Make your next getaway memorable and relaxing at this beautiful and spacious home located at the base of Mt. Rose, perfectly situated only minutes from Lake Tahoe and downtown Reno. Enjoy spectacular views of Mt. Rose and Washoe Valley. At 5,700 feet elevation, this home is on 2 1/2 acres, allowing for a peaceful and private retreat for your next vacation or for the business traveler looking to get away and still have all the accommodations of home.

Whether you are here to enjoy the phenomenal skiing, scenic hiking, endless activities and special events Reno/Tahoe has to offer or simply taking in the breathtaking sunsets from the balcony, this home will provide the perfect “home away from home” experience.

Space:

After your scenic drive towards Mt. Rose, you’ll turn down a private road that will lead you to this charming home. The views here are magnificent, whether under a blanket of fresh snow or on a warm sunny day.

This two-story home offers 1914 square feet with 4 bedrooms, 2 full bathrooms and can accommodate up to 8. It has been newly renovated including new carpet, furniture, beds, linens and just about everything else. It is equipped with a propane gas furnace, pellet stove and central air-conditioning. Enjoy front and back patio dining areas.

As you walk through the front door, you enter the spacious living room with vaulted ceilings and hardwood floors. A beautiful river rock fireplace with a pellet stove provides a cozy atmosphere during chilly winter evenings, keeping the home warm and comfortable. Leather reclining and rocker sofas are the perfect way to enjoy your favorite TV show or movie on the 52” flat screen. Includes cable, DVR and DVD player. The room has plenty of natural sunlight entering from the many windows throughout the home. On the large bookshelf, we have a wide variety of DVD’s, books and board games. There is even a desk with wifi for your laptop if you need to take care of any business while away from home.

The kitchen is outfitted with stainless steel appliances, gas stove (perfect for the person who loves to cook), large pantry, center butcher block for food prep and over the stove microwave. You’ll have everything you need for your stay including small appliances such as the Keurig coffee maker (variety of K-cups provided) and cookware. The washer and dryer are located just off the kitchen.

The dinning room has a round table which can be extended to accommodate guests along with three barstools at the breakfast bar. An exterior door in the dinning room leads out to the back patio and BBQ area. The back of the property offers ample seating and a propane BBQ for enjoying your favorite outdoor feast.(URL HIDDEN) The spiral staircase leads you to the large master suite with high ceilings and a sliding glass door opening to an oversized balcony that overlooks the entire area. What a view! The balcony is furnished with 2 double glider chairs, 2 gravity chairs and also has a set of stairs which lead down to the backyard patio. The master suite has several windows allowing natural light to brighten the room and a ceiling fan. You will find a brand new king size bed and mattress cover with 3 dressers and a large walk-in closet giving you plenty of room to unpack your belongings for your relaxing stay. We provide hangers, ironing board and iron, hair dryer, extra pillows, blankets and sheets. In the master bathroom, relax in the garden tub while taking in the gorgeous view. It also includes double vanity, skylight and large shower with bench.

Adjacent to the living room is a small room with a daybed and twin hide-a-way trundle. Down the hallway are two bedrooms, each with a new queen size bed and mattress cover, closet, dresser and nightstand. The linen closet is stocked with extra bed linens, towels, pillows and blankets.

1. CHECK-IN/CHECK-OUT TIME. Check-in on your date of arrival is 4pm PST or later. Check-out on your date of departure is 11am PST or earlier. Check-in prior to 4pm PST may not be available and must always be approved by Homeowner in advance. No late check-outs are permitted unless approved by Homeowner in advance.
2. MINIMUM STAY: Property requires a 2-night minimum stay. Longer minimum stays may be required during peak holiday periods.
3. NON-SMOKING. This is a non-smoking house. No smoking is permitted anywhere inside the home or garage. Due to the extreme fire danger, all smoking debris, including ashes and matches and any other related items must be placed in ashtrays and properly disposed of prior to departure. A non-refundable fee of $300.00 will be assessed for smoking inside the home.
4. PETS. Due to the comfort of guests who may be highly allergic to pet dander, pets of any size or type are strictly prohibited and therefore not permitted anywhere in or around the home at any time during the stay or on property. A non-refundable fee of $300.00 will be assessed if any pets are found to have been inside the Property at any time during the reservation stay.
5. DAMAGE/RESERVATION DEPOSIT- A refundable security deposit of $300.00 is required at the time of reservation. The security deposit may not be applied toward rent. The security deposit is refundable within a reasonable period of time after departure, provided the following provisions are met:
a. No damage is done to the Property or its contents, gardens, or other structures on the property beyond normal wear and tear.
b. No items are lost or damaged beyond normal wear. Report any damages or missing items upon your arrival.
c. No unauthorized guests or events, such as weddings and large parties held at the Property without prior consent.
Any damages as outlined above or beyond normal wear to the Property may be deducted from the security deposit. Any resulting damages in excess of the security deposit will be due and payable by Renters within 7 days of notice. Unpaid damages after 7 days will be considered late and a late fee of $300.00 plus interest on the unpaid balance.
6. PAYMENT – Payment of all rental fees including the cleaning fee, local taxes, and security deposit must be made at the time of booking to confirm and hold the reservation. Reservations are guaranteed upon payment via a “first come, first serve” basis.
7. CANCELLATIONS AND REFUNDS – A written notice must be provided for cancellation. Full Refund will be granted if cancellations are made within one week of scheduled check in date.
A 50% refund will be granted if cancellation made within 72 hours of scheduled check in date. Cancellations after such time are not refundable.
Cancellations or changes that result in a shortened stay forfeit the full advance payment, including cleaning fee and local taxes.
Refunds include rental fees, cleaning fee, and local taxes. The security deposit is fully refundable if all security deposit requirements are met.
8. STORM POLICY/ROAD CONDITIONS – No refunds will be given for weather or other acts of nature. During winter months, guests are highly recommended to travel in vehicles with 4-wheel drive or all-wheel drive or, at a minimum, travel with appropriate snow chains as Mt. Rose Highway may have winter-related travel restrictions at any time. Two-wheel drive vehicles without chains may not be sufficient during winter months due to the potential for heavy mountain snowstorms.
9. MAXIMUM OCCUPANCY- The maximum number of overnight guests is limited to eight (8) persons. Any additional guests are permitted with prior notice and approval by the Homeowner subject to additional cost. Unauthorized overnight guests may incur additional fees.
10. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of all payments including the cleaning fee and security deposit, and the party will not be permitted access to the property.
11. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
12. The owner is not responsible for any accidents, injuries, or illness that occurs while on the Property or while using its facilities. The Homeowner is not responsible for the loss or theft of personal belongings or valuables of guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
13. WATER AND SEPTIC: This house utilizes a septic system. The septic system is very effective; however, it may clog if improper material is flushed. Please do not flush anything other than toilet paper in the toilets. Coffee grounds, potato peelings, egg shells, and cooking grease must always be disposed in designated trash receptacles and never through the sink/septic system. Septic damages resulting from improperly disposed materials will be the sole responsibility of the Renter.

Accepting this reservation via payment of rental fees, Renter and Renter's guests hereby accept and agree to the terms and conditions of this Rental Agreement.
