NOTE *MIXED USE BUILDING* Victorian corner store up+down double from 1893. We live upstairs with our child and 3 dogs. My wife operates a Fitness Studio downstairs, 2 classes per day, 1 hour each. Both spaces are downstairs. Music is involved there just as footsteps are upstairs and soundproofing is a challenge in these old wooden structures. Guests will know when certain classes are happening, just as those staying in half of a shotgun double will know when their neighbors are talking.

The space
Situated within our circa 1893 corner store property this private apartment has its own entrance and 98% exclusive use of a large, fenced in deck (Occasionally something requires our attention down there). Walk to area attractions such as The get Down, Saturn Bar, Galaxie Tacos, Elizabeth's, Bywater Bakery, Pizza Delicious, St. Roch Market, The Joint, Frady's, Euclid Records, Crescent park, Faubourg Wines, Bacchanal, etc... A little further to Frenchmen Street and the Quarter, but only 1.5 Miles to Jackson Square.

PLEASE NOTE; This is the mother-in-law suite in our house. We live upstairs. Katie operates her fitness business out of the corner store (inquire about classes if thats your thing)It’s a house, built in 1893. If we are home you will hear our child or our dogs or us. It gets hot here so we have AC for that. The exterior units are at the back of the house next to the double paned glass doors you will use to get in and out. These are in good repair, but they create sound. Quiet neighborhood, but people live around here and work, etc... Not a hotel, not a corporate unit, we have a toaster oven, coffee maker, tea kettle and a hot plate. We are just off the constantly evolving "St Claude Corridor" with wine shops, botanical and candle shops (yes, Voodoo is a real thing) pet stores and Workshop Movement (which is in the same building).

Other things to note
The street number is not visible on your recommended approach. Ours is the Black house on the corner with a wood fence visible. Folks seem to find it pretty easily, but you are really entering the back of a building that faces the next cross street.

Bywater is one of New Orleans most unique areas. "A work in progress since 1807" as the old bumper sticker says. Home to bikers, bakers and babies. Musicians, magicians and mathematicians. Churches, bars and grocery stores. Its not unusual to hear ship horns in the nearby canal, train horns from the tracks and church bells within the same hour, even though we feel like its a quiet place overall. It's pretty normal to see ships moving up and down the river when coming and going and most everyone speaks on the street. Bywater is convenient to everything, but far enough away from the Quarter to be peaceful. We could live almost anywhere and carefully chose this very neighborhood.

We are always available by phone if we don't happen to be home. If we are home we are upstairs. This is an old house and there are wood floors. The bathrooms are basically on top of each other, so the sound of water draining is a necessity of indoor plumbing.
