The space
2023 renovation 2nd floor and living room with new paved drive and 2nd floor skyway entrance. Charming Cottage with 2 BR plus 1 BR/office that can sleep up to 6*, but only upon request. 2-4 adults or a family of 3-6 is best.
-Large living area with fireplace, seperate dining room with Central Heat/AC throughout.
-2nd floor with lakeside Balcony and Bathroom. Every room has seperate balcony access.
-Outdoor shower open April through September.
-High Speed Internet, ChromeCast in each room, Stereo sound system with indoor and outdoor speakers controlled via SONOS wifi or Bluetooth connection directly to system.
-Washer/Dryer, Dishwasher, boat dock and plenty of locker storage.
-Only steps from front door to lake!
-The house comes with 2 Kayaks, 2 row boats, 2 paddle boards and other lake amenities including fishing poles, life jackets, floats, games, grills and accessories, etc.
Everything for family fun, kids lifejackets, toys, sand lakeside area, electric trolling motor for use by guests, floating devices
Guest access
Lake Waccabuc for fishing, swimming, ice skating, cross country skiing, boating, 2 Kayaks, 2 Paddle Boards, 2 Aluminum Row boats (3 person and 6 person), hiking at nearby Mountain Lakes State Park, Outdoor fire pit, indoor fireplace, 2 charcoal grills, 4 TV's, Wifi, smart TV, Chromecast, outdoor shower, washer and dryer and dishwasher, microwave, etc. There is more, I just can't think of it all! Everything is for use, but please respect the lake community.
Boating w motors is allowed from 9am-4pm.
Swimming is supposed to end at 9pm
ALL LAKE WACCABUC ASSOCIATION AND THREE LAKES COUNCIL RULES MUST BE ADHERED TO.
Town Ordinances:
Motors on Lake Waccabuc are limited to 25 hp.
No motor boat can be operated before 8:30 a.m. or 1⁄2 hour past sunset.
NY State law mandates operating motor boats at 5 mph or less within 100 feet of shore.
For safety and courtesy:
Watersports activity should be kept at the west end of the lake (past the island). Distance swimmers should wear a buoy.
PFDs/Life jackets are required for children under 12 – it’s the law.
Yield the right-of-way to a boat under sail, paddle, or oars. No wake zone out to 100 feet from shore. The three coves are no wake zones, for the most part. Please avoid the channel between the island and the point. Castle Rock and the island are private property.
When two boats approach each other head-on, keep to the right.
Motorboats
Brianna's Law
If you were born on or after May 1, 1996, you will need a boating safety certificate.
Under a new law known as Brianna's Law, all motorboat operators born on or after Jan. 1, 1993, will need a boating safety certificate beginning in 2020.
Those born on or after Jan. 1, 1988, will need a boating safety certificate beginning in 2022.
Those born on or after Jan. 1, 1983, will need a boating safety certificate beginning in 2023.
Those born on or after Jan. 1, 1978, will need a boating safety certificate beginning in 2024.
All motorboat operators regardless of age will need a boating safety certificate beginning in 2025.
Other things to note
Great for small families, work weeks away, weekend getaways with family and friends. Everyone, really is welcome, however I do not allow cats and certain dogs due to allergy. There is an additional deposit depending on the size and if the dog is hypo allergenic. Please see the house manual for all pet related inquires.
Guests staying with babies, there is a plastic baby bath, but no bathtub, only a standing shower. We have many baby related items like spoons and forks and bowls/cups. Please ask in advance.
This is a vacation home and it's super relaxing for those that want to get away from it all. We are not hosting parties such as preperation for weddings and other events. Not a holdover house. There is only one bathroom and the septic is small.
Perfect for a couple/couples, small family of 3-6 or 2-4 roommates for long term living. It’s tight with anything more than 4 adults, which would require additional fee of $300/extra person during each week of reservation, no discount. This is due to the size of the septic.
GUESTS STAYING LONGER THAN 28 DAYS WILL BE REQUIRED TO HAVE CLEANING SERVICES DURING YOUR STAY.
We provide a lot of stuff for our guests including dish soap, detergent, toilet paper, paper towels, coffee, filters, condiments and cooking supplies. We are not like most airbnb's and don't have an extensive checkout requirement - please communicate when you intend to check out and let us know when you do,
Please make sure things are where you found them, lock up and turn off the lights. No cleaning required, just return everything to where it was. 🙏🏼
