renting a car is a must as the house is not close to the beach nor to the town center.

This place is super nice, has a cool setup. Sadly it's too far away from everything else. It's at least a 10-15 min walk to the town. This is literally in the outskirts of the town. Also we thought this home was private and it turns out it's in a community. They share it with about 11-15 other homes. And if you don't mind noise at night this place would be great for you. We also had water issues. The water would run out randomly and they had to get people to come out and fix it. It happened about 3 times to us.

First of all it is not quite place, Mexican party-place makes tons of noise during night, they can start at 6PM and end at 5AM. Second thing - this house lack of maintenance. But after all it is good place to stay.

This home is spacious and allows even 6-8 adults to share a home comfortably. It is quiet and yet close to restaurants and bars. You will need a car for trips to the beach, the Cenotes, and the Mayan ruins.

We had a great time in Tulum, with the villa close to the centre of town. Ivan was fantastic with communicating everything we needed to know and the villa had everything we needed - kitchen equipment, linen and towels.
