The house backs up to the National Forest, so amazing hiking trails are just a few hundred feet away. You can even explore real old gold mines on your hike.
The home is very close to everything that Big Bear has to offer!
Enjoy the wildlife, especially the chipmunks, rabbits, and beautiful birds on the front yard hill while sitting in the kitchen or dining area. The bright blue birds called Stellar Jays are our personal favorite! BBQ on the front patio and enjoy the soft sounds of our peaceful and quiet neighborhood. On colder nights, be sure to light a warm fire in the pellet stove in the living room, while snuggling up on the couch to watch a movie on the flat screen HD TV with cable. (Pellets are provided for your convenience.) Wake up in the master bedroom to gorgeous mornings with the mountain and pine tree views from the King bed. Step outside and relax on the large deck and enjoy the fresh mountain air and views during the day, and bright starry skies at night.
The down-slope back yard is lots of fun! You'll likely see the quarter-pipe type of small hill that has been dug out at the bottom of the down slope back yard for sledding and snowboarding fun. Enjoy!
Guests will have access to the entire home, yard, and parking pad.

Parking for 2 cars.
- Very Quiet Neighborhood, please respect our neighbors. There is no tolerance for loud parties as this is a residential community.
- Big Bear does not allow trash pick up for vacation renters. You will need to take your bags of trash with you and bring to the local Clean Bear Trash Sites. They are just down the road, and locations are listed for you in the house. Per our vacation rental permits with the county, if you are to leave any trash behind, you will be charged a minimum $25 per bag fee.
- We have a strict NO pets policy.
- We have a strict NO smoking policy.
- While the home and area is very suitable for families, please note there are no gates on the stairs inside of the home, and the home is not "baby/child proof".
- Must Climb Stairs: Please note the stairs from the parking pad to the home's front entrance. The master bedroom and main bathroom are on the home's main level. The 2nd bedroom and 2nd bathroom are downstairs on the lower level, and the loft bedroom is upstairs on the upper level.

Welcome to Big Bear California! We are glad you are here to enjoy the peace, tranquility and beauty of Big Bear.
Required to check-in to pick-up keys/lock box code and sign guest paperwork.
Must show a valid government issued Photo-ID or passport at the time of check-in.
Unless prior arrangements are made, the person making the reservation must be the person who checks-in.
Unless otherwise specified, check-in time is 3pm and check-out time 11am. Note that between December 15 and January 5th, 4th of July, and Thanksgiving holiday season the check-in time is 4pm and check-out time is 10am. Actual dates may vary based on the dates of holidays.
We will do our best to accommodate your requests. No early check ins/check outs are available during the winter peak season or holidays.
If you are arriving very late at night it can directly affect the quality of your stay in regards to snow removal, finding the property and access to the property. No credits will be given to parties that arrive late and experience difficulties. Maintenance vendors are NOT available after 6:00pm for any issues.
Leave all used beds unmade.
On day of departure, wash all dirty dishes and dry, or please make sure you at least start the dish washing cycle. Dirty dishes left behind will result in a $50 charge.
Gather used towels together.
Upon final home departure, all windows and doors must be closed and locked.
Turn thermostat down to 55 F degrees and set to auto.
Check the home for forgotten personal items.
Turn off all lights.
Return keys to lock box if provided.
Please depart the property no later than the check-out time. This is so that the housekeepers can get the home ready for the next guest which may be just a few hours after you depart.
Please understand that you are a guest of Big Bear and staying in a very quiet and residential area. You agree to respect the neighborhood and those around you. You agree to respect the neighborhood tranquility. Disturbing the peace is a City Ordinance Violation. Please keep noises to a minimum especially between the hours of 9pm and 9am.
Vacation Rental Properties endure heavier traffic and more abuse than an average home. While we do everything in our power to provide a clean and comfortable space for your vacation, we are also limited in some ways, and cannot promise absolute perfection. This home is privately owned, and we try to approve or complete necessary repairs as soon as possible. However, things like; carpet cleaning, yard work and cosmetic repairs are commonly scheduled during the off season, allowing more time to complete the work before the next guest checks in. If there is anything we should be aware of, or if you have a concern for safety please contact us immediately. We welcome and appreciate any feedback provided and will always make an attempt to make it right however possible, within reason. All properties are cleaned and inspected before arrival. If any damages are found at the home upon your arrival they must be reported to us. If you fail to do so you will be responsible for the cost of the damage.
We reserve the right to cancel for any reason.
City Occupancy Limitations (Adults and Children Over 5 Years Old)
Each property is licensed to accommodate a maximum number of adults, for any given time during your stay. Overcrowding is dangerous, disrespectful and illegal. Please do not exceed the designated amount of people. Max occupancy on this home is 8.
The Big Bear City ordinance limits the number of cars that can park at each property. These are set by the city or county and are non-negotiable. Guests found to be in violation will be subject to immediate eviction and forfeit of all rental fees, charges and deposits. The maximum car parking is based on ideal weather conditions. Large vehicles take up more space than standard cars. Winter snow will likely reduce parking by one (1) or more spaces depending on your location. Plan appropriately. In some situations, larger vehicles or extra cars may have to park in a city parking lot which are based on availability. Please use common sense when parking- Do not block streets or corners and keep all cars parked in the driveway. During snow conditions, do not block snowplows or park anywhere on the street. City fines for blocking street during snow conditions is a minimum of $150, possibility of being towed and/or immediate eviction. Max car parking for this home is 2.
City Code Trash/Ash Disposal
All guests of ALL rental homes in Big Bear are required to bring their trash to one of the two main trash disposal locations. These two trash sites are funded by Big Bear homeowners. They are:

Failure to dispose of trash properly will result in a minimum $25 PER BAG disposal fee. Under no circumstances may garbage be placed outside or in others garbage cans throughout the neighborhood.
Do not dispose of ashes from the pellet stove/fireplace. It is against the policy of Big Bear to allow disposal of fireplace ashes. If ashes are cold, you may place them in the small metal container provided. Any improper disposal of ashes will result in forfeiture of security deposit.
Propane grill should only be used outdoors, and away from the home, trees, or brush. The propane grill has been set on the front patio. Please pull away from any structure prior to use.
The grill should be placed well away from the home, deck railings and out from under eaves and overhanging branches. Keep children at least three feet away from the grill area. Never leave your grill unattended. Always make sure your gas grill lid is open before lighting it. If you smell gas while cooking, immediately get away from the grill and call the fire department. Do not move the grill. If the flame goes out on a gas grill, turn the grill and gas off and wait at least 15 minutes before re-lighting it. Never place hot ashes on the ground, in the snow, or anywhere besides the metal ash can provided at your cabin.
Propane tanks are filled as needed or when reported empty by guests. If you find the propane tank runs out during your stay, please contact us and we will dispatch a person with a replacement. In case of delays, tenants are welcome to exchange the propane tanks out themselves if they wish. Walgreens, K-Mart and others provide an exchange program. We will offer a credit on your account if you do an exchange and provide us a receipt, saving a lot of possible time.
Smoking is not allowed in any part of our home. There is no smoking inside or outside of our home. Failure to comply will result in forfeiture of security deposit.
No Pet Policy
Aboslutely no pets are allowed in our home. Failure to comply will result in forfeiture of security deposit.
Amenities/What We Provide
Plan to bring everything you may need outside of furnishings, dishes, utensils, bath towels, linens, blankets, pillows, etc. We also provide limited amounts of cleaning supplies, toilet paper, a roll of paper towels, a few trash bags, etc.... We do not supply showers soaps, shampoo, laundry detergent, etc. We also do not supply irons, hair blowers or curling irons.
This property is individually owned. Amenities are listed to the best of our current actual knowledge, without duty of inquiry or investigation, but not guaranteed. Photos were taken in November 2017. There is no guarantee the property will look exactly the same as the photos. Changes are possible without notice and will not qualify for compensation.
Amenities are not guaranteed at the time of arrival. Game tables break, and things stop working. It is a mountain community and the environment is very hard on homes. Items may stop working and internet and cable do go down especially after storms. Barbecue grills may not be cleaned between tenants. Refrigerators will take some time to get your items cold. This is because there are no items in the fridge when you arrive and the air is just cold. While you open the fridge to load your groceries the cold air escapes. It can take hours for the items to get cold, make sure to leave the door closed as much as possible.
Each home is equipped with basic kitchen utensils and appliances. Basic pots, pans, dishes, and silverware are provided. If you plan on making a special dish, plan on bring your own equipment. (Example: Birthday cake pan or slow cooker.)
You agree that you will not:
give out wireless internet password outside of your rental party;
reset, erase or modify the router password;
transmit any material that is unlawful;
transmit any material that infringes copyright or other proprietary rights of any party;
use the internet for excessively high volume data transfers.
Internet use will terminate immediately if you fail to comply with any of its terms or conditions.
Pay-per-view may be available in the home. If a viewing of a pay-per-view show is listed during your stay, you will be responsible for all charges.
There is one corded landline phone within the home. You may use the phone for local calls. Any long distance or paid calls during your stay will be charged to you.
No Warranty is provided for Internet use. Internet use and related equipment are provided “as is” without warranty or guarantee of any kind. In no event shall Owner be liable for its use. By electing to use WiFi, you assume all risk and hold us harmless in the event of any damage you may suffer due to security breaches.
Winter Weather in the Mountains
You are required to carry tire chains in your vehicle when traveling in mountain communities in the state of California from November through April. We are not able to help if your car becomes stuck for liability reasons.
Snow Removal is the guest's’ responsibility. Winter snow will likely reduce parking by one (1) or more spaces depending on your location. Plan appropriately. Decks, porches, BBQ's and/or yards may be snowed in depending on how much snow any given storm produces. Shoveling may be required to gain access to the cabin. A snow shovel has been provided at the home.
Tenants understand that the homeowners are NOT responsible for any injury caused by slipping on snow or ice and that the tenants are responsible for the removal of snow and ice around the doorways and paths to house and car; that the homeowners are not responsible for any personal injury or loss or damage to the tenants’ persons or property or to their guests and that the tenants assume the risk to their persons and property caused directly or indirectly from foul, inclement weather conditions, acts of nature, failure of heat, accidents related to fire, heaters, stoves, or tenants’ failure to remove snow and ice around access areas; for any unforeseeable circumstances. Under no circumstances will the tenants or their guests hold the homeowners responsible for any damages or claims of any kind resulting from their stay. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
No refunds will be made for circumstances beyond our control, acts of nature, or weather related problems.
Fire Restrictions in the Big Bear Valley
Big Bear and Big Bear Lake visitors are reminded to exercise caution when visiting the National Forest and maintain a higher level of awareness with the increased fire risk. Travelers through the Forest should remain on designated roads and never park on dry brush or grass. Outdoor wood, charcoal, or campfires of any kind are not permitted.
Fireworks are always prohibited on the San Bernardino National Forest. The US Forest Service will be aggressively citing those who do not comply with the posted restrictions. Violation of these prohibitions is subject to punishment by a fine of not more than $10,000 or imprisonment for not more than six months or both, as Class B misdemeanors under federal law. Persons may also be responsible for resource damage, suppression costs and any injuries that occur if they are found liable for causing a wildfire.
Any filming and/or photography to be used for commercial use is prohibited unless all the proper authorizations and permits are obtained. The homeowner must be notified of intent and copies of signed permits must be provided prior to check in. Additional security deposit may be required.
If your cancellation request is seven (7) days or less than check-in date, there is no refund. Cancellations made outside of seven (7) days will only receive a 50% refund.
Any violation of the Guest House Rules/Code of Conduct by anyone in your party will result in the immediate ejection of everyone, without refund of rents, security deposit and the addition of possible city imposed fines.
