We stayed with Alex in August 2018 and had a wonderful time. The villa has wonderful views, is spacious, clean and well equipped. Alex is a very well organised and helpful host and he responded very quickly to our requests for information and help.

I will reply sequentially to this guests comments: “Do not rent this house unless you are athletic" If may be fair to say that if you are elderly and infirm that this villa, positioned on hillside on an elevated flat platform consisting of large 2 story villa residence, swimming pool, tropical gardens, and a flat croquet green - overlooking Rio De Janiero harbour, is not a suitable house rental. Potential guests are warned of this in the advertisement description where the villa is stated to be > "Not Wheelchair accessible" Plus - guests are warned that the villa is a traditional two level colonial harbour side villa - and of course it still has its original circular staircase [ which has 17 not 50 stairs] that is historically protected by the local municipality [and could never legally be replaced with a modern lift for infirm guests] in our following information from the AirBnB advertisement which clearly confirms that the house has stairs > "Summary: Floor plan: 4 reception rooms [DOWNSTAIRS: main sitting room, winter family room, large dining room: UPSTAIRS: large Library/sitting room/ WIFI room/office]: 5 spacious bedrooms 3 bathrooms [2 upstairs/1 downstairs].Main upstairs bathroom has private access from bedroom 1 plus lockable access from the hallway for bedrooms 2 and 3 if required. Second upstairs bathroom is an ensuite for bedroom 4 - which also has a small private kitchen. Downstairs is a large bathroom adjacent to bedroom 5. l large downstairs and one small upstairs kitchen" "and ready to carry all your luggage for 30 feet on appx 40degree slope path" These guests had hired a mini bus from the airport and against my recommendation agreed to allow their lazy driver to park well below [30 metres] the villa entrance - this 'climb' would have been completely avoided if the guests had insisted upon implementing my recommendation - all local taxis park directly outside the villa gates for baggage unloading, not 30 metres below them - so why not their over indulged minivan driver? "and then after another to climb 50 steps with your luggage to reach to your doorstep" In addition to the house internal circular staircase - the villa compound has an exterior garden stone staircase originally constructed by slaves over 200 years ago - which provides the entry from the villa street side gates - to the flat tropical landscaped garden platform above - this is expressly described the AirBNB Advertisement as follows: "SECURITY: The villa is located on a flat plateau like bench set in a high hill overlooking the Rio de Janeiro harbour and Sugarloaf Rock. It is accessed from a private gate in a well lit lane opposite the Explorer Pousada and garden bar - just off Santa Teresa's premier avenue - Rua Amirante Alexandrino. The first gate is in front of an external garden stairway that leads up to the bench the villa is situated on - at the end of the stairs is a second gate - both can be locked at night and the villa itself has wood shutters over all doors and windows and internally locks up like a box - and all bedrooms also have internal privacy locks." I did in fact help these guests with their abundant luggage [2-3 bags each for a 3 day stay] - by carrying the heaviest bags from the road to inside the villa - but it is also important to bear in mind that these guests were alerted to the fact that this whole house rental does not provide private staff to carry guests bags as it is expressly stated to be > "Non catering whole house." Had the guests requested me to provide them with in house butlers and valets, and been prepared to pay the price for this over and above the approx US$14.77 per bed per night this large 12 adult group in fact paid for - I would have happily arranged to provide this extra service. Some past guests, correctly comprehending that the house is non catering, as the AirbNb advertisement expressly states it to be, have ordered a daily or weekly maid service - and some past guests have requested in house chefs and bar waiters for garden or cocktail parties. All these additional villa domestic services - including baggage staff - can be provided if the guests order them - and are in fact prepared to pay for them. Next door to the villa is a very nice pousada [private hotel] - which provides staff to carry bags and they charge accordingly - their room rent per bed space night is closer to US$90- and although this pousada has no swimming pool or harbour views or 5 private reception rooms as my villa has - this form of accommodation would have been a much more suitable option for these guests who seem to have expected in-house baggage staff services to be provided free of cost in a whole house rental expressly advertised as "non catering whole house". "and to sleep in a house where there is no heating system available, and not enough blankets” All beds are provided with two 100% cotton sheets - a cosy, thick, warm blanket - and a 100% cotton bed cover or quilt - additional blankets are provided in the wardrobes in the bedrooms as the guests were informed but may have forgotten - but most guests only in fact use the sheets and also have the bedroom AC machines or fans on at night in our local Rio de Janeiro subtropical climate. A moveable room water heater is provided in the upstairs library/ TV room close to the WIFI MODEM - but as it was positioned under the large communal desk - it may not have been evident to these guests - and so it's now been relocated to a more obvious position in the library. These were a pleasant, charming, group of 12 adult guests - who kindly invited me to share their delightful home cooked Indian cuisine with them - and I had no idea or warning that they were unhappy with their stay at the villa - and that they would post such a negative review - and while I accept that their opinions are genuinely held - they are also perhaps best evaluated against the many other overwhelmingly positive reviews the villa has received from other guests - who have fully understood the accommodation category difference between "self catering" and 'fully serviced' accommodation - and that when "stairs" and "staircases" are expressly specified in the AirBnB advertisement; it may not be a suitable option for unfit, infirm, or unenergetic guests.
