Lawhill Cottage is one of the oldest residential properties in Troon. Originally built in 1790 as three tied cottages for staff from the Fullerton Estate. In early 20th century, it was rebuilt into the single residence it is today. Lawhill Cottage is situated in a private courtyard over looking fields with views of the Ayrshire Hills. The cottage comprises of three bedrooms on two floors. The garden area is multi-tiered with large patio area and mature garden complete with Hot tub

The space
Entry into a large open plan lounge area including Leather suites and chairs. A large screen TV with full package Sky Q TV also a fireplace complete with Log burner. To the left is a feature wooden staircase leading to a double bedroom separate shower room and wc

Beneath the staircase is entrance to two downstairs bedrooms one a double the other a twin. Serving these is a bathroom shower and wc. All rooms have TV and Sky Q fitted.

Two doorways off the lounge lead to a new kitchen diner area. Electric cooker oven/grill, washing machine, dishwasher and large American style fridge freezer. The second doorway from lounge is tiny, duck or grouse means what it says!!!!!!
An oil fired boiler system and tumble dryer can be found in the storage area opposite the kitchen garden door. The dining area has patio door access to garden.

Three tiers to the garden including a patio area with BBQ and seating for 8, this includes patio heater.

To the right of the top tier is a 6 person hot tub.

Gate access to private road

Views from front are amazing, if you like wildlife you will see deer in the fields and rabbits in the hedgerows.

We feed wild birds from feeders in the garden, you are welcome to refill from bags found in the boiler room.

Buzzards, barn owls, swallows, swifts and martins are all regular visitors

Where you’ll be

South Ayrshire, Scotland, United Kingdom

We are overlooking fields very little noise pollution from roads or air. You will see Deer Roaming the Fields and paths, rabbits on our lawn. In a country side location, naturally we do get mice. There are hidden poisons placed as not to intrude on guests stay, as dog owners we are aware of the dangers and can ensure that we have them placed away from access to domestic pets

The Rugby club also causes no noise issues and Lawhill has its own off street parking.

Troon is about 2-3 miles away with a Morrison’s supermarket, various pubs and restaurants,
Ayr and Irvine are similar distances in each direction. Both offer out of town shopping areas, Asda, Sainsbury and Tesco.

Nearest fuel is at Morrison’s in Troon by the Harbour.

If golf is your game the Ayrshire is the place to be.
Royal Troon with its two courses is about 1/2 mile away.
Troon Links are 3 public courses , Lochgreen, Darley and Fullerton all reasonably priced with the two former being most challenging. Well worth the green fees.
Prestwick, Barassie, Irvine and Dundonald links are all within 10 minutes drive. And Turnbury is 13 miles south.

Dog walking. We have four mad spaniels who love the south beach at Troon. From Lawhill drive around the Rugby Club into Isle of Pin Road and head towards Troon. Turn right onto the B749 and you will pass the golf courses either side. Royal Troon and The Marine Hotel stand on your left. As the road bends right there is a car park straight on. Thus leads onto the South Beach. It is about a mile from Troon and less used hence great for dogs. Beware of kite surfers.
There is parkland to the right of Marr Rugby club with parking ideal for dogs. This is 5 minute walk from Lawhill
