Enjoy “Sea Dreams” our beach house with a view.
Our much loved beach house is located close to beaches, shops, wineries, Peninsular Hot Springs, great food, golf courses, national parks and everything else the fabulous Mornington Peninsular has to offer.
Our house sleeps up to 8 and is perfect for couples, families and groups. It has a huge deck with tree top views and even a glimpse of the bay. It is the perfect place to enjoy BBQs or pizza’s (from the Pizza oven) with families and friends.

The space

Our beach house Sea Dreams is our much loved home away from home and we hope it will feel the same for you. It has everything you need for you short or long stay.

Sea Dreams is located in a peaceful part of Rye and is up the top of a hill giving amazing tee tree views towards the bay. You can walk to the front beach in 15 minutes and the Rye shops/pub are a 2 minute drive (or 20 minute walk).

Our favourite thing about our beach house is the HUGE deck (with great views), It is the perfect place to drink morning coffee, lie in the sun and entertain with family and friends. It has a BBQ and gas pizza oven and well as a huge umbrella for summer days. Our large outdoor setting seats 10. We also have a couple of sun lounges for summer days.

The fully equipped kitchen has crockery, cutlery and glassware for 8-10 people. The dining table seats 6 but there are additional plastic chairs available.

It has 3 bedrooms (sleeping up to 8), bathroom (separate shower and bath), separate toilet, laundry, open plan kitchen, dining and living room. Huge deck with tee tree views.

The large back yard is fully fenced and we are happy to allow dogs however they must stay OUTSIDE only.

Sorry no schoolies or groups under 24.

Guest access

Guests can access the entire house.
We have a keysafe on site and will provide details on this in the week leading up to your stay.
There is space for 3 vehicles or 2 vehicles and a boat/ jet ski

Check out by 11am

*We are more than happy to allow earlier check in and later check out if it fits in with other bookings.

Interaction with guests

Guests will have complete privacy however we are only a phone call or text away if anything is needed.

Our backyard is fully fenced and dog proof. Dogs are permitted outside in the backyard only and strictly BYO all dog bedding and shelter.

1. Please leave the house in the same condition as you found it. This includes furniture to be returned to their original positions, dishes washed & put away, fridge emptied and rubbish to be placed in council bins provided on property. 
2. If the house is not left in the same condition as found, excess cleaning fees will be deducted from the security deposit if cleaners need to spend longer at the property than normally allowed for the normal cleaning fee.
3. The BBQ must be properly cleaned at the end of your stay otherwise an extra $50 fee will be charged.
4. Any damages, breakages and losses will be deducted from security deposit.
5. Septic system- DO NOT FLUSH any foreign objects into toilets, guests will be liable for damages and repair costs will be deducted from security deposit.
6. If your stay in the house falls on a Sunday night, please place the council bin outside on the kerb. 
7. Owners do not accept any responsibility for loss of guests/visitors personal property & accidents that may occur during guests stay or visitors to the property & use of the facilities provided. Guests & visitors are recommended to purchase travellers insurance to protect against loss of belongings, death and injury.  
8. The property is to be vacated on time & be secured. This includes all windows & doors are to be locked along with driveway gate.
9. Dogs are allowed outside in the backyard only(i.e. not inside or on deck). BYO all dog bedding and shelter.

Really enjoyed staying in this lovely home. It was clean, stylish, the beds were comfortable, and the wifi was excellent. Loved the views from the lounge room and verandah, especially the sunsets. Jemma was a very helpful and responsive host. Overall a great place to stay!

We LOVED our stay here! The whole experience was amazing. House was awesome, very clean, stylish, comfortable and so spacious! Host went above and beyond to make sure we enjoyed our stay with plenty of communication leading up to our stay. They also provided tips and recommendations on sites to see and places to go (was amazing being told about all the local hot spots off the tourist track!). There was a handwritten note and beautiful bottle of wine left out for us which set the tone for an amazing stay! Host also touched base with us during our stay to make sure we were comfortable and touched base with us post stay. House has a beautiful outdoor entertaining area, massive bedrooms and beautiful lounge/indoor area. Was a 10/15min stroll to the beach which was just perfect! Loved the ocean views! Highly highly recommend!

Great location, excellent views. Host did not respond all the time, rather disappointing. Had signs in the house if we used certain towels they would charge extra. Neighbors wont too friendly. We bought our dog with us which was pre arrange with host. Our dog never actually stayed over night due to too many neighboring dog barking. Host then tried to charge additional $220 and showed us photos of multiple coloured hairs. Not too happy

Hi Danny, I find your review rather confusing and highly inaccurate. I responded to all your queries within hours, and went above and beyond providing recommendations for things to do, places to eat and sights to see. I also left you a hand written note with my mobile number and a bottle of wine. So I am not sure how you could be disappointed ? I left the linen closet unlocked so you could utilise the beach and picnic equipment which is also kept in this cupboard. The note regarding the extra cost for additional linen/towel used is standard practice. The linen/towels in this cupboard are for the next guest and I have left you ample linen/towels for your stay. You did pre-arrange to bring your dogs which I made very clear were allowed in the back yard only. On check out my cleaner and I were so disappointed to see that your dogs had been inside the house. There was dog hair everywhere. Airbnb reviewed the photo evidence and agreed 100% that the dogs had clearly been inside the house. As a result $220 was taken out of your security bond to cover carpet and floor cleaning.
