This lovely resort villa will provide a great home base for your Hilton Head experience. The villa is equipped with a cabled television and Wifi. The kitchen is fully equipped for preparing and eating meals in. We have a wonderful Resort property with lots of amenities, including 3 pools (one is an indoor heated one), beach access via private boardwalk, hot tub, sauna, kiddie pool, tennis courts, beachside & poolside restaurants (Open March-October), a fitness room, and bike trails nearby.
This villa and resort are a great value--so many amenities for the price!
Bike Trails are right in front of the resort and go all over the Island.

Other things to note
There are coin operated washers and dryers on property, but not in the villa itself. You will have bedding for the beds, 8 bath towels, 4 hand towels, 4 wash cloths, 2 bath mats, a kitchen towel and a dish cloth. There will be a roll of paper towel and a couple rolls of toilet paper and some soaps to get you started!

CHECK-IN TIME is 4:00 pm EST and CHECKOUT TIME is 10:00 am EST. No early check-ins and no late check-outs please. Renter agrees to be responsible for additional charges if these times are not followed. This agreement does not create a tenancy or residence. You must depart at the appropriate time. All guests in your party agree to follow all rules and regulations. Only those named in this agreement are allowed access to our property without our prior consent. Failure to comply with these terms will result in cancellation of the rental and forfeiture of all monies.
RESORT RULES AND REGULATIONS (violation results in fines chargeable to you; guests agree to follow ALL rules-the official Resort rules can be found at (URL HIDDEN) )
-The maximum number of adults allowed to stay overnight in the villa is 4. -There is a considerable fine for parking in the No Parking Fire Zones -No commercial vehicle or vehicle with any advertising is allowed.
-This is a NON-SMOKING unit. If renter or renter's guests smoke in the unit or on the balcony or porch, renter agrees to pay a minimum of $100 to cover the expense of cleaning and steaming the smoke smell out of the unit. This amount could be more depending on actual expenses.
-PETS ARE NOT PERMITTED at the Resort (unless they are documented service animals).
-NO CHARCOAL GRILLS OR ANY OPEN FLAME allowed on deck.
-Please refrain from putting garbage bags, chairs, boogie boards, shoes, etc. in the hall as they may become a fire hazard and result in a fine.
-No hanging towels, swim suits or any clothing over balcony rails - there will be a fine.
-No open alcohol containers at the pools or in the common areas
-No glass containers at the pools or in the common areas
-No boom boxes or radios without headphones at the pools or common areas
-Children under 12 must be accompanied when using the pools or amenities
-No smoking in the common area of building 3 (enclosed indoor pool)
-Use the dumpsters for household trash not the small hallway trash cans
-Do not leave bags of garbage in the hallway for any amount of time
-Appropriate attire is required at all times
-Children wearing diapers must wear waterproof diapers in all pools and spa
-No running or loud noise in halls that may disturb other guests
-No skate boarding allowed and roller blading on ground level only
-Bicycles must be stored in designated areas and not on the deck
-Bicycles may not be ridden on any walkways, hallways or on the boardwalk.
-Littering of the ecologically sensitive marsh will result in a sizable fine -Please keep air conditioning no lower than 70 degrees, as the system may freeze up if you set it lower than that.
-Keep all windows and doors closed when air is on.
-Upon departure, please turn air conditioning to 78 degrees.
-Do not store anything on the balcony (bikes, coolers, etc.). Do not move inside chairs to the balcony or hallway. A fine will be issued for this.
-NO SMOKING IN THE VILLA UNDER ANY CIRCUMSTANCES.
-Please keep all drinks and food in the kitchen, dining and living room areas and please take great care to avoid spills on chairs, couch, carpets, etc. Do not leave debris of any kind in the sofa cushions or sofabed. -If your car leaks oil / fluids, do not park under building 3 or 4.-Obey all traffic and parking laws & rules.
-Please do not track dirt or sand inside the villa.
-Please ensure pots, pans, cooking utensils, etc. are left in nice condition for our next guests. Do not scrape the Teflon with metal utensils and/or leave burnt, caked on food residue on the pots and pans.
-Ensure that all supplies and furnishings end up back in the villa (for instance, if you move plates, cups, chairs, etc. from one villa to another villa, be sure they end up in the original villa prior to your departure).
-Please use care with our villa and its contents so the next guests can fully enjoy the property.
-IMPORTANT – on departure day, please make sure to lock the villa door and lock the keys back in the lockbox.
-We are not responsible for personal belongings left in the villa after your departure. Please ensure you check the villa thoroughly before departing.
-Do not place substances such as coffee grounds and egg shells in garbage disposal. It will ruin the system.
-Be sure to keep track of villa keys, remember your lockbox code & lock your keys in the lockbox at the end of your stay. Guest agrees to pay a charge of $50 per key to replace lost/damaged keys (materials & labor)
RENTER AGREES TO PAY all fines incurred from breaking of resort rules and for all damages done to resort common areas and unit or its contents beyond normal wear and tear. Renter also agrees to pay for any expenses incurred in the collection of these monies.
CANCELLATIONS- A (30) thirty day notice is required for cancellation. Cancellations that are made more than (30) thirty days prior to the arrival date will be allowed and a refund less a $25 processing fee will be issued. Cancellations or changes for any reason that result in a shortened stay, less than thirty days before arrival day forfeit their rent monies if the villa cannot be rebooked. We recommend that you secure vacation insurance for the unlikely event that some or all of your vacation is compromised by issues or events that are beyond our control.
NO DAILY MAID SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the villa. Do not lose, mis-treat, ruin or stain the linens & towels or you will be charged the replacement cost. You will receive a starter supply of toilet paper, paper towel, soap, and dishwashing detergent but you may want bring some from home or plan to make a trip to the store. A daily maid service, or additional linens can be arranged for additional fees.
FALSIFIED RESERVATIONS- Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money and the party will not be permitted to check-in.
PARKING PASSES- A car pass that must be kept in your car at all times will be issued to you at the security gate when you arrive. For stays over 89 days, you will be required to purchase an extended parking pass, resort identification card and submit to and pay for a background check, and pay a registration fee. Please make sure that you are not driving a commercial vehicle or vehicle with advertising. Resort likes to have no more than 2 vehicles on property for each 2BR unit. If you have more than that, please contact Hilton Head Resort Security and attempt to get prior approval from them. No trailers, etc. allowed without prior consent by Resort Security.
STORM POLICY-As acts of nature, etc., are beyond our control, we recommend that you secure vacation insurance for the unlikely event that any part of your vacation is compromised by weather or other issues.
RENTER AND RENTER’S GUESTS shall defend, indemnify and save owners of the villa and the resort regime harmless from and against all claims, loss, cost, damage, liability and expense (including-without limitation-costs of suit, attorney and expert fees).
