This place isn’t suitable for infants (0–2 yrs) and the host doesn’t allow pets, parties, or smoking.
Our house is a grade 2 listed period property, about 300 years old, a family home full of character traditional beams and large fireplaces. The walls are decorated with much of our own art work making each room entertaining and cheerful. Not far off the beaten track so no getting lost down country lanes, easy walking distance to Homersfield and the Black Swan.

The space
More than just a bedroom, once through the downstairs door you are in your own private space. On the 1st floor a bathroom and a cosy sitting room from which stairs lead to the 2nd floor and a spacious restful family bedroom, with high ceilings, exposed beams and views out over the country garden, fields and trees.

Guest access
You will have a bathroom and a sitting room. Above on the second floor a large family bedroom which divides into two spaces, divided by a curtain if you would like a little privacy from children or friends. The lay out gives you the space to move about, relax and feel more at home.
We have a large country garden which you are welcome to make use of if the weather allows. Plenty of space for the children to let off steam if the beach didn't wear them out.

Other things to note
If you arrive at 4pm you will be made welcome with tea /coffee, delicious homemade scones jam and cream. Breakfast is served between 7 and 9.30am in the dining room downstairs but if you want to retreat back up to your space to relax with your feet up, that's fine. There will be a table laid with a selection of cereals, yogurt, fruit and pastries for you to tuck into, plus different breads for you to toast yourself.
For a £5 supplement The hot menu will vary but includes -
Scrambled eggs with smoked salmon,
Blue berry pancakes with maple syrup.
A tasty English, using local outdoor reared bacon and our own free range eggs.
Plus a tasty Vegetarian Version.
Holbrook House is registered with South Norfolk County Council and has been awarded a food hygiene rating of 5 by The Food Standards Agency.

Located between the market towns of Bungay and Harleston, on a hill (unusual for Norfolk) above the River Waveney.
Just south of the historic City of Norwich and 30 mins drive inland from Walberswick and Southwold on the beautiful Norfolk/Suffolk coast. This agricultural yet very creative area is home to many artists and writers who see the area as a place of retreat. The scattering of small market towns with their array of independent shops, pubs and restaurants have their own quirks and curiosities from ancient castles to sushi.

We are a household of artists, one Mosaic Artist, one Animator, one Graphic Designer and maker of Jewellery. We work from home in our various studios fuelled mostly by coffee, homemade cake and chocolate.
