Come experience the best of modern indoor and outdoor coastal living in our beautifully-appointed ocean view accommodation, just 4 houses from the great recreational beach at 40th Street. Customized furnishings, tilework, and gorgeous views from so many vantage points, make this destination a special standout. The private front patio entry door leads to an immediate choice to ascend the grand staircase to the second level's main living areas, or to remain on the ground level. Here's what you'll find:

EXTRA SLEEPING ARRANGEMENTS:
- To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided.
- Twin rollaway beds can be rented in lieu of mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.

LINENS:
- All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.

PARKING:
Two tandem parking spaces in garage - accessed from the rear alley; walkthrough door into home

LAUNDRY:
Full free facilities located in garage. Guests must provide their own supplies

ALSO:
Large families can add the rear upstairs 2 bedroom/1 bath unit, when available, to accommodate vacations on the entire property. See separate listing or contact our office for more details.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds, and much more! Contact us for more information.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.
