My place is close to a major subway station, Dunkin' Donuts, Covert Cafe, and Bed-Stuy Fish Fry. My place is good for couples, solo adventurers, and business travelers. This is a room in a two bedroom. The other room has 2 girls who are permanent residents of the apartment (1 of which is usually away from town). This room is to the rear of the building and is pretty quiet. The building is full of young hip professionals.

The space

This is a cozy modern apartment in the cool neighborhood of Bushwick, Brooklyn. The room currently has a queen sized bed, a dresser with mirror, a chest with several additional drawers, a night stand, and a small desk. These furnishings may be changed from time to time as I adjust the room for future guests.

This room just came back onto airbnb after a long time. The pictures are a bit older due to that. However the place still looks generally the same although now the apartment is obviously more lived in than before.

As the place has been in use for a while the kitchen and bathrooms are more filled out.

You have access to your room and to the common areas in the apartment only.

Other things to note

This apartment has two permanent residents and thus is legal under current NYC law.

This room has been occupied by a previous guest who became a long term lease holder for over 2 years. It has just come back onto airbnb and I am currently setting up the room and apartment again, after a long time of the space being exclusive to long term residents.

The permanent roommates in this apartment are very clean. Please cooperate and clean up after yourselves.

We always appreciate good reviews and are happy to reciprocate to good guests (just ask beforehand). As this is a new listing again and need to rebuild its reviews, we are willing to offer future discounts on stays for any guests who were happy and left a very positive review of their experience.

Note, your room, your linens and towels, and the common areas are generally cleaned when you move in. If you want additional cleaning please contact me and I can see if we can work something out for you. Please note that cleaning personal in NYC can be expensive and this is an inexpensive room so any extra services may require an extra fee.

I require a 30 day minimum for the monthly rate, not 28 as airbnb specifies. This due to local regulations and associated costs.

Note, I usually ask guests here longer than a month to sign a lease upon their arrival. This is because airbnb's monthly reservations default rules don't match up well with local rental customs as to multi-month rentals. Payments still would be made through airbnb, however if we come to an agreement on a multi-month stay you are responsible for the entirety of the agreed upon term unless I agree to terminate the contract early. This means even if you cancel your multi-month reservation early, you would be responsible for the entire expected reservation payment amount of your initial reservation, unless we come to an alternate agreement. Note, multi-month renters may also talk to me about a short term to long term leases. Also please note that the place is heavily discounted on monthly rental with the expectation that the guest will handle cleaning their own room and linens during their stay. They will be cleaned when you first arrive, however you are responsible for them during the rest of your stay.

Also note, that you agree to waive any liability claims against the building, other residents, or any host(s) and any claims are limited to the total amount actually paid to the host or to one quarter of the monthly reservation cost of the room, whichever is lower. You also agree to arbitration to resolve any legal conflicts. The host, building residents, or building shall not be held responsible for the actions of others or for anything for which they do not have total and direct control over.

On occasion I will reduce certain days' pricing to fill in small holes in this room's availability calendar. Discounted prices may not be available for 1-2 or other very short term reservations except in certain cases, so please ask first.
