This exceptional 6-bedroom Umbrian farmhouse is a haven for lovers of peace and unspoiled natural beauty and the perfect location for family holidays, Yoga retreats, other retreats, painting courses, walking/cycling holidays.

The 400sqm house has a magical hill-top setting, with unparalleled views over pristine Umbrian countryside. It is 25 minutes by car from Città di Castello, an authentic Umbrian walled town that is ideally located for exploring central Italy’s historic and cultural sites.

The space
This spacious house - restored with great love and flair as a family home - is on two floors, plus an attic bedroom. In the centre is a large, wooden-floored room that is perfect for Yoga practice or other group activities.

The charming restoration of the house - once a watch-tower with a history dating back several hundred years - retained as many of its quirky features as possible. So expect not just original terracotta floors and wooden beams, but wonky walls, oak ceilings, idiosyncratic doorways and a bedroom featuring wooden cow stalls.

On the ground floor, the large and lovely kitchen with its central oak table and copper worktops leads into the dining room and out onto the wisteria-covered terrace. In the other direction is the 50-square-metre Yoga space. The room comfortably takes 15 Yoga mats (see photos) and can take a couple more if the large bench is removed or mats are placed more closely. We provide sixteen mats and 20 blocks. On this floor, there are also three twin bedrooms and two bathrooms.

Upstairs is the main living room, open to the rafters and with a huge fireplace. There are two double bedrooms (one also with a Chinese opium bed that can be used as an additional single bed) with ensuite bathrooms. A wrought-iron staircase leads up to the low-rise attic bedroom, with three single beds.

The house is surrounded by a 2.5-acre fenced terraced garden and, beyond that, protected oak forests that extend down the long green valley. There are three terraces and many other shady or sunny spots to relax and enjoy the silence, the breath-taking views and, at night, the extraordinary canopy of stars (no light pollution here). The stone gazebo is a popular spot for gathering to enjoy home-made pizzas or barbeques.

Other things to note
The house is available to rent from mid-May till the end of September each year. It is not available at other times of year.

Here are full details of bedrooms and bathrooms:
Bedroom 1 - is on the first floor. It has a double bed and an attached private bathroom with bath and above-bath shower. There is a curtained doorway between the bedroom and bathroom.
Bedroom 2 - is on the first floor. It has a double bed plus a Chinese 'opium' bed with a comfortable mattress that can be used as an additional full-sized bed. It has an attached private bathroom with a bath (no shower). The room is open-plan, with a chest-height wall between the bedroom and bathroom.
Bedroom 3 - is in the attic. It has three single beds (actually one is somewhere between a single and a double, so 2 children could share it). It is under the eves, so the ceiling is quite low towards the edges of the room. The nearest independent bathroom is on the ground floor.
Bedroom 4 - is on the ground floor. It has two single beds and its own bathroom, with a very large sunken bath (too big really for regular use) and an overhead shower.
Bedroom 5 - is on the ground floor. It has two single beds and an attached bathroom with a shower. This bathroom is also accessed from the other side and is used as the general downstairs bathroom.
Bedroom 6 - is on the ground floor, just off the dining room. It has two single beds. The nearest bathroom is the one attached to bedroom 5.

Heating:
We only rent our house out during the warmer months, so, in the majority of cases, the last thing you will be wanting is heating! So we do not include the cost of any heating in our rental prices. In case of unseasonably cold weather at the beginning and end of the rental season, you are welcome to use wood from our wood store to light any of the wood-burning stoves, with no extra charge. If you wish to turn the radiators on, this can be arranged, but we'll read the gas meter at the beginning and end of your stay and will charge you according to units used by making a deduction from your security deposit (so we will submit a claim for this to AirBnb after your departure).

The house is 19km from the town of Città di Castello, at an elevation of 700m in the foothills of the Apennine mountains that form the spine of Italy.

With hardly another house in sight, the location is heaven for those who crave secluded beauty and love being out in the wilds; it is not suited to those who are uncomfortable in such places.

The surrounding forest is full of truffles, porcini mushrooms and a fabulous assortment of wildlife, including wild boar, deer and porcupines. Its European-level Natura 2000 reserve status reflects its rich diversity.

The unspoiled, undulating hills make the house a perfect base for walking and cycling holidays. There are a variety of on-road and off-road routes and trails. We'd be happy to provide you with some ideas and resources, as well as advice on where to rent bikes in Città di Castello.

The nearest small town, Pietralunga, is 15 minutes drive away. The old hillside village is utterly charming, but best avert your eyes from the unsympathetic modern sprawl around it. It is a good place to pop for a pizza or if you forget the milk!

In the other direction is Città di Castello. This relaxed small Italian town is refreshingly off the main tourist trail, but still has plenty to explore, as well as boasting fabulous countryside all around it. Città di Castello is a town with a strong sense of culture, with its refined architecture, its fine municipal art gallery and its beautiful, active 17th-century theatre. There is a steady stream of cultural events throughout the year, such as the Festival delle Nazioni. And the town is also a good base for the internationally acclaimed Umbria Jazz Festival in Perugia every July. Again, do take a look at our Guidebook for tips.

We live in the UK, but Lia, our wonderful Italian friend and house manager, will meet you at the start of your stay to welcome you, give you the keys and show you around. Then the entire house and garden are yours to enjoy!

If you are looking for a venue for your Yoga retreat - or for some other retreat, seminar or group activity - do get in touch. The house sleeps a maximum of 14 (including using the opium bed), but 12 if the two double beds are used as single beds.

We are in touch with local caterers, who can offer you delicious Italian food and meet a variety of reasonable dietary needs (eg vegetarian, vegan, gluten-free). They are happy (depending on availability) to come to the house to cook you a special meal or a pizza/BBQ party, or to provide catering for your whole stay. Please ask me for their contact details.
