Our space is designed as a landing pad for entrepreneurs, designers, engineers, innovators, and other creative folks from the broader startup community. We offer a great community and a space that allows our members to live in an exciting, friendly, clean, and safe place they deserve. Sometimes, a shared room is only rented out to one lucky individual. In this case he/she would enjoy the privacy of a private room for the price of a shared room. How great is this?
All guests enjoy full access to the kitchen and living room. Also, we have a small library, a washer, and dryer for complimentary use. The whole place has a total of 2 full bathrooms (each newly remodeled and with a shower over a tub).
Interaction with guests
Once the booking is complete, our Community Manager will reach out to you and make sure your check in runs as smoothly as it can be. Feel free to email, text, call or slack any member of our team if there's anything you need. Contacts will be given upon check-in.
Other things to note
At the moment we have 55 rooms in San Francisco so our "Ben|n|Build Community" is big enough for us to organize monthly events where all of our members are invited to come, mingle, learn with each other, and increase they're networking. Expect FREE beer and pizzas for everyone ;)
Bed|n|Build strives to provide a home away from home for its members and to allow them to feel as comfortable as possible. To protect your comfort, safety, and enjoyment, and that of your fellow members and neighbors, Bed|n|Build has adopted the following rules concerning your conduct while a Member living in the Club/Premises. Bed|n|Build reserves the right to make changes or adopt additional rules. These rules are based on our Landlord’s requirements and Member input. Additional Member input is encouraged. Failure to comply with the membership rules will constitute a material breach of the membership agreement that may result in penalties and or constitute a just cause for cancellation of membership and eviction (see Cancellation Policy).
Noise and Behavior
Member shall not make or permit any noise, or engage in or permit any other conduct that disturbs or offends other Members or neighbors. Member must comply with the directions of Bed|n|Build and Bed|n|Build’s determination shall be final. Member is responsible for ensuring that disturbing noises are not caused by Member’s family, guests or invitees. Social gatherings of Member and their guests are welcomed and encouraged provided that such gatherings do not become loud, boisterous, or generally objectionable or leave behind communal spaces messy or in disorder, as judged in Bed|n|Build’s sole discretion, so as not to interfere with the right of quiet and clean enjoyment of other Members and neighbors. Members are expected to cooperate with each other in resolution of any potential disputes, and are encouraged to use the services of the Bed|n|Build Community Manager or a local dispute resolution service if they are having difficulty at dispute resolution on their own.

Internet and Online Activities
Bed|n|Build offers a shared internet access for all its Community Members. Members are prohibited to download or consume any illegal content or conduct any other illegal activities online activities. Use of torrents is not allowed. Members are fully responsible for their actions, any fines, and any other consequences that may occur. Please be advised that illegal internet activities are pursued more strictly in the United States than in some other countries.
Alterations to any internal or external spaces, furnishings or equipment, including communal spaces, private rooms, walls, floors, doors, locks, decorative items, appliances, and the building’s appearance, such as window coverings, shall not be permitted without Bed|n|Build’s prior written approval. No wall hangings, shelves, signs, advertisements, posters or similar displays, may be affixed to any interior or exterior wall, door or window without Bed|n|Build’s prior written approval. Garbage cans, brooms, mops, cardboard boxes and similar articles are to be kept inside the Premises. Towels, rugs, clothing and other articles are not to be hung from windows, railings, fire escapes or balconies.
In order to preserve the appearance and cleanliness of the communal spaces, the facilities, and building, Member shall take care to prevent waste and any other object from dropping or spilling on floors, carpeting, furnishings, bedding, concrete, walkways and/or other common areas. Weekly rotating garbage chores will be assigned to Members. Member is required to cooperate with the garbage and recycling program implemented by Bed|n|Build. Members have to properly separate recycling materials from garbage and place them inside designated bins provided by Bed|n|Build. In-unit recycling and garbage bins have to be emptied frequently into larger recycling and garbage bins provided by provided by Bed|n|Build and city waste management services. Doors and lids should be closed properly and not slammed. Bins need to be taken to the curb the night before pickup and moved back onto the property promptly after they have been emptied by city waste management services.
Cardboard boxes and other large refuse must be broken down or folded before being placed in the designated containers. Items too large to fit in provided trash bins or refuse container must be carried to a designated area or disposed of by Member. Member is liable for any additional costs involved in hauling or disposing of any items not collected by any contracted scavenger service.
Member is responsible for the general cleanliness and sanitation of the Spaces, Facilities and Building. Please keep that in mind at all times.
Dishes, Community and Personal belongings
Member understands that communal spaces are for use and enjoyment of all Community Members. The same is true for appliances, kitchen utensils, furniture, and other items provided by Bed|n|Build. Therefore, Member is obligated to always promptly clean up after him/herself.
Dirty dishes have to be cleaned by hand or put in the dishwasher. Dirty dishes and kitchen utensils are not to be placed on kitchen counters or in sinks. Pots and pans have to be cleaned and stored promptly after use so they can be used immediately by other Community Members. Clean dishes, kitchen utensils, etc. have to be put away and stored in kitchen cabinets right after use. The dishwasher has to be cleared right after use.
The bathrooms have to be kept in a generally clean condition for all Members to enjoy. Members are required to remove hair from sink, shower area/drain, toilet seat etc., wipe up globs of spit/toothpaste from the sink, and replace used toilet paper rolls. Clean damp towels meant for reuse are welcome to be hung in the bathroom, but need to be removed when dirty. Members are required to be conscious of bathroom space and shall not overcrowd the space with personal belongings. Daily use items such as shampoo or a toothbrush may be kept in the bathrooms. All other items shall be kept in the member’s bedroom.
The plumbing needs particular attention and care and Members shall only use bathroom tissue. All other items, including paper towels, hygiene products, etc. shall be wrapped up and thrown into the provided trash bins. If a clog should occur each house has a plunger, please try to take care of it promptly. If a plunger is not sufficient to resolve any clogging issues, Member shall report any clogged drains to the Community Manager immediately.
Doors, Locks, and Lockouts
Member shall make sure that all lockable unit doors, stairwell or side doors, sliding doors, gates, etc. are locked when leaving the house. Member shall take care not to lock himself/herself out of the Premises. If Bed|n|Build is required to assist Member in gaining entry to the Premises, Bed|n|Build may charge Member $350 for each successive lockout and may require Member to contract with a professional locksmith. Costs of a professional locksmith have to be covered by Member.
Bed|n|Build is not responsible for the delivery, acceptance or receipt of, damage to or loss of, messages, packages, mail or other material left at entrances to the building or elsewhere on the premises or in the club.
Heavy articles are not allowed in the laundry machines or dryers. Member must remove contents from machine promptly when cycle is complete and keep laundry area clear. Bed|n|Build assumes no responsibility in the use of laundry equipment or for items lost, stolen or damaged therein. Laundry facility is for the exclusive use of Member for their personal clothing only.
Before washing or cleaning walls, drapery or carpet, Member must consult Bed|n|Build for the appropriate method or for recommended vendors to perform such work. Member shall be responsible for any damages caused by the employment of any improper method or vendor and/or the cost of redoing the work or restoring damaged articles or property to Bed|n|Build’s satisfaction if the method applied or the vendor employed was unsatisfactory. Member may not install or use air conditioners, ventilators, fans, heaters or window screening devices without Bed|n|Build’s prior written approval. Member shall not paint the Premises or any portion thereof without prior written consent of Bed|n|Build. In the event such permission is given, Member shall restore the original paint colors prior to vacating the Premises. Member shall be responsible for all costs involved in such repainting. Any accessories such as towel bars, coat hooks, surfboard racks or built-in closet shelves, etc., may not be added to any part of the Premises without the prior written consent of Bed|n|Build. Once installed, they may not be removed even upon vacating the Premises. Garbage disposals, dishwashers and other appliances, if provided, must be used only for the intended purpose for which they were designed and constructed.
Adhesive picture hangers of any kind are prohibited. Picture hangers employing a small nail or pin are permitted. However, Member is responsible for the cost of any repairs or painting required as a result of the hanging of pictures or other objects.
Energy and Water Savings
Building owner and Bed|n|Build have applied several measures in order to not unnecessarily waste energy and water. However, Members are responsible to act consciously and responsibly on their end. Electrical appliance, heating, and lights shall be switched off when leaving a room or the house as well as over night. This includes lights in the community areas, such as the hallway, community room and kitchen. The heating system has to be switched off during the night.
The lighting of candles or use of fireplaces and any other kind of open flames and fires are strictly forbidden.
No pets or any kind of animals are allowed.
Smoking is not allowed in or on the premises and is subject to a $250 fine per incident.
Common Sense and Reporting
All members are required to apply common sense and report to Super Member or Bed|n|Build team any kind of uncommon state of affairs, activities, and situations. Also, members are required to immediately report any state of decomposition of the premises, infrastructure, furnishings, etc. This also includes clogged drains, leaking pipes, and the loss of a key,
Each club house has a designated Super Member who will help co-ordinate fellow members in an effort to help keep the house running smoothly. Super Members have a certain level of authority over individual Members, as they are acting on behalf of all Members and Bed|n|Build. If asked by a Super Member to support with specific chores, Member shall cooperate. If Members do not respect fellow Members or do not act or behave in accordance to Community Guideline, Super Member is required to mitigate and report to Bed|n|Build.
All house rules and terms of this membership agreement as far as the building and spaces are involved are subject to all of the terms of the lease agreement Bed|n|Build has signed with the owner of the building/the landlord. All terms of this lease apply with the same force and effect as if each provision of the lease were included in this membership agreement, except as otherwise provided in this membership agreement. All of the obligations of Bed|n|Build under the lease shall be binding upon Member. All of the obligations of Landlord under the Lease shall inure to the benefit of Member. It is the intent of the parties that, except as otherwise provided in this membership agreement, the relationship between Bed|n|Build and Member as they relate to the building/the premises shall be governed by the various provisions of the lease as if those provisions were included in this membership agreement in full, except that the terms "Owner," "Tenant" and "Lease" as used in the Lease, shall instead refer to, respectively, "Bed|n|Build," "Member" and "membership agreement."
