We host a private self contained annex within private extensive gardens and woodland area with magnificent unspoilt views and direct access to the river.( Max 5 adults)

The space
As you can see from our 5 star reviews everyone loves their stay at Billholm, we are home from home with a luxury feel and spotless cleaning standards every time.

The local area is superb for fishing on the River Esk which is one of the largest salmon/trout rivers in Scotland. Details can be provided upon request.

The cottage has been fully redecorated and the outdoor space is an attraction to everyone whatever the weather. Peace and tranquillity awaits you or let the children play in the private garden area… pop on the music and relax by the river.

It’s not just a place to stay, come and make experiences and memories., perfect for Easter Egg Hunts and Halloween setting… birthday celebrations… movie nights .. rounders or croquet on the lawn.

The newly decorated kitchen has a range cooker, dishwasher, fridge, freezer, washer and dining table and chairs sitting 5/6

Upstairs there is a cosy living room with wonderful hillside views with plenty of space to relax in front of the log burner with free wood provided.

A large bathroom with waterfall shower and slipper bath with a touch of extra luxury and Molton Brown products. Upstairs there is an additional and separate WC and basin.

There are 2 large bedrooms with room to relax and unwind. One bedroom has a king size bed and the family room has a king size bed and a day bed to either use to relax or for an extra guest. (Upon request we can accommodate an extra child as the day bed will extend to a double) Please note max. 5 Adults only.

We can accommodate wedding parties, hire the grounds, tipi tents are a definite showcase or a mini festival wedding and we can supply details of local wedding providers. Enquire directly for costs.

Silver Cross cot provided upon request and bedding too if required.

Children love the outdoor lawn space and riverside location, the adults too ..

We welcome well behaved dogs. There is an additional fee of £30 for a max of 2 dogs for the duration of your stay, along with a couple of extra courtesy rules.

Outside there is a private walled garden with covered wooden gazebo patio, furniture and coal bbq. The views are quite spectacular and the sound of the river and birds is quite idyllic

We have lots of parking spaces and we have security cameras overlooking the parking area.

Other things to note
Our Place is perfect for walking, cycling, running, exploring, scenic drives, eating or just kicking back and relaxing. Private fishing rights with a small nominal fee if you wish to fish on the estate grounds.

For cyclists and motor bikes we also have a place to store your bikes.

Dog Rules . By booking you confirm acceptance of the rules below

£30 per stay paid upon arrival or at point of booking or through Airbnb payment. (Extra charges apply for more than 2 dogs and host to be contacted prior to booking for approval)

* Please hoover all areas prior to departure.
* Strictly no dogs allowed on the beds or on furniture.
* Please do not leave dogs unattended in the house.
* We have an enclosed field minutes walk from the property where dogs can enjoy a run around off or dog gun training can be carried out in the field, or a dip in the river.

Hi we moved to the countryside 2 years ago for a new adventure, and we are loving the countryside living, it’s peaceful and tranquil. Sitting by the private river, listening and watching the wildlife is one of my favourite things i love to do when relaxing.
