I updated the listing description for Gem. On May 23, 2018, a month before your arrival, I texted you that the room would be the first on the right; there would be other people in the condo; and breakfast would be self-served. All of those points are repeated 2-3 times in the listing now, to minimize possible misunderstanding.
The ad now starts with the words “This is a master bedroom with a private bathroom in a beautiful 3br2ba condo next to Wheaton metro. The room is first on the RIGHT! Please expect that there will be other guests.”
The house rules state “Be respectful towards the host family and other guests. There WILL BE other guests in the house/condo. I offer private rooms, nor self-contained 1-bedroom units. I might or might not live in the house at a particular time of your stay.”
Other things to note state “I provide food for breakfast - eggs, hot and cold cereals, milk, yogurt, fruit. Peanut butter, jelly in the fridge, different kinds of bread in the freezer. Breakfast is self-served. On weekends, you are very welcome to come to a house across the street for a big family breakfast and conversation.” Scrumptious hot breakfast is included on weekends, just not in the condo you stayed in.
There is a little dog till September 1, 2018, and all the rooms are booked till then.
I am really sorry about the uncomfortable temperature in the room! If you had told me about discomfort during your stay, there are several blankets in a linen closet right outside the master bedroom.
The lockbox had to be navigated because you arrived at 1am. I will consider allowing guests to book Gem only if they can check-in between 6pm-10pm. Otherwise, other guests wake up at 1am to a group of strangers walking in the property, even though guest access plainly says “no other people can enter the property without my permission.” We specifically spoke about this rule on a day of your arrival. No unannounced guests could be on the property, for safety of Airbnb guests already there. Unfortunately, there were unannounced guests.
I hope the room was comfortable enough, and your visit to Silver Spring was enjoyable!
