Our home is furnished to the highest standard and is located within a gated community conveniently located for all your Disney needs together with also accommodating for your relaxing days around the pool.
There is nothing nicer than having breakfast outside with the sun shinning on the pool deck....
There is a minimum stay of 4 nights.
The house is fully equipped to cater for up to 8 people.
Interaction with guests
We have a management company on hand for any problems during your stay and the key is located in a key lock box at the property - so no need to go to any offices to collect the key etc

By booking our home you are accepting the following terms and conditions.
No more than 8 persons to stay in the home. No persons under the age of 21 are allowed to stay in the property unless staying with an adult.
Cancellation charges/Changes to booking
If you suddenly find that you can no longer travel on the contracted dates, the owners will try our best to reschedule, but if this is not possible the following cancellation charges will apply:
56 days or more .................deposit only
56 - 29 days........................50% of total rental costs
28 - 15 days .......................75% of total rental costs
14 - departure.....................100% of total rental costs
It is possible to amend your booking dates for a $45.00 fee per change, more than 56 days before your arrival date. The above fees apply within 55 days of arrival date.
A $450.00 security deposit is required when the balance is due, this is to cover any damage of any kind caused by your occupancy of the property. The cost of repairs and/or replacements will be deducted from your security deposit. The security deposit will be returned within 28 days of your departure from the villa providing no damage or loss has occurred and there are no claims against it. In the event of any excess damage of any kind, excessive cleaning costs by our agents or excessive use of electricity (caused by leaving external doors open with the air conditioning on) the named person on the booking form will be held responsible for all additional costs which exceed the security deposit.
Security Deposit Charges
1. Damage To Property: Including but not limited to stains on carpet & furnishings. You are expected to treat the home with respect and leave it in the same condition when you arrived, dishes put away etc.
2. Loss Of Property: Including but not limited to linens & towels.
3. Unauthorized Pets: Ejection from Property and no refund will be given. Unless pre-authorized by the owner.
4. Smoking In The House: Not permitted under any circumstances – if found(URL HIDDEN)smoking you will be ejected from property and no refund will be given.
5. Occupancy Number: if the number of occupants exceeds the occupancy limit of the home (8-10), you will be ejected from the villa and no refund will be given.
6 Tampering With Locked Closets Or Pool Equipment
7. Time Of Departure: Checkout time is 10:00 AM. Unauthorized late checkouts will be charged up to a night’s rental.
8 Tampering With Pool And Smoke Alarms: is a violation of Florida law with up to a $620.00 fine.
9. Placement Of Furnishings: All furniture is to be left in its original location. Please do not move furniture around the house.
10. Trash: Trash must placed in the sealed bins/containers provided in the garage. Trash should only be put out at the end of the driveway on the morning of collection Thursday (normal collection time around 06.30am) or late Wednesday evening. Trash must be kept in the sealed bins/containers provided and no loose trash is allowed, ie: loose bags. Failure to adhere to these rules imposes a fine of $50.00
Check in/out times & Occupancy
The property will be available from 4 pm on the day of arrival and needs to be vacated by 10.00am (prompt) on the day of departure.
Everyone is expected to take good care of the property whilst staying there. Should any failure occur with any equipment, or any breakages occur, accidents or any losses you should notify the management company as soon as possible, so that immediate action can be taken to try to rectify the problem/incident. None of the contents should be taken out of the property including towels. No furniture is to be moved around the house. All doors and windows should be locked and blinds closed when leaving the property unoccupied. We advise you to keep all windows and external doors closed whenever possible; not only will this help to keep bugs from the property, but it will also enable the air conditioning unit to function more efficiently. If you leave the doors and windows open whilst the air conditioning is on, or adjust the temperature below 72 degrees, the unit will freeze up and the costs of repair will be chargeable.
No pool controls are to be adjusted or tampered with. The community association requests that you do not make too much noise between the hours of 10.00pm and 7.00am, so that you are not infringing upon your neighbours. The owners or their agent retain the right to access the property at any reasonable time during your stay.
The owners or their agents accept no responsibility whatsoever for any personal injury, accidents, death, loss or damage to persons or personal belongings however caused. The use of the accommodation and its facilities is entirely at the user’s own risk.
Children must be supervised by responsible adults at all times when using/in the pool area. Diving is forbidden and for safety.
Please do not use glass or crockery around the pool. Plastic ones are provided for this purpose.
All doors should be locked and windows and blinds should be closed when leaving the home.
The owners or their agents cannot accept any liability for any events outside our control, including any Force Majeure.
We will accept no responsibility or liability for loss of personal items while staying in the property, or after departure.
We will accept no responsibility or liability for failure of equipment in the rental property. After notification of failure, the management company will rectify the problem in a reasonable and timely manner.
The owners or management company cannot accept any liability for any loss of rental time due to travel problems, flight delays or cancellations, industrial disputes or any events outside our control, including any form of Force Majeure. The owners and the management company cannot accept responsibility for the sudden failure of villa equipment but will take immediate reasonable action to rectify any such failure upon notification by the guests. If the pool heater cannot reach optimum temperature due to adverse cold weather conditions the management company cannot accept liability.
The property will be cleaned prior to your arrival, and after you have departed. Although the property will be cleaned after your departure it must still be left in an orderly state and all kitchen utensils should be washed. Should the property require extensive cleaning, then we reserve the right to withhold any monies from the security deposit.
We hope that you do not have any!….But in the unlikely event that you wish to register a complaint during your holiday, contact the property management company immediately so that remedial action may be taken. Unless there is a valid reason we will not be liable for any complaint that was not officially registered with the Management company during your stay.
Pool heating at $30.00 per day is an optional extra. It is however recommended between November and March. We are unable to guarantee a specific pool temperature as the prevailing weather conditions particularly in winter can have big impact on the effectiveness of the pool heater, but it is always our aim to heat the water to approximately 80 degrees which is the normal temperature used by Disney. The legal maximum temperature for a heated pool is 86 degrees my pool will not be heated above that. Please do not attempt to alter any of the pool controls as your security deposit may not be returned.
We make all reasonable efforts to maintain the property and its equipment in good working order. If necessary and wherever commercially possible, repairs are performed within 24 hours, but sometimes delays are inevitable and at times, beyond our control. No refunds are granted for malfunctioning mechanical or electrical equipment including, but not limited to: inoperable appliances, air-conditioning units.
No refunds will be given for adverse weather conditions, early departure, utility service interruption, or maintenance issues. Additionally, there are no refunds for faulty recording or playback equipment, TVs, audio, telecoms, cable reception, computer equipment or internet access.
The Guest agrees that the Owner can charge additional fees to cover, but not limited to:
• Broken keys or non-return of keys (includes key not being left in lockbox upon
• Carpets Stained during occupancy
• Loss or breakage of inventory items
• Damage to the property or its equipment
There may be circumstances beyond the control of the owners, where the property may be inhabitable due to sudden failure or major damage occurring. Under these circumstances the owners will try to find suitable alternative accommodation acceptable to yourselves or refund all payments received, but this will be the full extent of our liability to you.
For the safety and comfort of all our guests, smoking is not permitted within the property. Smokers may do so in the pool/patio area as long as they exercise caution and dispose of their butts sensibly.
Pets are not permitted in the property. Guests with pets are advised to place their pet at another facility. We the owner of the property cannot be held liable for any loss or injury to a pet while staying at the property, or for any action taken against the pet or pet owner by third parties. In the event that the guest brings a pet to the property, the company may elect to evict the guest from the property with loss of all rental money paid and/or levy a charge of at least $150 per bedroom to the guest, to pay for additional sanitation and cleaning on the departure of the guest and pet.
Our home is treated on a regular basis as part of pest and termite control, however, as Florida is a tropical state, the presence of insects is inevitable and is no reflection on the cleanliness of the villa and is no cause for complaint. To minimise their presence inside the villa please ensure all windows and doors are kept closed when not in use.
