Enjoy Brighton in this brand new stylish city centre 2-bed top floor flat in a period style building, overlooking the sea and i360 on one side and Western Road on the other.

The flat is as central as you can get in Brighton, an easy walk to all main attractions Brighton has to offer and just 3 minutes' walk to the sea front. Inside the flat it is bright, airy and brand new. You will also enjoy the large private terrace with a view to the sea and i360.

The space

The flat (Flat 3) is situated at a quiet residential square next to Churchill Square Shopping Centre, a 2-3 minutes' walk to the sea front. It features modern neutral decor and styling, high ceilings, a newly fitted integrated kitchen with all essential appliances, cooking tools and cutleries, new luxury bathroom suite, new oak flooring and carpets, LED downlights, and a large private roof terrace with a view of the sea and i360. With two well proportioned double bedrooms and one open kitchen/lounge equipped with a double sofa bed (1.2m wide x 1.8m long when extended as bed), the flat can host up to 6 people.

This space:
- Location - The flat is only one minute’s walk to Brighton’s main shopping centre Churchill Square Shopping Centre and offers easy access to Brighton's mainline station, main shopping districts, the laines, Brighton seafront with its variety of recreational pastimes, watersports, bars, restaurants, night clubs and seafront walks, all within short walking distance.

- Building – Be a part of Brighton’s history. The flat is newly converted from a former warehouse in a period style building originally built in 1903 to house a drapery store named Knight & Wakeford; around 1920 the business changed hands to Dawkins Ltd Drapers. Viewing from Western Road, the building’s façade still bears the original “KW” engraving, which sits right above one of the flat’s two bedrooms.

- Internal space - As a result of the new warehouse conversion, this flat has unusually high ceilings, making it very airy and bright. The flat comprises two well proportioned double bedrooms (both with an open wardrobe), a newly fitted integrated kitchen, dining area, comfortable lounge area with a sofa bed that can turn into a double bed, Smart/Freeview TV, new luxury bathroom suite, new hardwood flooring and carpets, LED downlights, modern neutral decor and styling throughout, and high speed Wifi. Last but not least, the flat comes with a large private roof terrace with a view to the sea and i360. A guest commented: “Thought would be pokey like many Brighton places but was pleasantly surprised. The pictures don’t really do it justice.”

The living room & 1 bedroom sit above the busy Western Road. I have recently installed a secondary glazing for the windows in these two rooms, this innovative solution from WindowSkins makes the flat very quiet despite its central location and more energy efficient. It is basically an extra window attached to the original window sill using magnetic strips. You can open this window by pulling its edges on the side or at the bottom. And you can use the venting arm to keep it ajar, should you wish to have some fresh air - see listing photos. Please open this window with care or ask me if in any doubt.

One bedroom has a softer mattress and the other one has a firmer mattress. One bedroom has a small double bed (120cm x 190cm), the other one has a standard double bed (135cm x 190cm). You can choose the one that suits you the best within your group.

The size of the sofa bed when extended as a bed is 120cm x 180cm, similar to a small double bed. For extra comfort please feel free to put a spare duvet on the bed, which can be found in the storage cupboard in the hallway.

Professional cleaned. Linens, towels, shampoo/handwash etc. will be provided.

Guest access
Guests will have access to the whole flat. If there are 2 guests, one of the two bedrooms might be locked to avoid unnecessary cleaning charge.

Other things to note
You can retrieve the house and flat keys (2 sets) from the key lock at the entrance of the apartment building of 23 Clarence Square (there are two key locks there, please use the bottom one). On the date of your arrival and prior to your arrival you will be sent the code of the key lock. If you arrive earlier than the normal checkin time of 3pm and would like to drop off your bags first, I shall try my best to accommodate it.

The flat sits on the 2nd floor. If you have any questions please let me know via Airbnb's messaging function or telephone/email.

Please be careful when stepping in and out of the bathtub as the floor might get slippery.

Note that I cannot offer guest parking permit, but there is a large car park only 1 minute's walk from the flat (behind Churcill Square Shopping Centre) which costs £25 for 24 hours.

Safety deposit is for security only, it will be refunded after checkout provided there's no damage to the property.

You are literally in the heart of Brighton. Churchill Square Shopping Centre and Western Road are right around the corner, the beach and the Brighton Centre are 2-3 minutes' walk away. It is also just a short walking distance to Brighton Pier, Brighton mainline train station, the Lanes, British Airways i360, Royal Pavilion, Sea Life Brighton, cafes, pubs, night clubs, shops, restaurants, museums, galleries and theatres and much more.

Coming out of the apartment building in front of you is the lovely small Clarence Square gardens. Turning left, you will arrive at Churchill Square Shopping Centre in 1 minute; turning right, you will step onto Brighton’s commercial hub Western Road momentarily. Why not enjoy a pint at the local pub Pull & Pump next door; and if you look carefully you will find the discreet entrance to Brighton Little Theatre next to the pub.

There are a lot of restaurants, bars, shops and cafes near the house, making it a very convenient place to stay in Brighton. Cafe Nero, Costa Coffee, Starbucks, Primark, McDonald's, Argos, Sainsburys, Marks & Spencer, Poundland, Churchill Square Shopping Centre, Robert Dyras and numerous restaurants and bars are all within 3 minutes' walk.
